"Your intentions establish your expectations, and your expectations influence outcome." I copied these words from the book "Grow Younger, Live Longer" by Deepak Chopra and read them everyday in 2010. As I progressed through 2010 I started to see some incredible changes in the growth of my business, it almost doubled! I was able to take almost 5 weeks of vacation, my health has been outstanding, I reached the weight level I intended to get to, made some new friends and have a calmer and more philosophical look concerning real estate. Every new year in the past I had set goals for myself and seldom attained them(in hindsight, they were lofty) which in turn caused frustration and ego name calling! I had always read that you will never rise higher than your expectations and now I believe th...

2010 Home Sales in Old South, Wortley Village For 2010, real estate sales in Old South and Wortley Village were quite vibrant considering the economy and the naysayers predictions of doom and gloom. In 2010, the average listing price of a home in Old South was $261,111 versus $242,683 in 2009 Homes sold for 99% of asking price in 2010 while in 2009 that number was 97% 202 homes changed hands in this trendy neighbourhood of London and it took an average of 29 days for a home to sell in 2010. What is the best way to go about locating and finding a one floor bungalow, ranch or raised ranch in London Ontario? Most folks go to MLS and put in a price range and start their search there or pick up all those glossy real estate magazines and ooh and aah at all the pictures!  When I start showing my clients houses, they comment they didn't see that one on the internet or they comment on why most of the houses in the magazines are sold or have an offer on them. (Because, most glossies are published monthly or at best, bi-monthly. If I pull up bungalows and ranches available for sale in London today this is what I have found: 41 from $98,500 - $149,900 86 from $150,000 - $200,000 95 from $200,000 - $275,000 48 from $275,000 - $350,000 32 from $350,000 - $450,000 43 over $450,000    Now ...

Highrise apartment condos in London Ontario continue to offer some of the best values in real estate. I was comparing some apartment condo prices with a client from Toronto who is being transferred to London and she was amazed. You don't have to spend $300-400,000 to buy a great condo apartment in London. For example, look at the followig: 14 from $71,900-$97,900 45 from $100,000 - $150,000 33 from $150,000 - $200,000 15 from $200,000 - $275,000 6 over $275,000 Condos that you would have to spend $285,000 to $400 + you can get here in London starting around $150,000 or so! was looking for homes for sale in Uplands in North London for a client who is being transferred here and I found 5 resale homes and 4 new builds. They want at least a 4 bedroom, double garage in the $400-$500,000 range and have made an appointment to see 3 of the resale homes. As a matter of interest, there were 2 condos for sale, all one floor attached with double garages. I always have out of towners looking for a high end condo which these 2 are. Just 2 weeks ago I had shown some other clients properties in Uplands and I had a wider choice, which tells me Uplands is a sought after area because of location and schools!

MLS sales bounce back in November For the first time in months, home sales showed an increase in November. While the number of sales increased, average prices flucuated up and down depending on the style of home. Get Your Rent on Time           Even with thorough screening, tenants' circumstance change and they fall behind in their financial obligations. There are a few different things that landlords can do, depending on the tenant's source of income.   ·        If the tenant's income is Ontario Works (OW), arrangements can be made to have the rent paid directly to the landlord. The tenant has to make the request through his/her case worker. Please note that the tenant can cancel this arrangement at anytime.    ·        If the tenant's income is from the Ontario Disability Support Program (ODSP), similar arrangements can be made, although it is harder. The tenant has to request direct payment to the landlord and the landlord has to prove non-payment of rent for at least two or three months.   ·...
