WOW...IS about all I can say about the property management that shall remain nameless in Tulsa Okalahoma.  How hard is it really?  That property management team that has been hand selected by my Realtor in OK has been nothing but problems.  Now I own property all over the U.S. and have never come across anyone that could do so much damage in a short amount of time...but I guess that is what I get for assuming. 1.  I am missing thousands of dollars with no explanation----sounds like small claims courts I know!2.  Unit has been vacant since December with no light at the end of the tunnel.3.  No return phone calls from my tenants or myself.---sounds like a flight to their doorstep!and the list goes on and on....If anyone out there has any ideas of who would be good for property management ...

It was a rainy day in Tulsa on Sunday.  I had a scheduled open house at 1137 N. Cheyenne Ave.  Unfortunately, I didn't have a single prospective buyer.  However, it was quite a successful open house.  How is that possible?  The open house was scheduled in conjunction with another Brady Heights event to work on the Tulsa Spirit monument which will be erected at the south entrance to the neighborhood. Below are some photos from the event:Several neighbor kids and adults dropped by to get their hands dirty and put their talents to good use.  The mosaic tile below is one of four that will be part of the monument.  Some of the glass used in the mosaic came from neighbors (antique dishes, etc.).  The mosaic tiles have also been worked on by several groups such as children at Emerson Elementar...

The Riverview neighborhood has been nominated for a National Historic Designation.   We have been work on this for about 2 years and things are really starting to happen.   At the next Neighborhood Association meeting Amanda DeCort from the Tulsa Preservation Commission and Jim Gabbert from the state Preservation commission will give a presentation about the Historic Designation.   The meeting will be March 13, 7 PM at Trinity Greek Orthodox Church at 12 & Guthrie.   For more information to see the district on a map go to http://www.riverviewtulsa.com/

The Riverview Neighborhood was named after the Riverview Elementary school that was at about 12th  & Guthrie.  The school was torn down in 1975 to make way for the Broken Arrow expressway.    The neighborhood boundaries are The Broken Arrow Expressway south to 21 Street, Riverside Drive to the West and the Katy Railroad walking trail to the east.  This uptown area has a front row seat to some of Tulsa's most popular events including, 4th of July Fireworks, the Tulsa Run and the Tulsa Tough Bicycle race.    The Neighborhood as an electic mix of architecture, it has everything from 2 bedroom condos to 6000+ sq ft mansions and everything inbetween.  To get more information about this great neighborhood visit our website at http://www.riverviewtulsa.com/

Tulsa is the second-largest city in Oklahoma and is located in the northeastern part of the state. Wichita lies 133 miles to the north, Oklahoma City is 100 miles southwest, Dallas is 235 miles south and Little Rock is 223 miles southeast.   Tulsa History The earliest settlers of the area date back to the Ozark Bluff Dwellers. Half of the Tulsa area employers answering a survey plan to add jobs in the first quarter, Manpower says. The Tulsa area job market should be among the strongest in the nation during the first quarter of 2007, according to the Manpower Employment Outlook Survey.  From January to March, 50 percent of companies interviewed plan to hire employees, while only 3 percent expect to cut their payrolls, according to the survey. An additional 37 percent expect no change to their current staff levels, and the other 10 percent are uncertain of their hiring plans. My local board, the Greater Tulsa Association of Realtors (GTAR), recently posted the following stats:November homes sales (compared to Nov. LY)Tulsa  UP 2.4% (UP 4.3% YTD)Oklahoma  DOWN 6.1%Natonally  DOWN 10.2% Median home priceTulsa  UP 3.4% to $122,200Oklahoma  UP 1.9% to $120,938Nationally  UP 3.6% to $217,200With 5,939 active listings, Tulsa maintains a 6 month listing inventory compared to 7.3 month national listing inventory.  What does all of this mean for you as the consumer?  This USA Today article says it best.  Tulsa is still one of the most affordable places to live & invest!

Yesterday I received a greeting card in the mail.  On the front was beautiful artwork of a Tulsa landmark and the inside read "As we launch our Centennial Year, join with me in the spirit of progress and peace to make life better in Tulsa!"  It was signed "Kathy Taylor, Mayor"On the reverse of the envelope in small print it read "Printing and postage costs were at no expense to the City."  This is the same mayor that refused to collect her salary the first year in office to assist the City in regaining control over its expenses.This is the same mayor that did a complete overhaul of city government in her first 100 days.  She consolidated departments, reorganized others, and trimmed the fat all around.  She has hired talent including numerous individuals with business experience as oppos...

I was pleasantly surprised when I moved to Tulsa in 2000.  I moved here for my first job out of college and I promised myself I'd force myself to stay for 12 months to gain the work experience and then move on to bigger and better things.  Well, 7 years later I have to admit Tulsa is a perfect fit for me.And I continue to be surprised from time to time.  I found out a few months back, and was reminded by an article in yesterday's Tulsa World, that Tulsa - through a 1969 city ordinance - requires that 1% of construction costs be tagged for art if a project costs $500,000 or more.  That's incredible!!!!!  That means $1.9 million has been designated for public art projects with the construction of our new downtown arena.  You can't tell me that the arts commission isn't pumped about that. ...

In our seemingly always prosperous, untouchable little slice of heaven, we Tulsans tend to think everything is always going to be good.  And we've certainly had a pretty good run the past several years. Although the local real estate market saw signs of a slight slump in the fall, there is hope!  An article in today's Tulsa World says that employment rates will be heading upwards in 2007.  With companies like Boeing and Whirlpool looking to expand job growth, our Vision 2025 projects coming realities, and our ever diversifying community we have reason to anticipate a great new year.  Of course, more jobs equal more money for Tulsans to spend - and we're very good at that, aren't we?  This is good news indeed.  Here's to a prosperous 2007!

Here's another idea that came from MasterMind:For a listing that has lost momentum (or is just plain over-priced), rather than one large price reduction suggest several smaller ones.  For example, on a listing that's $149,000 rather than a $2,000 price reduction, reduce the price $500 every week for 4 weeks.  Purpose:  the listing will have quadruple the exposure on Hot Sheets!

This is a tip for others in the real estate industry, but a consumer can appreciate this as well.  Recently I attended MasterMind in Austin (email me if you'd like to know more about MasterMind at Keller Williams Realty and how you can attend one in 2007).  At one session we (2000+ mega-producers) brainstormed on the question "How to sell a listing in a slumping market."  I have pages of notes from the session but here is the gem....  Scenario:  Great listing, multiple showing, no offersSolution: when an agent shows your listing twice to the same buyer and still does not bring you an offer, sit down with your Seller and draft an offer to the Buyer.  That seems so simple, but it's very outside-of-the-box in my opinion.Why it works:  as you call for feedback after a showing, jot down the ...
