Are we truly marketing our selves on the Internet to our best ability? An AR member  Judy_Cicalese  recently emailed me asking for some advice, well actually not. She had read a comment that I had left somewhere about the fact that My_Portland_Oregon_Real_Estate_Web_Site  was an  Alamode_Real_Estate_Web_Sites . A template type Web site and she wondered how I liked it and was I getting any leads from it. Judy has an Alamode site as well that she has had for 2 years. The Trumbull_Ct_Real_Estate_Web_Site  of Judy's is a straight out of the box Alamode Template style web site.So I could not answer Judy's original question without looking at her site. We exchanged a couple of emails, hence this post. The flaws that are in Judy's site are the same flaws that many of us suffer from in regards ...

For the past several days I presume for some time to come Paris Hilton has taken a dominant position on most newscasts. Some of it albeit is tongue and Cheek while others are fervently and diametrically opposed to there counter parts. But this post is not about Paris Hilton or even if you agree or agree about what is going on. It is more about Getting your Just Deserts. What do you think you deserve? What positions or circumstances are you in today and how or why did you get there? Did you plan for the event or did it just happen?A couple of weeks ago I had received a call from a fellow who's home/listing had just expired. It appears as if it had been on the market twice in succession with different real estate companies. Obviously both without success. He was calling me because I have p...

In Part_1_of_a_Short_Sale_Nightmare  Dan and I had discovered much to our chagrin that the Listing agent for the Victorian in Mt. Tabor that Dan wanted to purchase was not going to be much help.Indeed as our prolugue  Foreclosure's_and_Short_Sales  points out, even the Seller did not know how far he was behind. That is not untill he received the Pre-Foreclosure letter from his Lender. And not untill after Dan had already committed funds towards the Purchase of this Fixer Upper in Portland Oregon. Still all and all it prommissed to be a good project and my clients are all about good projects. So follow along now as Dan and I in this final chapter go about  Solving_the_Short_Sale_Nightmare . www.portlandflips.com  Investors, let your next Portland Oregon Investment property find you.

Foreclosures and Short Sales. We here about them all the time. We all know of a Rich uncle or Friend who claims to make fabulous money in the real estate market Buying and Selling Foreclosures.Dan a real estate Investor and fixer buyer of Portland Oregon Real Estate and I had been working together only a short time. Dan had told me that he had worked with several agent's over the past few years but had not found anyone that he really clicked with. The Fixer upper market in Portland Oregon is a tough one. Tough in that there is a lot of well healed competition. In a City like Portland where there is a great deal of Urban renewal projects like Vanport Square and Magic_Johnson's_47,000_SQFT_Sports_and_Fitness_Center_in_Portland's  inner NE Alberta Arts neighborhood.I had found for Dan a gre...

Home Inspections are Worth Every Penny  By Wayne B. Prunerhttp://www.yourhomeinportlandoregon.com/ Wayne's Portland Oregon area Real Estate blogwww.activerain.com/wayneprunerRecently a client of mine, a first-time home buyer, made an offer on a house.  While everything we could see looked good, I was concerned there might be water underneath the house because the gutter downspouts drained directly on the ground.  The crawl space was tight, 20 inches deep, and I was having a bit of a problem finding a home inspector who would guarantee they would crawl underneath the house.  Inspecting the crawl space was our biggest concern and I did find a home inspector who committed to doing that. The underneath inspection found a completely different problem.  The galvanized water pipes were rusted t...

I posted this someplace, some time ago . . . on a blog that is no longer.    *******************************  Remember that old Muppet tune, "It's not easy being green"? Thankfully they weren't singing about green/sustainable buildings.  While not "easy" to design and build any type of structure -- with calculations/considerations too numerous to mention -- green/sustainable living and office spaces are changing the way we, in the Pacific Northwest (in particular Portland, Oregon) are trying to manage our daily lives. What makes a green/sustainable building?  New designs take into consideration such things as energy management (lighting, heating, air circulation) with an overall emphasis on occupant health, reducing energy costs/maintenance, and reductions to the negative impact of wast...

This is a test post -- I'm editing an older post and updating it to see where it lands.  I did this once and it was "re-published" as a new post.  I'm seeing if this will happen again.  All I want to do it edit a few oldies but goodies.  Now that I know what content is all about . . .    Laurelhurst has the most distinctive "old Portland" charm of any neighborhood in the area. While there are some very quaint and charming areas (Irvington, for example), the overall continuity and area which Lauelhurst encompasses surpasses them all. Developed as estates at the turn-of-the-century (20th Century -- the 1900's) the charming characteristics can still be found. Many of the estates were sub-divided during the years, and 1920 cottages sprung up on parceled lots.  Laurelhurst is one of the few ...

Earnest Money Deposits  By Wayne B. Prunerhttp://www.yourhomeinportlandoregon.com/ Wayne's Portland Oregon area Real Estate blogwww.activerain.com/wayneprunerThe purpose of an earnest money deposit is to show the seller that the buyer is sincere in completing the transaction. From the seller's perspective, this is money that may be forfeited if the buyer does not complete the transaction. There is no reason a deal cannot be completed without earnest money, but a seller is far less likely to accept an offer without a deposit.A large of an earnest money deposit should you offer? A large deposit generally makes an offer more desirable. Sellers want the biggest deposit they can get. The size of the deposit gauges the commitment of the buyer.  However, buyers do not want to tie up an unneces...

I need some suggestions.  We just closed on a home last week.  My client, the buyer, called the Post Office to notify them she's the new owner, start up service, etc.  Post Office told her that the address is NOT in their database, and they have never delivered mail to that address.  Title shows this address with the plat recorded, and it shows up in the recorders office and country records.  But not with the Post Office . . . they don't show it. The home is the rear home on a flag lot, which was parceled in 1989 or 1990, something like that.  The postmaster of the main branch is going to meet my client today at the property, and talk about where the mailbox should go . . . . . . but in the meantime, have you heard anything like this before??  Also, the home was "moved" to this site at ...

Although the lot is small the House more than makes up for the lands short comings. The Turret is just sweet. Do you know who owns this Victorian in Portland? If so give me a call I would love to talk to them about it.Fair and Honest prices are paid. Our philosophy in purchasing property is one of a fair deal. What is a fair deal? Population: 529,121 Total Households: 223,737 Median Age: 35.20 Median Household Income: $40,146 Source: U.S. Census Bureau; Census 2000 Portland is called "The City of Roses" and roses abound.  So do a lot of other beautiful plants and trees. Just the other day a former client of mine who relocated her from San Diego about a year ago commented on the beauty of the region.  She said she was amazed to see all the different colors of plants / trees year long.  Unlike San Diego, which is pretty consistent, Portland has a clear 4-seasons.  Summer, fall, winter and spring all bloom FANTASIC with a variety of colors and shades. We need the variety!  It does rain a lot here.  So the vibrant yellows that I'm seeing all around does help brighten it up.  MonthJanFebMarAprMayJunJulAugSepOctNovDecY...
