Update on the current acreage real estate update for the Salem and Keizer Oregon market.   More country homes sold in Salem and Keizer for the month of April over March, but it took longer to make it happen.  The median days on market for the 10 homes that sold in April was 161 days, up from just 101 in March.  The median sales price was also down, to just $310,000, but that merely represents the homes sold in that month, values are still holding. We don't get snow very often here in and around Salem, Oregon.  But, when we do, extra care is required for our 4 legged critters.   For starters, horses need shelter, a place to get out of the wind, rain or snow.  A lean to or thick grove of trees will work if a stall is not available. If they do not have a thick, wintery coat, then a water proof turnout blanket is ideal. Extra hay will keep their body temperatures up. Access to fresh water, not ice to keep them hydrated.  It is natural for them not to drink as much water in these cold temps.  This can lead to dehydration, compaction and colic.  Check the water buckets or troughs several times a day to break ice if needed. Did your house value go up in 2013?  If you have acreage, it likely did not go up in value, but your chances of getting sold went up greatly.  Homes on acreage in the Salem and Keizer Oregon area median sales prices were slightly lower in 2013 over 2012, month for month. I received an interesting call this afternoon.  It was from an acquaintance, we have mutual friends.  Her initial message went something like this: "Hi Catherine, I know you sell horse properties, but I was calling to see if you could help my cousin buy a residential house." When I called her back, she filled me on the details.
