Do you buy real estate investment on cash flow or appreciation?

http://virtualrealestateteam.com. For the last ten years when i talk to out of state investors about buying Oklahoma City homes for sale they always ask me about what is the appreciation. What I tell them is that plenty of investors lost all their money in 2008 because they bought on appreciation and not positive cash flow. If you want to buy investment real estate in Oklahoma City you should always look first to what is real and has metrics to prove it, cash flow. Appreciation is still important and a bonus but if you go for monthly positive cash flow then for the long term changes in market appreciation does not affect you and you do make money.
