So, the horse show was a GREAT HIT!!   My co-horse 4-H leader Christina and I took five girls and six horses to the pre-fair show in Redmond. We left our house and 6:30am and got home both nights between 8:30 and 9:00pm. Needless to say we were all exhausted.   Saturday the events were western pleasure and english pleasure so, the girls were changing clothes and horse tack all day long. Christina and I were tired just watching them. All the girls and their horses performed beautifully. They all brought home ribbons and lots of smiles:):)                         Sunday the events were ranch work and gaming. They had to open gates, drag logs and branches, go over obstacles, work cows, and all the speed events. WOW, we were running to keep up with the girls and horses. Throughout this show...

Last year I wrote an article suggesting that if you want to know something about your Realtor you should check out his or her ride.  It occurs to me, however, that instead of using a Realtor's car as an indicator of what kind of agent you'll be getting (or already have) a more interesting point of reference might simply be what they're wearing.  That's right, I'm going to be talking about clothes...what Realtors wear, when and why.  First of all, I have to admit that I am not particularly known for any real keen sense of fashion (ok, and everyone who actually knows me can stop laughing), and although the whole concept of "dressing for success" is something that is not beyond my intellectual capacity, actually executing the idea on a consistent basis has been, lets say, somewhat of a cha...

Today, is a beautiful day here in Central Oregon. What, work on a day like today??? Yes, I guess so!!! I'm working here in La Pine at RE/MAX Sunset Realty. I'm having a very hard time focusing on the tasks that need to get done today. The view from my desk is catching my eye everytime I turn my head. Here is a glance at what I'm viewing today. So, now you can see why I'm having such a hard time working today. Mount Bachelor in the distance, birds and geese circling and landing on the water. Horses running, eating and playing in the pastures. What a view on a beautiful day here in La Pine. Well I better get back to work, otherwise I will be here all night. To, everyone I hope your having a GREAT DAY!!! Heidi

We all hear the doom and gloom of the market - and most of the time I can help bring this into prespective for the seller in La Pine.  This last week I have had 2 conversations with sellers or soon to be sellers regarding homes that have sold over $350,000 in La Pine. There have been 0 - zero - nada - none in the last year... does that mean they should not list their homes?  I say no.... you see a year ago I was not marketing La Pine, not that I am a miracle worker.... but I do seem to bring in buyers that others do not.  And although I have not closed escrow on one of these homes I do have 3 potential sellers looking for exactly what they have to offer in the way of a home.I am receiving emails and infor inquiries about homes up to $500,000 - I find it interesting that other brokers out...

I think my license still might even have some fresh, wet ink on it still, its soooo new.  I am newly licensed Real Estate Agent.  I have been invloved with different areas of real estate in the past but this side of the fence is all new.  I am very outgoing, friendly, personable and ready to jump in with both feet.  As people ask me "why now",  "the market is horrible", I enjoy letting them know its not the best that we've seen but it is certainly the right time for me.  The office that I work in is very active and I feel very spoiled to live in the area that I do for the fact that it is soooo desirable to the one standing on the other side.  Thank you Active Rain and to the person that invited me for giving me the opportunity to be involved with such an awesome networking group of peop...

Central Oregon is full of places to enjoy the outdoor lifestyle.  Almost every lake is located on public land with easy access for all to enjoy, most have some kind of camp groundbe it on the primitive side with just you and nature or full RV hook ups it can be found.La Pine State Park offers not just camping but Yurts and small cabins for rent - they have "flushing potties" and showers too. La Pine State Park is located on The Big Deschutes River.  One my most viewed photos was taken from this great State Park - the photo to the right is the photo I am most often asked about. Some people will often ask what a Yurt is - the photo on the left is a yurt - for more information or to make reservations at La Pine State Park - you can visit the website La Pine State Park

If you've been uncertain about whether or not to buy Real Estate in the current market, let me be the first one to help you down off of the fence.  This is not just a great time to buy, its a classic "Buyer's Market" out there, combining seemingly a "perfect storm" of contributing circumstances that appear to be making this perhaps one of the best times ever to purchase your dream home or investment property.  Here's why: Prices are down.  You don't need me to tell you that the name of the game with any investment strategy is to buy low and sell high, so it should be obvious that it's good idea to take advantage of the opportunity that presents itself now.  However, the first thing a savvy investor might say to me is.. "Ok Fred, sure prices are down, but what guarantees do I have that t...

It seems like every couple of days I get a call from a potential seller.  With the marketing trends we have seen over the last two years it is more a buyer's or investor's market than we have seen in a while.  Seller's that succeed in selling are motivated, they are willing to listen to their agent and price their home correctly, and make their home standout above the competition. Many of the sellers calling me at this time had their home on the market with other agents last year.  They are frustrated that their home did not sell, that the listing agent never showed their home and they tend to blame the other agent.  While researching the past history of the home, the old listings and county records the handwriting is on the wall and very easy to see why their home did not sell.  It all ...

Feel like you have never seen Central Oregon and wish you had?  You very well may have and not even realized it.  If you watch movies chances are you have seen at least part of the scenery of Central Oregon.Central Oregon has been a hot spot for Hollywood since at least 1958.  If you are a Louis L'Amour fan you will know the book Tonka - the movie which I can not find - was filmed in 1958 in the Bend/La Pine area.   In 1974  The Apple Dumpling Gang was filmed on the Big Deschutes in La Pine.  The scene of the wagon heading down the hill and into the river was filmed where you will now find the subdivision of Wild River.  Pringle Falls does not look much like a fall but more like rapids but underneath the rushing water is truly a water fall.  Pringle Falls was also the back drop of a sce...

For months I have been telling people that now is the time to buy especially if you are a first time homebuyer. With FHA, Oregon Bond and other programs still available with great rates, home prices lower than they have been in a long time they need get off the fence an buy before the home or financing is not available. One buyer understands now, they have been reading my blog for several months and finally got off the fence.  We found the perfect home, fit their budget, was clean, nice and well priced.... and you guess it... no loan available.FHA and Oregon Bond will loan on a manufactured home, which is what this buyer had set their sights on.  But they do not lend on a manufactured home that has been "remarried."Homes married you might ask - a manufactured home that is remarried is on...

Thesa Chambers came to my office at John L. Scott in La Pine, Oregon. She came with a wealth of knowledge to share with her new co-workers, I absorbed every bit of it. For the last few months I had been feeling that there has got to be more out there for my business. I just wasn't sure? This was the only Real Estate Office I had been in. Just when I thought, things were going to come full circle; I'm seeing a light at the end of the tunnel. I turned around and Thesa told me I don't feel right about my move to John L. Scott. My heart sank; I said is there anything I can do to change your mind? Can you give it a couple more weeks to see if things feel better for you? She said, I'm not sure I can wait that long. See when Thesa came, She showed me there is a lot more for me to lean and that...

La Pine is known for a lot of great outdoor activities and a beauty that many only dream of.  The town motto is "The Outdoors at Your Front Door."  Most of the homes in La Pine have a domestic well for drinking water.  The water in La Pine tastes like water many people buy.  But with this water source comes a few items that an out of area REALTOR® would not know were necessary for each transaction.Every time a home sells that is supplied water by a well the water must be tested for nitrates and ecoli.  The test is simple and can be done by a third party for less than $100 usually. Many agents will suggest that the seller complete the test and take it to the lab or worse the REALTOR® will do the test themselves.  I highly recommend you not do this, hiring a third party that is neutral ca...

As February comes to an end it is time to see exactly what the Real Estate market in La Pine produced in the month of January.  The market is starting to move, buyers are able to travel easier than they did earlier.  If you are considering listing your home now may be a good time. La Pine has seen an improvement of offers being presented and sales closing.  Frame built homes saw 11 homes close escrow with 14 in pending status.  Manufactured homes had 5 sales and show 5 pending.  Land is showing movement we have not seen in a while there were no sales, but there are 10 pending sales.  We will be watching to see how those fair in the sale process.Three Rivers South excluding Crosswater, Caldera Springs and Vandevert Ranch shows one manufactured home sale and none in pending status.  Frame...

La Pine Oregon is a fantastic place to raise you children. There is an endless amount of activities your children can be involved in. All the way from the top of our famous, Mount Bachelor down to all the lakes and rivers that run though our backyards. Our schools offer a great academic program and sports year round.     My daughter Samantha has been involved in 4-H for 4 years and participates in the Equine and Swine programs. The kids go to educational meetings and mounted meets with their horses and take their pigs to practice with the other 4-Hers showmanship. My husband and I take Samantha to as many open horse shows around the area as possible to help prepare her for the Deschutes County Horse Fair. This is the big finally where all the Equine 4-Hers of Deschutes County comes toge...
