How Prepared are You as a Real Estate Agent? Do you carry with you the necessary tools do you your job? We never know in this business when the need may arise and an opportunity may be lost. I will give you an example.On a damp Tuesday Morninga group of us were looking at all the new vacant land properties just outside of the city limits. Most of the parcels were fairly small and easy to get to. As we made our way up the single car road towards the 1/2 acre of ground a property coincidentally listed just the night before by one of the agents in our group, the caravan came to a sudden stop. This last year for me has seen the replacement of much of the Technology that I use in Real Estate for my own personal office. I detailed the account of one of those purchases in a post Deal_or_no_Deal  about the purchase of a Toshiba  Laptop computer. The Toshiba has really worked out well and I am as pleased as punch that I made the purchase. In fact that the Toshiba Laptop computer has already paid for itself many times over. The first time as related in the post The_New_Laptop_Pays_Off . This morning while surfing through the posts, I came across a post by Joe_Harris titled Why_Are_Buyer's_Afraid. It is an interesting question Joe Poses about Buyer's and their seeming reluctance to purchase when in Joe's area prices are down.The very heart of Joe's question is to wonder why Buyer's are missing what has always been Real Estate Investors call to action. That of Buy Low and Sell High. But do Buyer's always do what is right for them? Do they always do what Investors would consider to be sound business advice. Have you had Enough? Fed Up , sick and tired, back against the wall? If this Internet thing is so great then why can't I find anything. I mean come on.... Sure Google tells me for the search term real estate there are over 260,000,000 pages to choose from. Page one has only 10 results.Well that's not to bad. So if the page I am looking for in # 257,000,000 it will only take me 16,062,500 minutes to find it. So what if I do not have the time to look for the next 31.7 years to look for this page? You probably might need a few more search terms. But even if you were to have the perfect search terms it is still a needle in the haystack search. It seems like only a day or two ago that I started Blogging. Well I guess it was a day or more cause my first blog post was written on Feb. 03/2007. I had made the decision to begin blogging some 6 months earlier. At that time my web site provider had said that they were in the process of creating a blog for the web site. I waited. And I waited.  Late last year I was working with an investor who wanted to get into the fixer properties and fix them up and sell them for a profit. I advised against one purchase and he said "No,I can make it work!" The problem was that he was buying a property for $189,000 and the most expensive home in the area was $212,000. He wanted to buy this property and put $30,000 in to it and then sell it for aprofit at $250,000. What had happened is that the property needed closer to $34,000 for repairs making the property a total cost to him $223,000. Then when he went to sell it nobody wanted to buy it at $250,000 when they could buy ahome next door for $210,000. He had made the home over priced for the neighborhood.
