Don't Walk From This Home... RUN!  It's rare when you hear those words roll off the lips of a trusted home inspector, but I knew he wasn't kidding.  After being in contract for 4 months on an Oregon Short Sale, the listing agent disclosed there was a sinkhole in the front yard that was filled in by the Seller.  Did you say... SINKHOLE?!  I'm sure what comes to mind when we hear that word, is the guy in Florida who was swallowed up in the middle of the night while sleeping in his bed. When questioned about the details, the listing agent's answers were sketchy and less than forthcoming.  When asked why he was being so cryptic, he got defensive and said... We all have a secret slice of paradise that we keep tucked away for dreamy stays on rainy days.  Well, it's not raining in Southern Oregon today, but I'll be pulling out the dreamy card and enjoying a slice of pear-adise this weekend in Medford, Oregon, where the 60th Annual Pear Blossom Festival kicks off with a bang today! Seriously.... Do You Do This? Saturdays are usually my silly play days.  On any given Saturday, I drive 30 miles to patron one of my favorite coffee shops in Southern Oregon, Mellelo Coffee Roasters.  Then I visit some cool boutiques and chit chat with some of my girlfriends there.  Then, after a long day of running around and playing... I'm a TJ Junkie!  Four years ago, I wrote a post about the need for a Trader Joe's in Southern Oregon.  I highlighted the Facebook Fan Page and I even contacted their Corporate office to tell them... 'If You Build It, They Will Come!'   Trader Joe's responded by saying that Southern Oregon simply didn't have the population or demographics to warrant a store.  Oh yeah?!  Well that didn't stop me and thousands of my fellow Southern Oregonians from hounding Trader Joe's.  And, guess what... it worked! Last fall, Trader Joe's opened a store at 55 Court Street in Medford, Oregon just off Exit 30 on Interstate 5.  It's a spacious store with excellent parking (something that lacks at many Southern California locations).  I'm in seventh heaven these days... Inventory in Southern Oregon is extremely low and finally people that were not previously looking to make offers on short sales are now all over them. A Strange Encounter at a Coffee Shop.  I visited my favorite coffee shop in Medford Oregon today and a strange thing happened.  A man approached me and asked if I had a smart phone with Internet access.  I said yes.  He asked me to Google 'Ozymandias.'  As I began reading Wikipedia's definition, he urged me to scroll to the poem.  Then he grabbed my phone and began reading.  I was stunned at first, but willingly complied.  I sat down on a couch and sipped my mocha as I quietly observed the man with my phone. The Key to a Happy Short Sale - Keep Calm & Drink Vodka!  Yesterday, I was having a Short Sale moment... and while most of my friends know that I don't drink, I've recently given it great consideration ;)  I thought that I had received an approval on one of my Oregon Short Sale listings, that is until Chase sent me flying to the funny farm with a follow-up... 'What The Fish'... kind of message.  They pissed in my cheerios with their demand for more requirements, making it virtually impossible to close this deal after 2 years on the market and 7 offers.   I felt like waving my she-devil wand and telling them to disappear into the deep, dark abyss, but instead I said...
