Salem Oregon Acreage Real Estate Update November 2011 Summer is over and we are smack in the middle of fall selling season.  Some home owners to take their property off the market this time of year, but that is a huge mistake.  In the Salem and Keizer Oregon area, 14 properties closed in the month of October alone.  If a home owner needs to sell their place, why would you want to miss out on those buyers? The properties that sold in October took an average of just 152 days.  While 5 months might sound like a long time, the average market time was hovering around 8 months for most of the year. The average list to sale price continued to hold steady.  Sellers in July and October saw an average of 94% of their asking price, compared to 96% and 99% in August and September respectively. Salem Oregon Acreage Real Estate Update June 2011 The number of happy sellers increased this June!  Fifteen properties closed in escrow in June around Salem and Keizer Oregon, this is a 200% improvement over June of 2010.  Not bad!  The average sold price fell minimally, from $414,000 to $399, 740.  Read more about Salem and Keizer Oregon acreage real estate market updates.

Acreage Real Estate Market Review for Salem and Keizer Oregon May 2011 Country homes around Salem and Keizer saw a dramatic decline in the average sales price in May of 2011 over 2010.  The average sold price fell from $396,315 in 2010 to just $303,975 in 2011.  The number of units sold year over year did not fluctuate much, 11 were sold last May, 10 were sold this May.  The properties that did sell around Salem and Keizer took about two and a half times longer to sell, at 194 Days On Market, vs. 85 in 2010.

Keizer home price trends Well true to form, what goes up must come down. Thankfully for Keizerites, the correction seems to have come and gone for the most part. Keizer Oregon real estate has been pretty much flat-lined for a year. The second quarter statistics are continuing that same pattern. Inventory is running at 7.7 months right now, which is decent, but it would be nice to see it a bit lower. The average home price was down just a mere 1.5% from last year, and currently is $196,030. Home sales in Keizer Oregon Keizer home sales were up, but that isn't a surprise. The tax credit helped to boost second quarter numbers, but also 2009 stunk so bad in the Salem metro area, it would have been really difficult to beat those dismal numbers. Keizer Oregon real estate trends I chatted about the Salem Oregon real estate market a couple of posts ago, but let's take a look at where the Keizer market is for February. Technically homes sales were up in Keizer 42% in February 2010 over 2009, BUT this is just an increase from 7 last year to 10 this year. It sounds better than it really is. I really don't want to put a damper on things, but I need to put the stats into context here. This is still about half of what it should be.   The average home price dropped 8.6% year over year and the median barely shifted downward 2.3%. The Keizer Oregon real estate market has been one of the most stable markets in the Salem metro area for most of the year. While it has had it’s woes, really that market seems to have corrected for the most part.   Keizer Oregon real estate inventory   Inventory, which is an important statistic in the world of real estate, is a gauge of the supply and demand in an individual market. The more in line these are, the healthier that real estate market. You can see that the huge spike in inventory at the start of the year has steadily dropped and has hovered in the neutral market range for the past 3 months. The foreclosure boom has done more than weeded out the agent pool.  It is also creating a real blank spot in the histories of a large number of homes.  With out the disclosures of the previous owners there are fewer and fewer explanations for issues that might have been easily remedied I was doing a home inspectionon one of these bank owned homes in Keizer, Oregon the other day and came upon a little oddity that I just couldn't help but speculate over.  As the drawers in the cabinet were pulled the drawer slides (not just any slides by the way, these were high quality full extension slides) would bang into the doors after about ½ inch worth of travel. Okay, St. Paddy's day has passed, but I needed a catchy title to get you to look at my cool pictures. Salem Oregon is surrounded by many small towns that have annual community festivals. Last month, it was the Tulip festival in the Woodburn area, and this month is the Iris Festival in Keizer.  The entire month of May is dedicated to the Iris.   Schreiner's Gardens has the Iris gardens, as well as many other flowers. I was up there last week just tooling around with my camera and thought I would share what you can see.  You can purchase most of the different types of Iris at the store, but a few are new hybrids that are too new for bulbs.   Brightly colored benches adorn the gardens, making a picnic an easy choice while looking at the many flowers.  There is also one bench that is just r...

When asked to describe McNary Estates in Keizer, those would be my choices.  McNary Estates is a golf club community that surrounds the McNary Golf Course.  McNary Estates has homes as well as condo style townhomes. The Castle Pine townhomes have monthly dues that run around $198 per month that covers lawn care for the yard as well as the common areas. The Fountains at McNary have quarterly dues of $469.  Dues are subject to change, so verify them with McNary HOA. The McNary Estates dues are an additional $208 per year. The first quarter has ended for the real estate market.  Here is where our local markets currently stand. Market data information is from the local WVMLS. Here is what is occurring in the city of Keizer in real estate... Average Sales price: The average sales price so far this year is $208,763, down 3.7 % from last year's $216,747.  Prices have corrected slightly in Keizer.  They will probably continue to have some mild correction in the upcoming months. Inventory: Keizer has a monthly absorption rate of 21.3.  This places the current Keizer inventory at 10 months. Home Sales Closed: In the first quarter this year, 64 homes closed on the market.  That is down 20 % from the same time frame last year when 80 homes closed in the first quarter. As many of you know, the City Council of Keizer is meeting tomorrow to talk about the zoning change to the corner of Lockhaven and Chemawa Rd to allow for a 120,000 sq foot store instead of the currently zoned 10,000 sq feet.  This is a hotly debated issue since a store of that size is a Winco, Wal-mart, or Fred Meyer.  The mere mention of the name Wal-mart can send people into fist fights these days.Proponents want business and jobs to the area, while those opposed are concerned about livability.  The area was originally designated as mixed use, with walking paths to make a more community feel to the area.  A grocery store in really important to a retail development, since it drives residents to visit the mall.  Keizer station currently lacks a grocery store, and the area that was slat...

Until 1982, Keizer was an unincorporated area of Marion County called Salem-Keizer. In 1982 the city was incorporated (after a seventh attempt) and became known as Keizer. The city of Keizer currently has a population of 34,010. Keizer is the "Iris Capital of the World" and has an annual Iris festival. Keizer Stadium is home to the Volcanos, which is a minor league baseball team affiliated with the San Francisco Giants. The City of Keizer has 17 community and neighborhood parks and in the summer of 1999, a 20,000 square foot skate park was opened.
