Corvallis citizens remember when EXTREME HOME MAKEOVER partnered with our town to lift the spirits of a family in need! This is a story about a family that is on a journey. It was an amazing opportunity for them to be part of the Extreme Home Makeover experience and they were grateful for some fun and joy during a hard season of their lives. But as that season closed, it became time to move forward. Selling their home was a big part of that.  As a team we are are so grateful to have a little piece in our client’s story. To be able to come along side of them and help them achieve their dreams is so rewarding and part of our mission.  After feeling like we were a part of this family’s story by watching it unfold on TV, it was a joy to truly be a participant once the home was listed wit...

Your house is on the market and nobody is biting. No offers for weeks. You need to move or already have moved. You need to sell or need income from the property in order to avoid financial problems. Is renting out a good option? Of course this depends on a number of different points.  Here are some questions and answers that enable you to make a sound, educated decision: Q: will the expected rent cover enough of my expenses? A: It depends on your current mortgage. Calculate PITI (principal, interest, taxes and insurance) to know what it costs you per month to hold the property. Include a vacancy reserve and a repair reserve. Then add liability insurance (ask your insurance agent if this is already included or needs to be added on to your HO insurance policy). Ask a local rental agent or...

When buying a home having a seasoned negotiator on your side is paramount. But what is really the goal? Just the lowest price? Often not! In Corvallis the tide is surely turned and in lots of market segments we have, with under 2 months of inventory, a true seller’s market. Now it is not anymore about the lowest price, it is about getting the house that you love under the best conditions possible. And now more than ever it is about having a good negotiator and advisor in your corner. Here are three scenarios for three different types of buyers: The primary residence buyer You are searching for your new home. This can be your first, a new one, your last, whatever it is, it is highly personal. Your broker called you, there is a new property on the market and it might very well be the one!...

Remarkably, compared with the same period in 2011/2012, sales of bare land/lots are up nearly 400%! Clearly this is an optimistic sign that people are ready to break ground and supports new construction in the hopefully near future. Check out my other latest posts concerning Absorption Rates in our area.

94% of buyers are looking at houses online first. You never get a second chance of first impression. If your presentation is lame so will be your result. You need to Wow the buyer at first sight and entice to click further.   Increasingly I see "virtual tours" with listings that do not deserve the name. If the agent makes 20 poor pictures and uploads them to a "slide show', that is not a virtual tour.   A virtual tour is supposed to lead you through the house, show you a panoramic view of the rooms and should be rather similar to a video, but not as fluent.   It starts with the pictures that are used for the VT. They need to be of really good quality and since they will be stitched together to achieve that panoramic view they should be taken with a tripod to ensure a seamless stitch. ...

What if your wedding reception could be like a cocktail party?   The Vue, a local restaurant in the waterfront area, is showcasing a new way to handle wedding receptions. Straight forward and classy while also being less of a financial burden, the cocktail party has a certain feel, from the bridesmaids’ dresses to the table set up and on of course the drinks (including mandatory snacks per Oregon law). For those who enjoy “themes” this could be an interesting concept to consider.   We had not come across this concept until recently, and apparently it is the latest wedding trend. Leave it to Corvallis entrepreneurs to serve up with a modern idea that has broad appeal. The panoramic view of the facility works well with this format.   Promoters of the idea say more interaction takes place ...

Apparently Corvallis has an interesting community you may or may not know about, Cuban Salsa dancers! Rain Shmaine, go learn to dance a new dance. Here are the details. It is a little bit of an investment with the $40 fee, and we have not gone ourselves, so this is no first hand report, but we think you should. On the visit Corvallis website, this description is what caught our eye, “This class is an introduction to Cuban Salsa (Casino) as well as the beginner motions of Rueda de Casino (a fun, social group dance). Foundation motions include guapea, dile que no, enchunfla and vacilala, plus a ton of Rueda moves. Mike and Simona, internationally recognized instructors and directors of Rumbanana Salsa Group, will teach you these fun, social dances in an easy-to-learn manner. No experience...

In bringing you this market update we did some research from multiple sources to pin down how “recovery” is defined, what we should be looking at to know how the market is doing both nationally and in Corvallis.   Certifax Appraisals sums up their take on the real estate market with “Everything’s pointing to upward momentum” citing sale to listing ratios which have increased 40% since 2009 and a national housing inventory decrease of 17.77%. Citing realtor.com’s September statistics which compare year to year monthly indicators homes sold 11% faster in September 2012 than September 2011. Median prices are up slightly on a national level.   The average list price for Corvallis is $357,022. This is a .7% increase from this time last year for us, and the number of home sales is up 17.9%...

You might feel a little helpless listening to the news about the storm which is raging on the east coast and affecting millions of lives, most recently Athlantic City which is buried in water. It does not appear that Hurricane Sandy will be visitingOregonany time soon, but it is a good reminder to us about being as prepared as we can for whatever may come.   A few items you may not have considered and which will not be listed on the standard emergency kits are here for you to consider. This Old House recently posted a piece on atypical but useful items after interviewing preparedness experts. For the sake of being true to our climate, we’ll just make brief mention of the solar powered fan in the event of sweltering heat.   Five preparedness items you would be delighted to have should th...

Guess. How many parks are in Corvallis?   Thirty-one!   Whether you want a nature hike, a place to play Frisbee golf or a spot to train your dog offleash and socialize with other dog owners, there is a park just right for you. The City of Corvallis has invested in making these outdoor spaces a place to play, learn, grow, recreate and get away from every day life.   Sometimes, when an amenity is within view of everyday life we forget how nice it is that we have it, sort of like the spouse or dependable friend we take for granted and thus undervalue—don’t be unaware of the places you can go year round to rejuventate and get some fresh air.   Here they are, listed by name:     Alan B. Berg Park Arnold Park Avery Park and Natural Area Brandis Park Bruce Starker Arts Park Central Park Chepen...

Fan Cams? We'll get there. But first, The Huffington Post reported the following news regarding new home construction “Construction activity is now 82.5 percent higher than the recession low hit in April 2009, although activity is still below healthy levels.” What has this meant for local builders? We asked a Heidi Powell, Co-owner of Powell Construction how things are going for them in the microcosm of Corvallis, a place which often does not heed what is “trending”. She summarizes with, “Our overall volume decreased some during the recession, although not as much as you might think.” Heidi said that this year brought a more optimistic picture, noting that we began to see an increase in the larger pre-recession size projects. I think that confidence will increase further after the elect...

Science Pub is Back!        The Science of Flavor November 12th at 6:00 PM Old WorldDeli,341 SW 2nd St.,Corvallis         Another nerdy social event is planned, and we think it sounds pretty interesting. Science Pub, a program through OMSI offers educational programs in relaxed beer drinking environments in several cities in Oregon, Corvallis being one of them. This is an ongoing program with a website and calendar. We like to remind everyone of an option to turn a rainy and predictable night into something that is both fun and educational in a quirky way that'll keep you young at heart and a good conversationalist. November's program focus on our sense of taste. Here is how they describe it: Have you ever reminisced about the taste of a meal you ate the night before? You might have had...
