2010 Christmas Bird Count in Richmond Hill, ON. According to the officail Richmond Hill Naturalists website, the 111th Annual Christmas Bird Count is taking place this year on December 18. The Richmond Hill Naturalists are looking for people with bird feeders to open up their back yards for the Bird Counters. Bird Counters would visit volunteering households ONCE between 8am and 4:30pm on December 18. They will check the yard to count all the birds and bird species that may be seen there for just a few minutes – maybe longer if your yard is particularly exciting at that particular moment!   Twitter lists are a great way to organize people on Twitter. When you’re following 500+ people on Twitter, it gets a little messy! At that point, it’s very easy to lose track of people you have followed and more importantly, people you should be monitoring and following up with. I’m going to show you how to create Twitter lists and how to manage them with the least amount of time.   How to Create Twitter Lists It’s very simple to create and manage Twitter lists. You can create Twitter lists in a few easy steps:   Login into Twitter and click “New List” in your sidebar. Choose a name for your list. Write a description for your list. Choose whether you want the list to be public or private: keep in mind that when your list is public, the person added to the list as well as everyone else...
There are many opportunities to start conversations with your market on Twitter. To grow your business and to grow your presence online, you need ways to target more prospects online for your real estate business. Here are three ways to discover more leads and open the floor to your market: - Monitor keywords. There are keywords that your prospects will include on Twitter which are opportunities that are begging for conversation. Here’s an example: @Sally says Looked at 4 different houses today and don’t know which one is right for my family. One way you can start a conversation is by replying; “Buying a home starts with taking off the heels and getting into running shoes, lol. Anyone that really caught your eye?”That’s the way I would start it because I’m playful and attempt to make ...

You have decided to move. You can't wait to get to the new city or just a new neighbourhood. You just want to pack up, pick up and go.  But before you do, you have to sell your house first and that means you have to open the doors of the house that you have over the years turned into a cozy home, and welcome a parade of complete strangers, the prospective buyers. Preparing your house for sale means taking a step back and taking a deep breath. Once you have made the decision to move, you need to stop thinking of your home as ‘your home' and focus on making your home into a product to sell. Before potential buyers arrive, take the time to take a number of actions to make your home look its market-ready best. GIVE YOUR HOUSE A WORKOUT Start by looking at your house from the outside in. Cre...

House Values in South Richvale Richmond Hill York Region Ontario House Values in South Richvale Richmond Hill Ontario, has climbed up to my expectations.  It was not so long ago that I took a wrong turn (or right turn depends on how you look at it) and end up in the middle of the neighborhood.  From the very moment, I fell in love with it.  This area is located within the four major roads, Yonge, Carville, Bathurst and High way 7.  Its location, type of the houses, available amenities and future opportunities makes it the best nest for any family who wants to have it all. House values varies from low 500k to around 5 million dollars and in a few cases even more.  Lots of custom builders are (and have been) active in the area building new luxury estates in the neighborhood.  The values o...

I want to give another lesson learned from my time last week at Brian Buffini's Turning Point. Brian was giving the example of walking into a store, and say they had a sale on; Would the sales people be walking around with their heads down saying, "Oh no, there is a sale on!...I just don't like it when there is a sale!"? No, they would be pumped up and be saying, "How can I help you?" or "Good to see you. Thanks for stopping by...It is a great day, and there is an awesome sale on. Let me show you around to see all the deals!" Now, I must admit this negative tone can spread among realtors in York Region, Ontario, Canada (good, eh?) and abroad, as well as the whole population. This negatism tries to catch me off guard, and then I have to slap my self back to reality and say, wait a minute...

I just have been at Brian Buffini's Turning Point Retreat in Toronto. Everytime I hear him, there is always something that I take away. To those of you who do not know of Brian he is an awesome speaker and motivator, who presents his points for having a balanced life as realtors, with a good dose of humour, like the heading above. Buffini and Company's motto is "Work By Referral. Live the Good Life". I will focus on "Working By Referral" in later blogs, but will focus in this blog on what it means to me to be "Living The Good Life". Since I have started being coached by Buffini and Company, I now have a keen awareness of having to run my real estate business as a "business" and having balance in the other circles of my life-I will expand on this shortly. Now, it might sound funny to tho...

I was looking at some you tube just tonight and I thought that this video was quite entertaining showing the history of real estate from the 1870's to present. Although it is about the US real estate market, ours does tend to mirror the US real estate market. Fortunately we have not experienced the drop in the ridee as severe to the subprime lending fallout in the US. Although we have seen a little ripple effect. Please do not be concerned about the end of the video that leaves the rider "hanging"...it is not that the market is about to FALL!!...the creator is just waiting for additional data (lol). Here is an article emailed to me by my mortgage broker,Evan Sirota. Breaking news from The Globe and Mail.Banks lower prime rateVIRGINIA GALTFriday, October 10, 2008Canada's big banks lowered...

What is it with the real estate market now? I think we are definitely seeing the effects of the US mortgage hoop-la that occurred earlier this year. I am seeing if a seller is not going to the trouble of having their homes staged and ready for showings, plus if they are not listening to the advice of their real estate agent, then they are going to be extremely frustrated. Sellers have to realise that this is not a seller's market and that they have to be listening to the advice of their realtor when objective information is provided. The statistics that we as realtors are reviewing on a daily, weekly, monthly basis give us the indication of the "temperature" of the real estate market. I was listening to a web-conference from another top-producer today and I really liked the idea of also...

I have to admit that I am embarrassed when I look at the last time that I posted on my blogs.  The excuses have ranged from not enough time to health issues, but no more!  Time for a new start and to try and catch up on all of the news, tips and statistics that are relevant to Richmond Hill Real Estate, Aurora and the rest of York Region, Ontario.  My new motto, as stolen from a speaker at a seminar that I was at today, is "Just did it".  You can expect to see more updates on Toronto area's cooling but strong real estate markets, tips on buying and selling, mortgage rates and information (I now also provide Toronto area mortgage services as a Mortgage One Solutions Inc, Mortgage Specialist) and any other insights that I can think of. Every day I walk my dog, I pass a for sale sign which was there for the past 4 months. This is in a desirable area of Mill Pond in Richmond Hill. All you see is a double garage with a second story above it. You can't see the actual house or the main entrance to the house because of the huge life fence which provides privacy to the current owners. What they and the agent fail to realize is that when people come to look at a house which is listed at $649K, they expect to see a house, and not what looks like a garage with a second story addition. I have spoken to the agent and she said she will get back to me. That was 3 months ago. I can only imagine the frustration of the agent and the homeowners wondering why their house does not sell. I have actually seen numerous potential buyers driv...
