Mortgage rates inched up almost imperceptibly this week from historic lows that helped boost demand for purchase loans last week by more than 10 percent from a year ago. Inman News   U.S. foreclosure filings dropped to a five-year low in September as fewer homes were on track to be seized by lenders. It was the second-consecutive monthly decline in filings, although there remains a sharp divergence along state lines, according to a report Thursday by foreclosure listing firm RealtyTrac Inc. ABC News   Carlos Daniel Gonzalez, 6, holds his sister Izabel, 4, as they are accompanied by authorities after unknown gunmen killed their parents and other relatives in Villa Canales, Guatemala, on Oct. 9. Seven members of the family were killed, including two minors. Carlos survived by hiding durin...

Do you ever stop and consider how systematically impractical your storage is? Don’t feel bad. Most Americans are right there with you.   Have you ever toured a gorgeous home with tons of cabineted ‘storage’, a line up of pretty cabinets smugly content on their silent hinges?   Stop and consider this. Have you ever been to someone’s home that has a walk in pantry with open shelving, a place where all the stuff can be seen at once?   When the ‘where are the stewed tomatoes?’ moment comes in the heat of a panicked dinner preparation which would serve you better? Though most modern homes do not have what used to be called a larder, it actually makes a lot of sense.   Thus the garage storage so many of us have turned to! Our in-home cabinets just don’t accommodate the zealous Costco trip. We...

"You cannot have a healthy housing market without price stabilization and ultimately home price appreciation."                            Anand Nallathambi, President and CEO of CoreLogic According to MSN Money, the economy in Corvallis, Oregon is on the upswing and fewer homes are being built. The result of these two factors is an increase in home values. Additionally, enrollment at Oregon State University has been increasing steadily over the last couple years, so the demand for rentals is high. MSN Money's article noting these facts is titled "Where Home Prices are Rising Fastest."     According to the Martin Prosperity Institute, 41.7% of our total Corvallis workforce reflecting professionals in the fields of science and technology, design and architecture, arts, entertainment and media, and healthcare, law, management and education. AARP lists Corvallis as one of the top 10 places to retire, if you are inclined to a small town. According to the federal Environmental Protection Agency report on its “green power communities,” Corvallis buys more power from renewable resources than any other in the nation.   This is an interesting place. If you are the researching type, you will likely find many more facts such as these which support the hypothesis that Corvallis is different – in many good ways you can be proud to claim as your own.   A while back we wrote a serie...

The Davis Family has been farming in the Willamette Valley for over 70 years; dairying, growing wheat and grass seed.  In 2000, the dairy farm was sold and that opened the door for a new adventure, agritourism.  In 2003, the corn maze was born in Corvallis, and it was 7 acres of "cornfusion" at Muddy Creek Maze.   Directions:   Just 10 Minutes from Corvallis   6 miles from Downtown Corvallis South on Hwy 99W Turn Right on Llewellyn Rd 2.7 miles to MAZE (Maze on right)   (Between Hwy 99W and Bellfountain Rd just past Airport Rd heading South)   The Muddy Creek Maze features a seven-acre corn maze, tractor swings, a pumpkin patch, the straw pyramid, a scarecrow slide, photo cutouts, the straw fort, a corn box, a picnic area, the MOO Train and hayrides. Thinking over our own experience as brokers and having done some research into “purchase motivators” we compiled an interesting list of reasons why people are buying new homes right now.   Growing families often trigger a change in living situation. Particularly in the Hispanic sector, buying a home after moving to accept a new job is common. When you consider that 60% of new jobs taken in the US in 2011 were by Hispanic workers, you can see how one segment of the population could have a very positive effect on the housing industry.   Major life shifting events such as marriage, divorce and retirement are common motivators. Right now, low mortgage rates and reasonable home prices are driving many purchases. Investors too see these benefits and are making solid investments at the perfect...

If you have lived in Corvallis for long, you know that the rivers' water levels are a good predictor of what areas of the community may be affected. Corvallis Public Works put together the following historical information with river stage levels, correlating them to road conditions at that level. This could be a helpful resource to you once the rain gets started. The following is a record of events during the December 1996 - January 1997 flood. All river readings are approximate and are based on visual readings taken from the VanBuren Street Bridge river level gauge. Local flooding of creeks and drainageways is independent of river readings, responding more to local rainfall than the Willamette River. (Mary's River is affected by both.) In the photo to the left, the woman in the front o...

The Linus Pauling Institue of Oregon State University has been the source of many significant scientific discoveries affecting health and longetivity over the years, and the last, just announced last month, has to do with the role of Vitamin B3 in fighting the scary superbugs we keep hearing about which lurk in hopsitals and defy antibiotics. Here is the announcement from Oregon State University's website: VITAMIN B3 MAY HELP IN FIGHT AGAINST STAPH INFECTIONS, “SUPERBUGS” 8-27-12 CORVALLIS, Ore. – A new study suggests that nicotinamide, more commonly known as vitamin B3, may be able to combat some of the antibiotic-resistance staph infections that are increasingly common around the world, have killed thousands and can pose a significant threat to public health. The research found that h...

Life Threatening Neglect   Aren’t fireplaces wonderful? As the weather cools down and mornings especially have grown a little chilly, those with the wonderful dry heat of a wood stove can smugly start some sparks and enjoy the comfort. Like every great thing, there is a little maintenance involved, and in this case, neglecting it could cause serious damage or even loss of life. Our culprit is creosote, the stuff that builds up in your un-cleaned chimney. It can catch fire and take on a life of its own.   Here is a horrible side note: in the days of child chimney sweeps, children would find that a fire had been lit beneath them to prevention their coming back down from the job. Some think the phrase “light a fire under you” comes from this scenario.   Think of the air quality issue as we...

Nothing But Good News - these excerpts are taken from recently publications, most of them in September 2012. Don't take our word for it when we say the big picture is getting better; listen to this!   “A home price index based on multiple listing service data showed national home prices were up 3.8 percent from a year ago in July, the biggest annual increase since August 2006.”  Inman News   “In June the number of houses listed for sale nationwide dropped 24% compared with the year prior, sending the supply of homes relative to buying activity down to levels not seen since 2006.” CNN Money   “WASHINGTON — Real estate economists from across the country expect markets will improve through 2014.” Daily Journal of Commerce   The Wall Street Journal published an article earlier this month wi...

Science Pub Defined:   "Quench your thirst and feed your head. Learn about cutting-edge topics in science and technology from leading experts, in an interactive, informal atmosphere where there’s no such thing as a dumb question. Everyone has fun at Science Pub, from those completely unfamiliar with science to self-identified "science geeks."   This odd idea is interesting. Who would have imagined an academic keynote speaker with beer being the refreshment offered? It turns out OMSI did. We thought this was a university town! Well it is, but also a place where people have fun learning. Children are welcome, though there is a disclaimer.   Thrown together by OMSI and hosted by Old World Deli, this is an ongoing program offered at 6:00. That co-worker you enjoy but inviting them to a ful...

Here are some quick and to the point suggestions for creating a lawn like an emerald carpet. Happy lawns make the whole house look better. We have a window of time that is somewhat crucial to make this happen. See our straight forward tips below.   1. Do any seeding before October 15th. After that, it's too late for germination. 2. Rake leaves and other garden debris out of the lawn to prevent it being smothered. 3. Fertilize now - it will work wonders. Apply 1 pound of nitrogen per 1,000 square feet of lawn. Or purchase a product that has a low middle number for NPK; for example, Scotts' "WinterGuard" Turf Builder has an NPK of 32-0-10. 4. Mow smart. Mow when your grass is dry and 3 to 3-1/2 inches tall. Never cut it shorter then 2 inches. 5. Make sure that your lawn is getting the equ...

When you are in the business of helping people find homes, you can’t help but notice trends in the market reflecting the current mindset about desirable home features. Below is a brief overview of some observations which are being seen not only in our community, but nationwide. Garages are another room in the house Many people are using the garage as a multi-functional room. This saves space and makes sense for combining storage of utility items, extra pantry space, exercise equipment and an area for hobbies. Built-in storage cabinets with doors achieve a clean and uncluttered look that also protects the contents. Ceiling-mounted platform lifts are being used for even more storage. It is not uncommon to see walls that are drywalled, textured and painted with a washable paint. Lighting i...
