Windsor's weekly star studded buy is a Queen Ann style home located in great location near Wyandotte. This property is only going for $80,850, is located across from a church, has a deep lot with a garage, and is going to be snapped up fast. This property is wonderfully located within easy walking distance of all the local amenities, minutes from the riverfront and minutes from downtown Windsor. The property includes 4 bedrooms and 2 bathrooms, property taxes of only $2200 and is currently vacant, which will allow you to pick your tenants and set the rent if you’re looking to fix and hold, allowing you to achieve a conservative 10% Cash ROI; OR if you’re looking to fix and flip, then a conservative return of 36% after holding costs and renovations, can be achieved. I know what you may be thinking, this opportunity is in another city (I had moved to Toronto to work in real estate, only to then move to Windsor a year later). However, what I'm here to share with you is an opportunity that was presented to me, and all occurred through NETWORKING! We've all been there, so wanted to share with everyone who reads this the newest news of my real estate career. I have left Deerbrook Realty Inc. and have joined Manor Realty Ltd in Windsor, Ontario, Canada. Now, enough about me, this opportunity is more then just switching Real Estate Brokerages. It's about me joining a successful team of real estate individuals who have done real well for themselves, and after numerous interviews and long hard talks with many people, I was hired to join the OntarioRCI Team ...

Do we have a chance in getting this home? This morning woke up and had started the day as usual, when was met with horrible news that my buyers offer, even though accepted, has now been cancelled. How you ask? Well, apparently when I took the call from the selling realtor yesterday, I was informed that the financing has fallen through on the previous buyers offer and that the home was now up for sale again. Immediately I contacted my buyers as this was the home they wanted, and we wrote up an offer and immediately sent it over to the selling Windsor Realtor. Later that night I received a call that the offer had been accepted, with the official signed offer being emailed to me. Woo hoo! Called my buying clients right away to tell them the good news. Back to today and the horrible news, a...

Real estate in Windsor is selling like hot cakes this 2013 summer. I have buyers all over the Windsor and Essex County area, that are looking to become first time home buyers, or move, and any home that they like and want to see, ends up being sold within a day or two it seems. I have now been telling my Windsor buyers of real estate that we need to see the home they like ASAP, not 3-5 days from now, because if the home is priced right, it is in a good location, and the home is in good condition, it will sell. Their just doesn't seem to be enough supply of good homes available to all the home buyers out there. As a Windsor real estate agent, I have had to be more on my toes than ever, making sure to look at every new listing that hits the market each day, as well as looking at the prope...

Looking to invest in real estate but there are no deals in Windsor and Essex County. Welcome to the club. It's not easy finding that perfect real estate property that will be the end all to all your financial problems. A little hint, there is no perfect property. No matter how much you look, no matter how many people you contact, no matter how minor the detail, you will never find that perfect home to invest in. That's just because if it was that easy, everyone would do it.  Instead, you must develop a method to find those properties that are perfect, but in your mind. One place to start is to focus on a specific market. Instead of searching on MLS all night long looking for that one house that is way underpriced (and trust me, this won't happen, as a Realtor, we don't price our homes w...

A day in the life of a Windsor Realtor, or for any realtor across the world, most likely can not be summed up in one day because every day brings something new. It has been over a year now since I began my career as a real estate agent, first as a Toronto Realtor, now currently as a Windsor Realtor. And what I did on a daily basis in Toronto, is still different on what I do on a daily basis in Windsor and Essex County. One nice thing is the driving with living in Windsor compared to Toronto. It now doesn't take me an hour to meet a potential client, and another 30 minutes to actually to get into the house or condo (due to the fact there is absolutely no where to park in Toronto). However, minus this fact, and many others, the daily task list of being a Windsor Realtor changes every day....

Finding a home in Windsor, Ontario or in any city is much easier these days with the use of the internet. Because of this, many people wonder why they should use a realtor to help them find a home. I've heard this many times since starting my real estate career, in both Toronto and Windsor. "People can find their dream home on the internet on their own, so what did you do as a realtor"? This is a common question I get, and it just bugs me because there is much more to it then just finding the home. So you're probably wondering, what exactly, so here I will do my best to list exactly what a Realtor does when one does find their dream home. So you found your dream home and you want to purchase it! So what happens next? Well, you have to write-up an offer to purchase this property (assumin...

Working with home buyers in Windsor is a lot different then when working with home buyers in Toronto. For one, they are much more loyal, it seems so far, from my brief experience as well as from talking with other Windsor Realtors. Just other day when sold one my listings on Brimley, the realtor for the buyer had told me he never had his clients sign a Buyers Agency Agreement. This shocked me because this was the one document that you were told to have signed before even showing a home buyer a home. Maybe it's because people are more loyal in Windsor; your word carries a lot more weight then compared to your word in Toronto. I really don't know, but knowing that you are working for someone, and not having to pressure them to sign a contract just so they will work for you, takes a lot of...

When your a Realtor, you are always working. It's Canada Day weekend here in Windsor and no matter how much you'd like to turn off your phone and leave the computer off, it just doesn't happen. Case in point, on Sunday night, instead of relaxing with a glass of wine, it just felt like the right time to catch up on all those tasks I've been putting off. All those emails I've been meaning to send and read. However, what I soon realized is that no one else is working this weekend. Of all the emails that I sent, not ONE has replied. This is good, but again its bad; as its great to knock off these tasks on my to do list! The one task I can't wait to knock off my to do list is the most recent home that was sold. This one included my client purchasing real estate from a For Sale by Owner. Even...

The neighborhood that is the hottest in Windsor may in fact not be the hottest upon further analysis. This was one of the first things I did when I moved to Windsor after talking with my real estate coach, find out which area is the hottest and target that market. So I did the usual, gathered all the sales in the last year and the average price of homes sold and there days on market and was able to see which area had the most homes sold throughout Windsor. However, I didn’t stop there, as figured this didn’t really tell me the whole story, so I decided to dig a little deeper, something I never really did before. Reason behind this was because I figured every agent in Windsor would do what I did, to figure out which area they were thinking of targeting. I wanted to be 100% sure though th...

Being born and raised in Windsor, Ontario, I never paid much attention to the real estate market until a couple of years ago when I decided I myself was going to become a Realtor and help others buy and sell homes. After spending a year in Toronto selling real estate there, I moved back to Windsor and continued my career as a Realtor. I am quickly learning that Windsor's real estate market is much different then the real estate market in Toronto. The main difference being that people love to buy and sell homes on their own here in Windsor; Kijiji is one of the main methods to advertise homes; and Realtors are somewhat frowned upon as people would rather save the thousands of dollars and do it themselves. Upon doing some investigation, I can understand the reasoning behind buying a home ...

So it seems that I have now officially settled into my new (new again, being that I moved back into my old home in Windsor) home. Everything is now unpacked, have let everyone know that I am now living back in Windsor, and that I am continuing my career in the real estate industry. This time however not with RE/MAX, but with Southwestern Ontario’s largest independent brokerage, Deerbrook Realty Inc. The past 2 weeks have been very hectic, trying to get everything in order. Its one thing to move to a different brokerage WITHIN the same city, its another to move to a different brokerage in a NEW city. All my marketing material had to be changed; business cards, flyers, websites, signs and others. I am now all caught up (I think), and can begin focusing on what I do best, helping other buy...

Where do you invest your hard earned money? Everyone is always reading and talking to people about how they invest their money. You have the stock market where you hear about people who day trade and make thousands. You have financial advisors who claim they will get you 20% return per year if you give them your money to invest (at a fee of course). You have your best friend saying they have this new get quick scheme that will make you rich over night! Everyone has heard the various ways one can invest their money; yet, the major problem is no one really knows which the best is. Now there are many ways to look at the best way, and this too depends on the person’s risk factor when investing. Obviously the more risk, the higher the return. The lower the risk, the lower the return. Can’t...
