Houses in Byron have sold quite well as of April 28, 2011 with 56 homes selling and  on average these homes in this great sought after neighbourhood were on the market for only 48 days!   As with most averages, some numbers can be deceiving , however, as I am aware of 13 of these homes which only took 3-5 days to sell! Homes that are priced well, in great shape are always sought after and I am a believer that facts leave clues.   The average selling price of a home in Byron was $323,330 and the average sold price was $315,919 which was 98% of the asking price. 23 condos in Byron sold so far with an average sold price of $222,148 which was 98% of the asking price of $227,448.   As you can see, Byron real estate for the first 4 months in 2011 was active and I feel very strongly that May a...

Contrary to popular belief, when selling your London Ontario condo its value is determined by one thing and one thing only - what a qualified buyer is willing to pay for it. No more and no less. Sure, many sellers will argue that their condo has an insurance replacement value, or an appraised value, or a tax assessed value, but unless your insurance agent, your banker, or your tax assessor is willing to write you a cheque for the condo - guess what? None of that matters. A home without a buyer has no value in the market place. Sure it might have a value to you the seller, and it might have a value to your banker, and to your insurance agent, and to your appraiser. But none of these people are buyers. So here is the secret to pricing your condo to sell - It's not what you think the condo...

If you are just starting out in life or re-starting your life again after a few setbacks and want to own a home, here is a house at 317 Boler Road in Byron that will be a great start.  Listed at $160,000 in the heart of Byron, there are no other houses in Byron under $210,000 at the moment. So yes, you can buy lots of properties in London Ontario for under $160,000, but not in Byron!   And yes, you are going to have to replace some windows, redo the kitchen, do some painting and redo the floors, some drywall, this place is livable.I should say livable for those who understand that to get ahead, sometimes you have to sacrifice a bit, and I know most are aware of that, how do you think your parents or others can afford the home they have now?   They were willing to pay the price!    Are ...

The White Oaks neighbourhood is a classic illustration of a balanced real estate market. House prices are steady and homes sell in a reasonable amount of time. Buyers have a selection to choose from and time to make their decision in one of London's most affordable neighbourhoods. In February 2011, the top performers were detached homes over 25 years old with an average sale price of $199,500 and a year to date average of $194,536. The average price of these homes was $190,096 in 2010. Townhouse condos rebounded in February with 6 sales averaging $123,733; up considerably from 2 sales in January for $99,000 For a more in-depth analysis of the White Oaks real estate market

Lambeth is a neighbourhood in the south west of The City of London, Ontario, Canada.     On January 1, 1993, the Town of Westminster, including the village of Lambeth, became part of the City of London. To this day, some residents refuse to call the neighbourhood anything but Lambeth, Ontario.                                            Lambeth is a few minutes to London, great shopping, dining and social events are all close by. The 401 and 402 highways are 3 minutes away and within a 20 KM drive are 6 golf courses!     Schools and churches are close by along with professional services. Lambeth has homes from an entry level to executive homes and condos.    As of March 8, 2011, 14 homes have sold in Lambeth at an average selling price of $344,064 and on average, 70 days to sell.   ...

There were 14 homes that sold in Summerside so far this year from January 1 up to March 3, 2011.      11 houses sold at an average price of $250,808 and 3 condos at an average $182, 567. On average it took 44 days for a home to sell and the sold for 99% of asking price which shows the London Real Estate market is stable and no where near a bubble as some economists predict. There is still still a lot of new construction in Summerside along with a church, new retail and recreational fields. Summerside is access to the 401 highway, Airport Road, St. Thomas, Ingersoll and Woodstock.

25 houses exchanged hands in Old South London & Wortley Village from January 1, 2011 to March 3, 2011.    The average selling price was $228, 544 and on average it took 49 days for a home to sell! Old South London remains a desirable neighbourhood with its own distinct mix of art, dining, culture and house styles. I am predicting a very hectic spring make for this neighbourhood as more and more home buyers are shying away from cookie cutter homes, small lots and little privacy. To keep abreast of this fast market and more insight of this great London neighbourhood, keep in touch.

552 homes exchanged hands in February 2011 in the London, St. Thomas area, down 8.8% from the previous year. A factor that was quoted by our local real estate board (LSTAR) was that we have to take into consideration the weather in January, which was unusually cold and snowy for our jurisdiction.   Below are some previous February Stats. Year FebruarySales 2011 552 2010 605 2009 480 2008 687 2007 708 2006 615 2005 657 2004 671 2003 619 2002 703       February 2011 sales included 436 detached homes (down 10.7% from the previous year) and 116 condos (down 0.9% from the previous year).  "When trying to determine how much properties have appreciated over time, we're starting to look more at their increase from one month to the next, rather than year over year," explains the president of...

Uplands in North London is proving to be a desirable location in London Ontario because of easy access to the downtown, UWO and London Airport.
