The Photography for Real Estate blog wrote a post called So You Want To Be A Real Estate Photographer.  Since a big part of attracting buyers and selling homes starts online, excellent photos are an important element in a Realtor's marketing package.  The post identifies some of the essential gear that a photographer should have if he or she wants to become a professional real estate photographer: Wide-angle lens with a focal length between 14 and 24 mm DSLR camera body Tripod Small flashes Post processing software like Photoshop or Photoshop Elements Knowledge of your craft A quick look through the listings of my local RMLS shows that many people don't use professional photographers, don't have or use the necessary equipment, and lack photographic skills. How important are good photog...

This picture shows the peaceful scene of two fishermen in a small boat on the Willamette River in western Oregon.  Yet, the picture was taken from a wide pedestrian bridge near the downtown of Oregon's second most populous city - Eugene, Oregon. Bicyclists, joggers, skateboarders, rollerbladers, and more passed by me while I waited for the boat to move into position for the picture.  The day before, thousands walked across the bridge on their way to a University of Oregon football game.  More people are unseen on the paths on both sides of this river. I grew up in Phoenix and Tempe, Arizona.  The Salt River ran through the cities, but gravel, rocks, and sand were much more predominant than water there.  The Salt River flows through Phoenix only when the dams upstream have to release wa...

Car washes are popular fundraising activities for school, church, and non-profit organizations everywhere.  People hold up signs urging drivers to pull in and get their vehicle washed in exchange for a donation.  It's a fun activity that helps to generate much needed revenues for the groups. Little thought is given to what happens to the dirty and soapy wash water as it flows into the storm drains and eventually into the local waterways.  The Cities of Eugene and Springfield provide non-profit groups with free fish-friendly car wash kits to direct the dirty water into the sanitary sewer system where it can be treated and then released into the Willamette River.  The flyer below shows who to call for more information and to obtain a kit.  The area code for Lane County, Oregon is 541.

THE MOST MEANINGFUL (SEASONALLY ADJUSTED) LOOK AT DATA FOR     HOMES FOR SALE IN EUGENE, OR        IS TO COMPARE  THE CURRENT MONTH WITH THE SAME MONTH IN PRIOR YEARS   Below you'll see the number of Closed Sales in Ferry Street Bridge during AUGUST is at about 85% of level we saw in the first four years of the new century - when we were experiencing the last "normal " market.  Meanwhile the inventory of Active Listings is at a six-year low.    At month's end, Ferry Street Bridge now has a 4-month inventory.    Those factors certainly explain the slow uptick in August average prices.      It looks like we have a trend here.     Now for the      FERRY STREET BRIDGE        RMLS Market Area, HERE ARE:    A decade's worth of supply (Active Listings) and demand (Closed Sales) for the    ...

For over 30 years, the No Name Garage in west Eugene, Oregon has been the place to take your car for repair.  They specialize in Volkswagen cars and buses, as well as other German cars.  That's wise in Eugene, which is probably second to Berkeley, CA for the number of Volkswagens traveling the local roads. I noticed this garage, not for its reputation, but for its unusual fence.  The entire chain link fence surrounding the property is slatted with old snow skis.  One wonders how long it took the owners to collect the hundreds of used skis lining the fence. The garage has only a few reviews on Yelp and Google+, mainly from satisfied Volkswagen owners.  It's located in an industrial park next to the Overtime Grill off of 11th Avenue and Bertelsen.  The garage with no name can be found "O...

Next month my wife and I will be living with a graduate student from Kathmandu, Nepal in south Asia.  We'll also be living with students from Japan and China.  In the past, we've lived with students from South Korea, Taiwan, Thailand, Myanmar, Singapore, Hong Kong, New Zealand, Senegal, Cameroon, Ghana, Saudi Arabia, Brazil, and Argentina.  Yet our passports have expired, we won't be getting on an airplane, and we'll be sleeping in our own bed every night.  How can we do this? We don't go to the students' homes.  The students come to our home.  We're a host family for international students attending the University of Oregon through the Friendship Foundation for International Students (FFIS) and the U of O's American English Institute (AEI).  The University of Oregon has a rapidly grow...

Life in the "big" city of Eugene, Oregon can take on a country feel at times.  The city is home to over 160,000 people, but wildlife also makes itself at home here.  We live well within the city limits in southwest Eugene and seeing wildlife is part of our life. It's not unusual during my daily walks to see turkey, deer, and squirrels.  The turkey on the Valley Covenant Church sign is one of two who have been hanging around the church grounds near Churchill High School.  Sometimes they'll be in the middle of the intersection, seemingly oblivious to the traffic around them. The other picture shows a turkey hen with six poults that I saw 1/4 mile from our home.  A few weeks later, this same family strolled through the front yard.  As Thanksgiving approaches, they might want to make themse...

Eugene and Springfield, Oregon residents can receive $15 haircuts until the end of the world at Analog Barbershop in downtown Eugene.  At least, that's what the sign says in front.  The fine print at the bottom does say that Mayan calendar rules apply, so the offer might end when 2013 arrives. The sign reflects the quirky humor that makes Eugene such an interesting place to live in.  Don Rich, the barbershop's owner, has an interesting background himself, going from a homeless drunk to a respectable business owner with the help of St. Vincent de Paul. Analog Babershop got its start in 2010 in Astoria, Oregon. Don Rich (aka Don Da Barber) is a former DJ and artist.  It's not your typical barbershop.  The decor reflects Don's devotion to art and music.  Like the sign in front, Analog B...
