Staging in Vaughan and the Toronto GTA we are asked quite frequently if it is really worth it to stage a vacant home.Home owners and agents alike ask why isn't it better to show a home vacant, doesn't it show buyers how much room there is in a home.We know from experience that buyers have a hard time envisioning the following...will my furniture fit in here or how would I set up my furniture in this room.In this home the first thing we asked the home owner to do was remove the office blinds in every room. Then we asked that the walls be painted a lighter neutral colour that buyers would love.Buyers give an agent a list of things they want however they typically buy on emotion every time. Buyers will say they "knew" as soon as they saw the house they knew it would be their new home. All I...

Toronto Real Estate Board reported 1,469 sales through the TorontoMLS system during the first two weeks of January 2013.  This result represented an increase of 2.4 per cent over the 1,435 transactions reported during the same period in 2012.   "The New Year started off on a positive note with residential sales slightly above last year’s levels,” said Toronto Real Estate Board (TREB) President Ann Hannah.  “I am cautiously optimistic about this result.  It will be important to watch sales trends closely as we move through the first quarter to see if some of the households who moved to the sidelines as a result of stricter lending guidelines are starting to renew their decision to purchase a home.”   The average selling price during the first 14 days of 2013 was by up by four per cent on...

Do you notice how much hotter the sun seems to be now?  I guess we are all paying for our collective sins of the past.  We have been warned about the thinning ozone layer since the 1960's, maybe even earlier, but many of us didn't bother.  I have never seen UV Indexes of 10 and 11 before in Southern Ontario, but this summer it is commonplace. The weather is bearable in the shade, but if you have to be out in the sun, tensions frazzle fast... Since I stopped traveling on the major highways on a daily basis and stopped having to regularly drive the rush hour race, I think I have been evolving into a more generous driver.  I am definitely much less aggressive. Yesterday, I had an Open House in Uxbridge, and had to drive through Newmarket.  Newmarket is a town that has become the central pl...

For the past two years I have loaded up a truck with pumpkins and drove them around to my past clients and friends. They were allowed to pick out a pumpkin for there front step. It gave me a great reason to stop by and say hi. I also sponsor two hockey teams in Newmarket and East Gwillimbury (Sharon) and after a game they are allowed to come pick out a pumpkin. Their is no sense in sponsoring a team if you don't go out to meet the parents!

I don't think it's the start of a trend, but sooner or later, someone in Canada was going to borrow this incentives idea from the Brits. Country Wide Homes took out a half page ad in the weekend Toronto Star.  The builder is offering a 2010 fuel efficient vehicle (ok, it's a Kia Rio, valued at $7500) with another $7500 in builder upgrades with the purchase of a new home in Newmarket.  (Alternatively, pick a different Kia vehicle and pay the difference, or get $15000 in builder upgrade.) Also worthy of mention is that the 90 detached homes planned (on 36' wide lots) for this community are all designed to Energy Star energy-efficient standards.
