And get this. Single family building permits are up 10.7% over a year ago, at their highest level since 2007, showing a continuing uptrend. Those of us who are optimistic about the housing market were well looked after last week. The National Association of Realtors (NAR) reported Pending Home Sales in October hit their highest pace since July. This was only a slight gain over September, but 1.8% ahead of a year ago. The NAR's chief economist pointed out, "buyer demand has remained strong...in a majority of metro areas." The evidence? Of the homes purchased in October, 40% sold at or above list price, versus 33% a year ago. We were certainly traveling on happy trails last week following two upward trending housing market reports. New Home Sales in September went up 3.1%, just shy of a 600,000 unit annual rate. Compared to a year ago, sales are up 29.8%. If that doesn't make you happy, consider this. After experiencing a summer lull in August, new home sales in September posted their fastest sales pace since 2008, excluding July's excellent numbers. The biggest obstacle to higher sales remains low inventories. As those slid in September, it shows builders are falling behind demand, so there's lots of room to increase construction activity. A major real estate data and analytics provider reports a 6.3% year-over-year rise in home prices as of December.
