http://virtualrealestateteam.com. For the last ten years when i talk to out of state investors about buying Oklahoma City homes for sale they always ask me about what is the appreciation. What I tell them is that plenty of investors lost all their money in 2008 because they bought on appreciation and not positive cash flow. If you want to buy investment real estate in Oklahoma City you should always look first to what is real and has metrics to prove it, cash flow. Appreciation is still important and a bonus but if you go for monthly positive cash flow then for the long term changes in market appreciation does not affect you and you do make money. If you want to know more about why Oklahoma City investment real estate is on Forbes top ten places to buy, email me at joe@joepryor.com.

http://virtualrealestateteam.com. The real estate bubble bursting in 2007 started an investment frenzy in bubble markets but Oklahoma City real estate was not the choice because simply we had no meltdown. Now that excess distressed inventory has been absorbed mostly by investors the question is where do we go now. The answer for both individual and institutional investors is secondary markets that exhibit remarkable stability. Oklahoma City real estate for sale is one area where investors from all over are coming to. Our low vacancy, solid economy, home values that you can trust, and rising rents is where I believe you should be. If you are interested in seeing what type of solid long term return on investment is with Oklahoma City homes for sale please contact me at joe@joepryor.com.

As a REALTOR® working with you I don't decide on what floor plan suits you best but I do know that an Oklahoma City  home to live in is a very large investment of money so having an agent who understand the return on investment of a personal home gives you the checks and balances so economically you make the right decision. http://virtualrealestateteam.com. The Oklahoma City real estate market in 2014 is still going strong. Oklahoma City homes for sale keep shrinking in numbers and now the absorption rate is biased towards sellers instead of buyers and in some market areas and price ranges only one to two months of inventory exist, and four months overall. Interest rates have risen a bit but this just seems to have gotten people off the fence and buying now instead of waiting until summer. The good news for buyers is that our appreciation does not spike so prices go up gradually and affordability is still strong in Oklahoma City real estate. For more specifics about Oklahoma City real estate market conditions please email me at joe@joepryor.com.

http://virtualrealestateteam.com. If you are buying Oklahoma City real estate investment for sale it is important to verify supply and demand issues. In our local listing service I can go into a neighborhood and find out how many non owner-occupants own property there. If I see anything over 10% this is a red flag to me because to much supply in a small area means lower rents and longer vacancy. Investment oriented REALTORS® should always due their due diligence in determining if where you buy will mean year after year rent increases and low vacancy because that is how we build trust in our expertise. If you are interested in purchasing Oklahoma City homes for sale for investment purposes then please contact me for more information at joe@joepryor.com.

http:virtualrealestateteam.com. In almost all situations in investing in Oklahoma City real estate the schools system is one of the most important factors in getting the highest rent. In more specific that the district a specific school that is a new facility and is located close to the rental home can make a big difference. This means that in greater Oklahoma City going to suburban schools like Edmond, Deer Creek, Yukon, or Moore to name a few is where we like to put our Oklahoma City investors. Another factor is the outstanding road systems we have the quick drive time means that the school is more important than the distance to work. http://virtualrealestateteam.com. Since the 2008 housing meltdown real estate markets like Oklahoma City have been avoided and bubble markets exploded in popularity with both corporate and individual real estate investors. Now those markets are over saturated with investment property, yields are going down, and finally investors are focusing on traditional long term real estate investment markets like Oklahoma City that are not "get rich quick" markets rather offer solid returns over a long period of time, say 7 years of holding. http://virtualrealestateteam.com. Oklahoma in 2014 is a diversified economy but with strong sectors like energy and agriculture, it makes a city like Oklahoma City the best place to put you real estate investment funds. Besides these two sectors Oklahoma City us the state capital, is home to three of the largest energy independents in the world, and has Tinker Air Force base, the largest air material center in the world, and home to thousands of private contractor jobs with the largest presence by Boeing. State and local tax revenues are climbing, public sector jobs have not been cut back, and with no real estate bubble, Oklahoma City has been and will continue to be a lower risk real estate investment area.  Buying a Home in Oklahoma? Oklahoma Home Buying Advice: Don’t Look Before You Think  It starts innocently enough... you pass a house in a great neighborhood you like. Quail Creek, Whitehall, Nichols Hills...  you hear someone is selling their home, you happen to look up home prices online. Before you know it, you’re knee-deep in home shopping and open house visits. As a professional real estate agent I can assure you that this can actually be exceedingly dangerous to your financial future. Falling in love with a home before you actually know what you want in a home is risky. To avoid the “buy first, think later” syndrome that burdens family finances, marriages, and work life, ask yourself these important questions: 1. How much do we want to spend each month on home expenses? There’s a ...

http://virtualrealestateteam.com. The Federal Reserve announced in December that Quantitative Easing will be tapered starting with a $10 billion monthly reduction in purchases of treasuries and mortgage backed securities. If you are looking to purchase Oklahoma City homes for sale for investing or as an owner occupant, what will at least the next six months look like? These are my predictions for what I see through the first half of 2014 and if there is stability at the federal level and if we believe in no major disruptions this is what it should show as we are still in an era of low inflation and private sector money flowing back into mortgage backed securities. If you are interested in purchasing Oklahoma City real estate for sale for any reason, please contact me at joe@joepryor.com.

http://virtualrealestateteam.com. Oklahoma City real estate investment has been a steady and predictable climb upward in return on investment. However, nationally we are seeing previous bubble cities like Phoenix, Las Vegas, Atlanta, and Orlando among others that had intense investor activity that now are showing increased vacancy and lower rents because of too much supply. In Phoenix unlike so many US markets there is actually a rise in inventory as investors now start leaving a heavily over saturated market. This also will affect owner occupant housing since these investors bought low and now in many cases are desperate to sell at any price. Stay with markets like Oklahoma City which will give you safe and predictable yields. For more information about investing in Oklahoma City real ...
