Redmond Home Sales Dropped In 2023 Redmond has been among the best locations in Central Oregon for middle class homeowners to reside.  Situated only 20 minutes north of Bend on Hwy 97, Redmond has been a more affordable option for many looking to purchase in Central Oregon and its close proximity to Bend has made Redmond a town from which many who work in Bend can fairly easily commute.  Redmond experienced the same real estate market trends Bend did during the Covid pandemic with limited inventory and great demand pushing prices up. Eagle Crest Is A Well Established Oregon Destination Golf Resort Community Begun in 1985, Eagle Crest is recognized by Oregon's Department of Land Conservation and Development as one of eight destination resorts in the state. Redmond Real Estate Sales - A Market In Transition It has been awhile since we last looked at the data for Redmond Oregon home sales. Redmond's housing has consistently been more affordable than that available in Bend with the majority of homes in the city what most would considered middle income suburban. The Covid-19 housing boom impacted Redmond as it did most of the country, and now rising interest rates, lack of inventory, and relatively high prices are creating a housing market in transition. Redmond  Home Sales Reflect Great Buyer DemandRedmond Oregon home sales have been in high demand over the past year.  Although not involving the high end homes that are now such a component of Bend real estate sales, Redmond real estate sales have been tremendously strong since the Covid-19 pandemic hit with home prices and inventory levels reflecting an extremely strong sellers' market.We made a comparison of 1st quarter 2020 with 1st quarter 2021 single family home sales in Redmond on less than an acre. Redmond Oregon Home Prices Continue to Rise Redmond has historically been a more affordable option for people moving to Central Oregon. Home and land prices in this vibrant town have remained lower than those in Bend, and with the commute between the two communities less than 20 minutes, Redmond has often been a first choice for many relocating to our area. Redmond Oregon Home Sales Show Mixed ResultsThe August data for Redmond single family home sales reflect some of the normal end of summer trends as well as that expected in a growing market. While new inventory has become available, actual pending contracts are the same as a year ago and closings are down 13.6%. The average price of a Redmond home has now reached $178 per square foot - a price which is up 12.7% compared with the same month a year ago. Are Redmond OR Home Sales in Transition? The July 2017 trends for Redmond single family homes appear to reflect a changing market. While the average sales price continues to rise, less inventory is now on the market. While closed sales are up significantly over a year ago, new pended sales are down. The asking price for a home appears to be leveling off, but the average sold price is up considerably over a year ago. Although we often focus on Bend Oregon real estate trends, Redmond has also seen tremendous growth over the past 5 years. And while still more affordable than Bend, Redmond's housing prices are also a reflection of the available inventory. In 2015, Redmond had 4 months of supply of single family homes, all price points, and on less than an acre of land. In 2016, this figure had lowered to 2.9 months and in 2017, we are at 2.3 months of supply.  A healthy and balanced market is considered 6 months of supply. Directly impacted by the months of inventory is the average sales price. Since 2015, the price of a single family home in Redmond on less than an acre of land has gone from $223,152 to $285,830 - more than 10% increase each year. Despite our difficult winter, data from the Multiple Listing Service of Oregon show that Redmond home prices continue to rise and that housing demand is high. Fall in Central Oregon is full of beautiful fall colors and crisp fresh air.  The weather is changing and there's fresh snow has now fallen on the Cascade Mountains.  Sunset are beautiful over the mountains with their fresh snow.  Pumpkins are everywhere , along with pumpkin everything.  Pumpkin spice donuts, lattes, pumpkin caramels.   Real Estate has slowed down some, but still going at a steady pace.  Hope everyone is enjoying the bounties of Fall in their part of the world.
