Most people assume that a short sale means a bank is in trouble and needs to sell fast. The fact of the matter is the banks have very deep pockets but are are willing to cut their losses in some situations. A common way for them to do this is actually forgiving a portion of the loan to sell a property at it's current market value if indeed the value is less than what is owed. This daily fluxuation is killing me!  I never paid so much attention to the mortgage interest rates until the last 6 months.  I watched 700 Club Monday when I was on the treadmill and couldn't believe they were saying the words "depression" and "recession".  UGH.  Nothing like scaring everyone into their cave so they won't buy a home AT ALL this year!   Why don't they talk about how low the interest rates are comparatively?  To get a mortgage interest rate in the 5's has been a rare thing the last 15 years that I have been in real estate.  It is a GOOD THING!  Every buyer should be jumping on board!  (Unless they have lost their job, of course.) *sigh*On a good note, we had 22 groups through the model home office this last week at Greenbrier Meadows out here in beautiful, quiet West Eug...

This weekend I held an open house on a subdivision of 36 new homes I have listed. A Realtor came through with a younger looking couple. The Realtor advised me that the where just looking at a less expensive home in the neighborhood and that our prices where out of their budget but they wanted to take a look. Right away I could see as did my wife that they loved the home. This particular model was $254000 and they where only qualified for $239000. I told the couple if they really loved the house they could write an offer and I would do everything in my power to make it happen.   I have spent  a career on studying  the art of sales  negotiation. It appears many Realtors fail to realize they are in a sales profession. When it comes down to the brass tacks the Realtors who sell the most homes make the most money. I definitely identify with "Active Rain" since Eugene, Oregon is known for it's rain.  The Oregon Ducks have webfeet!  The best weather here is between May and October.  If I could just go to Arizona from Nov-April, that would be great!  Born and raised here in Lane County, I have seen Eugene grow from a quiet, mellow town to a bustling little city.  We are second only to Metro Portland.  I believe our population is over 160,000 now.  The best thing about Eugene is it only takes 15-20 mins. to get anywhere around here.  Our sister city, Springfield, is also growing with a new HUGE hospital and great companies like Symantec Software. HUD has eliminated the use of the DPA (Down Payment Assistance) programs like AmeriDream, Nehemiah and Quick.com. These programs allowed the seller to give the money for the down payment to a third party "charity" that would in turn gift the money to the buyer. HUD is no longer going to accept these programs as an acceptable source of gift funds for down payment. Also affected is the use of FHA and Oregon Bond with Cash Advantage. You may no longer use the Cash Advantage for down payment on FHA Oregon Bond loans only (Conventional Bond Still ok).   September 28th apparently their was an item pulled from a gentleman's luggage that resembled a pipe bomb. This stalled the airline for about 4 hours and the FBI was called. It turned out to just be some household items in a metal pipe but they didn't want to take any chances with the 9 inch pipe that resembled a home made bomb. It was reported, but not confirmed, that the pipe had 3 rolls of dimes inside of it.  Maybe it was an innocent mistake but you'd think many people would have an idea of what might come across as suspicious and would try to avoid anything of that nature. A recent article in Forbes magazine covers some of the best and worst housing markets in the U.S. Eugene falls into the best category. To summarize, the author explains that Median home prices in the Pacific NW as a group soared; in Portland, Oregon, prices jumped 8.9% and the Eugene / Springfield area increased 5.9% during the same time period. We are now witnessing is growth in regions which still have a strong economy, but didn't see the overblown prices that were seen in many other areas".Our current median home price is $236,800 as of June, 2007. High inventory numbers have been the one thing that has slowed the growth rate to an above average 5.9 percent. This is a very reasonable gain when looking at the entire United Sates as a whole.
