The suburb of Orleans saw a total of 115 bungalows sell in 2018. This is a decrease of 4.9% over 2017. Bungalows have become quite popular as Ottawa's population is ageing and a large portion of people are looking for property types that could support them in the later years of their life. Elderly buyers or buyers with mobility issues will favour bungalows over 2 storey or other types of properties that have stairs. The suburb of Orleans continues to grow with lots of new constructions happening South of Innes Road. However, new home builders tend to focus their attention on single family homes and freehold townhomes that yield a higher return on their investment. This leaves buyers fighting to pick up the existing inventory of bungalows already built. The large majority of bungalows in O...

When talking about design trends we often talk about the colour of the year. In 2019 this colour is the Nightwatch Green.Be prepared to see this shade of green in magazines, on websites, restaurants and shops as well as people homes. Nightwatch Green is a strong and dark colour so it must be used wisely and it is recommended to not overdo it. Painting small sections of the room or perhaps buying accent pieces that showcase this year's colour is best.Have a look below at some websites and magazines using the Nightwatch Green shade.Interested in selling your home and want advice on staging? Price is often the determining factor for potential buyers. Location, layout and amenities are important but in the end most of us have to look at the bottom line. Some sellers believe that if they add a healthy percentage to the price they originally paid and wait for offers to come.  After a few weeks, they will need to adjust their price to market value.Try to put aside your partialityThe memories you have will leave with you once the house is sold and those memories are yours not the buyers.  The buyers want to create their own memories and want to see themselves in the house.  Remember that this is a business transaction, you are selling and they are buying.Upgrades and home maintenance are important factors that will make your house easier to sell but their consideration in the sel...

It's time to get your house ready for the Ottawa Real Estate market. When is the best time for me to list it? A lot of people ask this question. The right question should be "Are you ready to list your home" Different markets across the country have different peak times of selling but in my opinion, the best time for YOU to list your home is when YOU are ready! It is practically impossible to time the market just right. There are many factors to consider when listing your home. The Spring market in Ottawa is usually a bit more active, ore buyers are looking but there are alo more homes for sale, which gives you more competition! The Ottawa Real Estate market has been pretty stable in the past few years so you are pretty safe to put it up when you're ready to list. There are so many steps ...

As a realtor with three decades of experience helping clients sell and buy homes across the Ottawa region, I’m well acquainted with the attractions that make our area a great place to live and buy a home. As I tell clients who are moving to our region from another part of Canada or the world, we’re a medium-sized city with many of the benefits and attractions of larger cities. As Canada’s fourth-largest city (with an estimated population of just under 1 million in 2013 for the city of Ottawa), we have a high standard of living and a relatively stable economy, because of the many federal government jobs in the region. We have wonderful green spaces, rivers and lakes. We’re home to universities and excellent school systems and we have thriving performing arts, sports and restaurant scenes...

Have you ever driven up to a restaurant and your first impression was disappointing? Perhaps the windows looked dark and gloomy, the façade was worn and unattractive or for some other reason it just didn't look like a tempting place to eat.   It could still be a fantastic restaurant – a real gem. But, your first impression has soured your anticipation. If you still walk through the front door, it will likely be with the expectation of being disappointed.   This scenario often plays out in the real estate market as well.   A buyer drives up to a home for sale and quickly forms an impression based on what he sees "from the curb". That's why you'll hear real estate experts talk about the importance of "curb appeal". It's one of the most important selling points of a property.   If you pl...

Even with the holidays keeping many people busy, the Ottawa housing market had a good month in December. As most people know and expect, the month of December, when we’re enjoying the holidays and busy visiting with families, is traditionally a slower month for sales than other times of the year.  But in good news, the Ottawa Real Estate Board reports that sales in December, 2014 were ahead of December 2013 and slightly above Ottawa’s five-year average for December. A press release on the board’s website reports that members sold 640 residential properties through the Multiple Listing Service (MLS) in December of 2014.  While that’s below the numbers for November of 2014 (893 properties), it’s still up from the 609 properties that sold in December of 2013. Those numbers represent an inc...
