When I hear from investors who want to buy in Oklahoma City they always want me to fine them "the deal". The deal often would be find me a home around $60,000 instead of those $140,000 homes you recommend, I can buy more. Too often that home needs a lot of money put into it to make it rentable, and most of the time it is in a neighborhood going nowhere but down. Yes, there are more people who could pay $700 a month versus $1250 a month but consider this: Many of these people not only have poor credit but also poor rental history. They think that $700 is all they pay but when they live in the house they also find out that the energy efficiency is poor and their utility bills are high which keeps them moving. It is also statistically proven that eviction expenses are more prevalent as wel...

The investors you buy rental homes in Oklahoma City are diverse. They come in all ages, incomes, and of course they express different desires about what they want to achieve. The first main task I have when I meet new investors is to determine a strategy that is not only realistic, but has the best chance of succeeding with a minimum of risk. Of course anytime you put money into an investment there is risk, but real estate has historically been on the low side done properly and conservatively. If I talk to some who is 30 and they are going to work another 35 years, what we plan together is going to be different from a 55 year old who has never purchased a rental home but wants to have retirement income in their upper 60s. It is also different for someone with $500,000 in cash put back v...

This story about my biggest social media success is one of those true but stranger than fiction stories and the old game of the 6 degrees of separation has been whittled down considerably by using the web to connect and this is a one degree story about marketing Oklahoma City real estate. Over the last three years I have been shifting my online marketing to video to capture real estate investors by doing talking head video to explain market conditions, investment calculations and what they mean, and the whys of investing in real estate for long term wealth building. I am a 100% investment specialist and I only want to deal with those who comment to multiple purchases and I don't work with the flippers. After 27 years of success at doing this I can leverage my reputation and work with se...

Oklahoma City Dining, Food, Fun and Real EstateThe Plaza District in Oklahoma City The Plaza District: My Review of Oak and Oar for Food and Fun in OKC! I've had a lot of fun touring the fun areas in OKC. Great time to live in Oklahoma City and The Plaza District in Oklahoma City is a great area to explore. One of the best places there to explore is a restaurant called Oak and Oar. They have a really unusual concept on beer that I like. They have 36 beers on tap and the selection is always rotating which which means you're never going to run out of beer selections here. What I really like about the restaurant is the unique appetizers, salads, and the great sandwiches they have there. It's really a great dining experience. Here's my recommendation for the best thing to eat there. Chicken n...

Oklahoma City real estate for sale like in many cities is starting to create difficulties for first time home buyers who typically need an FHA low down payment loan and closing cost help from a seller. Our solution to this housing crisis is to build more duplexes. Building new duplexes cuts down on the land cost, often by half, and are more efficient to build with a single roof line and other parts like a concrete slab done at one time. The net result is we can offer a new home as a half duplex that is deluxe with granite counters in kitchen and baths, cast iron tubs with tile surround, and stainless steel appliances just like in more expensive homes. Not only that they can be as low as $140,000 with a $5000 closing cost allowance per half duplex. This opens up home ownership to a great...

As many economist have said, this is the best energy downturn you will ever see in Oklahoma. Despite prices that at one time fell to below $30 a barrel, Oklahoma oil has recovered to $44 a barrel and predictions are for higher prices by the end of the year. As I had stated before in Oklahoma City real estate market conditions, even with oil at lower prices our jog growth and unemployment rate have both stayed the same. What is interesting about oil drilling in Oklahoma is that extraction cost are about $14 to $22 a barrel, so recently Devon Energy, one of the biggest independents and located in downtown Oklahoma City reported that oil above $40 yielded a return on investment of 40%. In other words, it is time to drill again. The pace of drilling will grow steadily because oil at $65 a b...

http://virtualrealestateteam.com. 54% of all baby Boomers worry that they do not have enough savings to last. 34% of all adult Americans have less than $1000 in savings so what happens when younger people want to have a nest egg? It is always important to diversify investments but the stock market is timing oriented and most Americans have a tough time knowing proper valuations. Risk is also an issue so this is where I believe real estate is the one asset right now that has the lower risks and the easiest to value. Even my own stockbroker told us at the end of last year to buy real estate and not stocks. First, real estate can be easily valued with appraisals, market analysis assessment, and online records that are constantly being updated. In many markets like Oklahoma City, real estat...

As a native Oklahoman who grew up in Oklahoma City I can remember times where living here was like watching paint dry! After the oil bubble burst in 1982 it was probably at its worst with a deep recession that took over a decade to start climbing out of again. What our city fathers and business people in cooperation with the citizens was nothing short of remarkable. We are in our third MAPS project where a one cent sales tax extra builds infrastructure with no debt and addresses our deepest needs. We are now a city with plenty to do and maybe we will have an NBA championship this year with The Thunder. Our downtown has become a great place to go and The Bricktown area which was a warehouse center of red brick buildings now has over 80 restaurants and clubs, a canal, and the growth is ex...

The last video I did about investing in Oklahoma City real estate or anywhere was I.D.E.A.L. This time I want to talk about R.I.S.K. Anytime you investing in anything there is risk involved and what level of risk you are willing to take has to be factored into your ideal real estate investment. In this video we will talk about R, the reliability of the investment. Is it safe and long term or are you doing a fast turnaround flip? Are you investing in a conservative market or types of investment or do you embrace volatility? The I is for interest rate, and if you are doing a long term Oklahoma City real estate investing should you wait two years where rates may be 2% higher cutting into your cash flow? Are you using hard money at 14% to finance your flip and what are the consequences on p...

The initials in the title stand for what I think you should be looking for in an Oklahoma City real estate investment. This idea came from a Dallas gentleman, Pat Zaby, who has many REALTORS® including me in the art of real estate investment for the first time. To thank Pat I wanted to, with his permission take about I, income with positive cash flow, D depreciation of the home itself that can offset taxes, E which is equity with a healthy down payment and as your renter pays it down your equity builds up, Appreciation so when you buy in a good market in the right location values increase, and L which is leverage by using the banks money for an 80% loan you still have positive cash flow and the money to buy more. This constitutes a quick check list that you can ask me about or any real ...

Oklahoma City continues on a good pace of sales in housing although a bit of a slowdown has been going on since last November. For two years the market double its normal appreciation because of extremely low inventory levels and low interest rates, so the slow down is really just a return to the typical level of sales and appreciation. One huge plus for us is despite the energy business being off, other employment areas like engineering and medical research has surged, keeping our unemployment at a steady 3.3%. With he recovery of energy prices above $40 a barrel for oil, we are now seeing a resurgence in employment here so that will add to an already growing economy. Oklahoma City has always been one of the most steady and predictable real estate markets with a high affordability index...
