More Bend Home Inventory and Moderate Price Increases Were the Norm for 2024 Sales 2024 Bend home sales experienced modest price increases for the year, but Bend home buyers were fortunate to have more options. Sellers who had hesitated putting their property on the market during Covid and following when mortgage interest rates were close to 8% finally had more inclination to do so when mortgage rates dropped to the mid 6% range during the summer of 2024. Delayed moves which were offset by high mortgage rates for a subsequent purchase finally made sense when rates dropped. Although there was an increase in home prices and sales for Bend single family homes, it was modest. Media reports that the proverbial real estate "bubble" has burst is now an Urban Legend!The reality is what has been happening is housing prices are returning to some semblance of price"normalizing" resulting in a softening in home prices.  But this is a good thing, right?  Instead of the market being driven by Sellers in recent years, now it's the Buyer's turn to reap the rewards of a glut in listings...plus, riding on top of still single digit mortgage interest rates!  In some prime market areas (such as Bend, Oregon) we expect to see prices start rising again as Winter ebbs and Spring brings early tourists for late season snow skiing at Mt. How many of our clients have pets?  I know a lot of mine are huge dog lovers, and with all the outdoor activities available in Central Oregon it is paradise for the pet and pet owner alike.  As Realtors do we provide pet information to our buyers?  Last night at around 10 p.m. our 12 week old black lab puppy Max got very sick.  Having lived here most of my life you would think I would know what services were available, but I didn't.  I called the vet that Max was scheduled to see for his shots and of course got voice mail.  The voice mail directed me to call Animal Emergency Center for after hours care, and I did.  The receptionist was very nice and we thought Max had some sort of blockage, most likely due to swallowing a rock.  Labs are notorious for playing with rocks, pine-cones and ...

Buyers and Sellers in Central Oregon often ask this question the simplist answer is that anything from Spring River Rd (the road off HWY 97 to Sunriver) south to La Pine State Rec Park is called Three Rivers South - this is usually found by searching for property in Bend - one easy way to tell if you are turly looking at Bend or Three Rivers South is by the zip code - all of Three Rivers South uses the zip code 97707 - The market was a little slow in 2006 compared to past years with the exception of lots there were 326 lots that sold in this area in comparison to only 154 in 2005 - a total of 140 homes sold in this area.Three Rives South at one time ws referred to as South Bend, the neighborhoods that encompass the area are; Caldera Springs, Deschutes River Recreational Homesites, Fall ...
