If you are considering house hunting, is now the time to get a good mortgage deal? With recent news headlines on the government proposal for a breakup of Fannie Mae and Freddie Mac, it may indeed be the best time to get in on the good rates. Fannie Mae was established in 1938 to raise the number of homeowners. In 1970, Freddie Mac was started, essentially to divide the pie by removing the monopoly. Fannie and Freddie are the two largest government-sponsored enterprises (GSEs) for residential mortgages. As a USAA member I receive their publication, USAA Magazine.  Do you get it to too?  Yesterday the Spring 2011 issue arrived.  I gave it a quick flip through while I made dinner.  And I'm glad I did.  I stumbled on an article entitled, USAA's 10 Best Places for Military Retirement.  Since I'm an Oklahoma City REALTOR it definitely caught my eye!  I was curious which cities made the grade.First, here's how they said they made their selections.  USAA worked with military.com and Sperling's BestPlaces to compile their top 10 list.  They looked at things like available health care, employment, education, real estate, and proximity to military bases.  They also spoke with retirees in the areas.Drum roll please...  Listed at number 2, was our very own Oklahoma City!  Can you hear the crowd go...

When you start looking at investment homes in Oklahoma City, you have to keep a few things in mind. Is it going to make you money down the road? Is it worth the price?Many brokers will try to tell you to figure out the CAP rate (capitalization rate) by taking the Net Operating Income (NOI), dividing it by the sales price, and you will have your final figure. Shawnee residents may have noticed some new faces in their area, and that is because their population is growing by 100 residents each year.
