Recently the Statesman Journal and Salem-News.com spread the word that foreclosures in Salem Oregon had increased. They used CoreLogic as their source of data and they are reporting an increase for Salem. I disagree with their presentation of the data and here is why...   Interpreting the foreclosure data First of all CoreLogic and I look at different things. First, they have their foreclosure rate calculation. This is a calculation based on the number of mortgages involved in the foreclosure process at any given point in time. Think about their data this way. In January, 10 loans get served with a notice of default. 5 works things out with the bank, 5 don't. Those 5 homes are slated for auction in April. Summer Time Treats in Salem Oregon   I was out with a buyer last weekend and she told me about a great treasure we have right here in the rural area of Salem Oregon, Willamette Valley Fruit Co!  The store is located in the Howell Prairie area and surrounded by various crop fields. In addition to espresso, you can grab muffins or even a sausage dog and enjoy your lunch on the picnic tables outside.  There is playground equipment for the kids to burn off a little summer time energy too. It's time to get seriously boring on you all and talk real estate market stats for Salem Oregon. The second quarter has ended so we have more data to work with to get a better feel for how things are trending. So how are things trending? Salem Oregon Home Sales: Trending Up Last year has consistently been the worst year for homes sold in Salem Oregon. Home sales have gone up since last year and I do expect in terms of homes sold that2009 will be the worst year for sales volume. The large peaks are due to the tax credits, but even without those, I still expect more homes to be sold this year over last year. How about homes listed vs. sold? July 4th Celebrations in Salem, Oregon   Like most American towns this weekend, there is a variety of activities to choose from in Salem Oregon.  And you can even enjoy them since it stopped raining a couple of days ago! Of course there is the "staple" fireworks stand found in just about every parking lot, like this one on South Commercial in Salem.  I have to admit that since we live in the country, I do not buy fireworks.  There is way too much vegetation to catch on fire, including the horse pastures.  And speaking of the horses, I really don't think they enjoy fireworks. The Riverfront Park in downtown Salem is occupied by carnival rides, fair food booths, live music and a car show for the 4th of July celebration weekend.  Sunday their will be a fireworks show as well, I am sure it ...

Affordability is a relative concept.  South Salem Oregon is not known for being the most affordable part of Salem.  Good, solid schools are the attraction to living down south, and hence...the demand for real estate there.  An inexpensive home and south Salem Oregon is often considered an oxymoron, but there are a few pockets down south where home buyers can find more affordable living. Skyline Village is a huge favorite for more affordable living.  Part of this neighborhood sits in Schirle school district and it is an easy walk to the grocery store, or grab a lunch at Amadeus Cafe.  Homes in this neighborhood tend to sell fairly well, unless a seller gets a huge ego and grossly overprices their home.  Those don't sell anywhere well. Horse Owners love trail riding in Oregon As a multiple horse owner living in Salem, Oregon, I love to explore new trails.  While I haven't been to all of them, I have visited most around the valley and the West edge of the Cascade mountains.  I often meet horse owners who would like to get out and trail ride, but don't know where to go.  I have created a map of horse camps and trail heads around the Willamette Valley of Oregon. Tax day has come and gone, and with it...real estate season in Salem Oregon has begun. Now, that is the normal real estate season, which will be funky this year due to the tax credit. We should have two more months of really good sales numbers and then we should see a bit of a drop. Even if we drop, I still think it will be an improvement over last year's sales numbers...which were beyond dismal. So my prediction will be sales will be up and prices will be down for the next few months.   May was up 24%, which is not a big surprise as buyers that were eligible for the tax credit were out trying to take advantage of that and last year was such a dismal year in real estate here in Salem Oregon, that I can't imagine the numbers being too much worse...from a sales volume perspective.   Okay, so this may or may not bother you but, it really gets to me…. I see it and experience it daily at the freeway entrance. I live here in Oregon and many drivers treat the yield sign as a merge. What exactly does this mean, you may ask? The most important part of a good home inspection is the education about the home.  Above and beyond the defects that good home inspectors will find, helping the new home owners understand the weird knobs and switches that are in a typical home is really where good inspectors earn their wage. One type of knob in particular that I see often in more recently built homes is the "hose bib winterization valve." It seems simple enough however they usually are not anywhere near the hose bib (outside water faucet)! In a two-story home, these valves are usually stuffed under an upstairs bathroom sink.  The placement is good because if you shut the water off and open the bleed valve the water will readily drain out the outside water faucet.      I am proud to announce I have just completed a move of my own!  This is our 3rd personal residence and our final resting place.  We were anxious to downsize.  2000 sq ft gave us everything we needed.  We have a formal/every day dining room, living room, kitchen, office, 2 other bedrooms and 2 large bathrooms.  We also scaled down to a 2 car garage.       Last week we moved stuff over to the new house every evening afterwork.  The movers (Chuck Rambo - AM PM Moving 503-399-7822) showed up Friday 8:00 AM sharp to pick up our heavy stuff at the rental.  They also unloaded our pods and placed everything in the rooms for us.  3 big guys and their huge truck were $85 per hour.  We have used them for every one of our moves.  We have some very heavy, sentimental pieces so we are nervous ab...
