Reaching Out - Learning a Bit More About Lynnea Miller  I received an email from Lynnea earlier this month, asking for a referral in another part of my state. Excited to share that I have a wonderful referral partner in that area of the state, and instead of just emailing her back, I picked up the phone and called. I'm SO glad that I did as I learned what I already knew about our Bend, Oregon Realtor® in the Rain... Lynnea began her real estate career working with her husband, a general contractor, marketing his homes. She then got her real estate license and joined a local brokerage, first as part time Broker and marketing director for the brokerage, and later as Principal Broker. Lynnea opened her own brokerage, Bend Premier Real Estate, in 2010 and is now the number one, independent,...

February 2018 has been no exception to this trend. Home prices continue to rise and lack of inventory remains a serious issue. The following data is for single family homes in Bend on land under an acre reflecting February 2017 and February 2018: Homes for sale up 24.4% to 540 Homes sold up 31.4% to 201 Homes pended up 18.1% to 228 Average price per square foot up 7.2% to $237,000 Average days on market down 8.5% to 118 Average active price up 4.2% to $577,000 Average so...

Bend  Builders Cannot Keep Up With the Demand Everyone living in Bend should be aware that a lot of new residential homes are being built. Just drive through town and new subdivisions and new in-fill on what used to be open space are popping up throughout the city. Builders are finding it difficult to keep up with the demand and people working in the building trades are stretched thin with far more work than they can handle. This demand is  leading subcontractors to charge more to keep their employees well paid and to make a good profit, suppliers charging more for their building materials, and home prices for new construction rising as a result. When comparisons are made between new residential construction over $1,000,000 from 2016 to 2017, the following statistics can be noted: Homes...

Bend Real Estate Market Shows No Sign of Slowing The 2017 year end data is out and the Bend Oregon real estate market continued its upward trends. Bend home prices keep rising and people keep buying. The following data compares Bend OR single family home sales from 2016 to 2017 Number of homes for sale up 11.6% Average price per square foot up 9.5% Average active price up 7% Average sold price up 10.2% Months of inventory based on sold sales remains less that 2.5 months When the same categories are used comparing 2015...

Bend OR Real Estate Sales Results Remain Mixed Moving into fall, Bend real estate sales typically trend downward as the weather cools, school starts and tourism drops during the shoulder season between summer and winter. During this time, the frantic pace of summer sales becomes more contained as the buyers with school aged children are no longer looking in large numbers and the bulk of our buyers become retirees, investors or those looking for second homes. When we compare the September data from 2016 with 2017 for Bend single family home sales on less than an acre, the following changes can be seen: Number of homes for sale up 9% Number of homes sold down 11.6% Number of homes pended up 23% Average price per square foot up 5.9% Average active price up 7.7% Average sold price up 7.6% M...

After a summer  of forest fires which blanketed the sky and impacted Central Oregon with weeks of choking smoke, this last week we have been blessed with rain, early snow and, at last, smoke free skies.Today we traveled a short distance from Bend up Cascade Lakes Highway to Sparks Lake, one of the most beautiful of the High Cascade Lakes and favored of renowned photographer Ray Atkeson.  The day was stunningly beautiful and the photo opportunities endless. This is one of many reasons why we love Bend, Oregon! Original blog can be seen at Bend Premier Real Estate Blog.

Bend's Air Quality Hazardous The Sunday issue of The Bulletin, Bend's local newspaper, contained an article on the 2017 Oregon fire season. According to the article, we are on track to at least equal the amount of acres burned in 2015 when over 600,000 acres of Oregon land caught fire. Through last Tuesday, August 29, 58 fires have burned close to 460,000 acres throughout the state. In Central Oregon, the impact of the fires has resulted in almost daily hazy sky and sometimes dangerous air quality. This morning, checking the USA Air Pollution Quality Index, Bend's index was almost 400 which is considered extremely hazardous. Sunday evening we traveled up Cascade Lakes Highway to Sparks Lake. Driving on the road, the smoke became progressively thicker the more we entered the mountains. D...

Bend Or Luxury Home Sales Trending Up During the recession of 2008 - 2011, Bend Oregon luxury home sales were few and far between. Desperate people sold stunning, luxury properties through short sales or banks foreclosed on them. New construction was extremely limited and only financed through private lending and the product built was not considered high end. Many luxury homes that did sell sold at a fraction of their true replacement cost and the Bend real estate luxury home market was very weak. The Bend real estate market has recovered and luxury home sales in Bend are up. There is great confidence with new home builders building million dollar plus spec homes which buyers are purchasing at full listing price. While the overall Bend single family home sales reflect a less than 3 mont...

Bend OR Home Sales Remain Flat While Prices Rise  July 2017 single family home sales followed the trend set in April - consistent and steady. Although there was a significant increase in inventory, the actual closed sales were down 3.2% from the year before and the pended sales were unchanged from 2016. The chart below shows that Bend single family home prices continue their upward trend with the average price per square foot now at $247. This is a figure never seen before in Bend and may be a contributor to the decrease in the number of new sales. Home prices continue to rise following the trend over the last 5 years. When July 2017 is compared with July 2016, the following changes can be noted for Bend single family home sales: Number of homes for sale are up 13.6% Average sold price...
