619 detached homes and 131 condos exchanged hands in London and St.Thomas area in South West Ontario in April 2011, for a total of 750 transactions.   The average price for a home of any kind in LSTAR's ( London St.Thomas Association of Realtors) jurisdiction was up 5.5% to stand at $242,111 from March 2011 to April 2011, while, year to date, the average price for a home is $232,329, up 3.9 % since January 2011. The average price for a home in London's sister city, St. Thomas year to date stands at $188,694. This month, as in previous months and years, homes in LSTAR's jurisdiction maintain their affordability compared to other major Ontario and Canadian centers.    Stoneycreek is still growing and from January 1, 20111 up to may 5, 2011, 28 houses sold at an average price of $268, 055 which was 98% of the asking price and these houses took 42 days to sell!    19 condos sold, $176,453 was the average selling price and were on the market an average 48 days.   Stoneycreek as with the rest of real estate in London Ontario, is stable, we do not experience the peaks and valleys of other Canadian cities and we have the amenities to as well.   As a real estate professional, knowing London, the schools, churches, shopping and recreational facilities are just part of helping both buyers and sellers make good decisions when it comes to real estate.  I can prove it!

  41 homes sold in Lambeth and Westwinds neighbourhoods in South West London from January 1, 2011 to May 4, 2011.   The average asking price was $371,188 and the homes that did sell, sold for 99% of asking and these were on the market an average 70 days.   Lambeth is rapidly growing with more retail and new subdivisions being started. 59 houses exchanged hands in Old South London & Wortley Village from January 1, 2011 to March 4, 2011.    The average selling price was $254,565 and on average it took 46 days for a home to sell and these homes sold for 97% of the asking price! Old South London remains a desirable neighbourhood with its own distinct mix of art, dining, culture and house styles. I am predicting a very hectic spring make for this neighbourhood as more and more home buyers are shying away from cookie cutter homes, small lots and little privacy. Pond Mills in South East London Ontario remains one of the best values in home prices with 22 houses selling from January 1, 2011 to May 3, 2011 for an average price of $207,725 and it has taken about 33 days for a home to sell.    For condos in Pond Mills, $126,755 was the average asking price, 15 have sold since the New Year and these were on the market an average 43 days!   Pond Mills has a lot going for it and not just lower house prices.     From January 1, 2011 to May 3, 2011, 15 houses changed hands in the Riverbend area south of London with an average selling price of $483.919 and 2 condos sold,one in the $600,000 range & the other at $380,000.    The average days on market was 71 days and these homes sold for 97% of asking price. Historically, this neighbourhood picks up real estate steam in the spring as snowbirds return and the many area golf courses open up.   If you are thinking of movng to this upscale neighbourhood, you have many options open to you, depending on your life style!   There were 34 homes that sold in Summerside so far this year from January 1 up to May 2, 2011.      27 houses sold at an average price of $249,881 and 7 condos at an average $204,143. On average it took 45 days for a home to sell and the sold for 98% of asking price which shows the London Real Estate market is stable and no where near a bubble as some economists predict. There is still still a lot of new construction in Summerside along with a church, new retail and recreational fields. Summerside is proving to be a well priced neighbourhood in London Ontario and the growth is well planned and steady. Summerside is access to the 401 highway, Airport Road, St. Thomas, Ingersoll and Woodstock.

   Homes in Sunningdale, a trendy neighbourhood in North West London with easy and quick access to UWO & Masonville have been seling quite well up to May 2, 2011. 20 houses sold From January 1 of this year to present for an average price of $582,815 and on average, these homes took 63 days to sell & sold for 96% of asking price.    10 condos sold at an average selling price of $299,230 which was 98% of the $305,800 asking price and only on the market for 43 days!   Sunningdale remains a sought after neighbourhood because of its location, schools and shopping.    Houses start in Sunningdale from $325,000 and up.   Once again, homes in the Whitehills, Hyde Park neighbourhood in North West London are selling quite quickly.   As of April 29, 2011, 115 houses sold and 28 condos sold, houses for 99% of their asking price and get this, condos 102%!
