The Lake Oswego OR Waterfront Real Estate Market Is Heating Up There are 44 Lake Oswego waterfront homes for sale right now in the local RMLS. These include lake, canal, and river waterfront homes in the city.  It seems that the majority of them are on the South side of the lake and its canals, but there are some amazing choices on the North side as well.  No matter which side of the lake you live on or choose to live on, the scenery is spectacular and Lake Oswego waterfront living is like nothing else. One Level Homes in Lake Oswego, Oregon  If you're looking for a one or single level home in Lake Oswego Oregon, you might just have a harder time than you thought. According to the RMLS (Regional Multiple Listing Service), there are only 35 active and 18 short sale pending one level homes for sale. Out of these 20 of them are condos with 7 of them having entry stairs but a main level when you go in which narrows it down even more. Why aren't there many single level homes? A huge part is due to Portland's Urban Growth Boundary. It's put in place to prevent urban sprawl, and thus builders have a harder time aquiring land inside the UGB. The decision to bring the Rassekh property into the Lake Oswego urban growth boundary is being appealed. The property was brought into the boundary and is being considered for a future tennis center. The owner of the newly opened Stafford Hill Club is handling the appeal. Some support the tennis center being located on this property yet some believe the property, in the Luscher Farm area, should remain rural. Lake Oswego homes (for sale) inventory is very low right now so rest assured it's one of the better times to sell in years. In December, Lake Oswego, in general, sold through 45 homes and a handful of condos. Homes came in at an average of $203 per square foot. Sales are up and inventory is down. Lake Oswego reflects the same situation as the Portland housing market. Lake Oswego School District Two Hours Late Again Today - The temps were ten degrees warmer than yesterday when Lake Oswego School District did not start late, but icy roads were the culprit for the two hour late start today.   The good news?  Sleep in and the Starbucks on Douglas wasn't inundated as usual with the long line of cars around 9:00.   The bad news?  Not much gets done with the kids home! Stay bundled up out there!  Current temps are far more tolerable and looks like we are almost out of this cold snap with sun and weather in the fifties on the horizon! Lake Oswego architecture - lots of different types around the lake... Lake Oswego has the coolest architecture!  This beautiful "Southern" colonial is in Lake Oswego's Village On The Lake neighborhood on the North Shore in Lake Grove. Village on the Lake is an interesting neighborhood because besides the typical late 1980s homes you would expect, you will also find unique gems like this one and a very Miami Vice house as well. The neighbors in Village on the Lake are all very nice and it is a tight knit community.

The linked article below talks about staging your home to sell. With all the TV shows on real estate buying, selling and decorating, the staging boom is thriving. The article mentions less clutter (agents always agree with this) and being mindful of color. The most important point and one I tell sellers, is that a buyer needs to see themselves, their family and their stuff in your house. I would caution against being “too creative” as you stage your home because it could become distracting to a buyer. The Lake Oswego, Oregon City Council has approved a measure for road improvements along Boones Ferry. Although many favor the measure, many also oppose it saying this just isn’t the right time for this type of spending because a new police station or emergency services center is much more important. Lake Oswego Real Estate Market Report Slightly over 6 months ago, the new year started out with an adsorption rate for Lake Oswego real estate of 7.0 months of inventory. Within the first half of 2012, the entire Portland Metro area is now down to 3.9 months of inventory. The market has changed and inventory has decreased substantially and dramatically. Once upon a time . . . there was a home builder in Lake Oswego, OR 97034 who, apparently, had read "The Lord of the Rings" at some point in their life. It must have impacted the builder so much, because when that builder grew up, they actually named streets in the Lake Oswego subdivision with all too familiar names (for those Hobbit fans).  Now, this particular area in Lake Oswego was built between 1970 and 1980 prior to the Lord of the Ring movies coming out.  So they guy had to have been inspired by the written word . . . the names of the streets do reflect the builders passion. Lake Oswego Embraces the Art Work of Simon Toparovsky Lake Oswego is a city located just a few miles south of Portland proper. In the olden days, the City of Lake Oswego was a "get away" for Portlanders who wanted to experience the lake. "Passenger traffic hit its peak in 1920 with 64 trains to and from Portland daily.
