What I tell them is that plenty of investors lost all their money in 2008 because they bought on appreciation and not positive cash flow. If you want to buy investment real estate in Oklahoma City you should always look first to what is real and has metrics to prove it, cash flow. Appreciation is still important and a bonus but if you go for monthly positive cash flow then for the long term changes in market appreciation does not affect you and you do make money. Oklahoma City homes for sale keep shrinking in numbers and now the absorption rate is biased towards sellers instead of buyers and in some market areas and price ranges only one to two months of inventory exist, and four months overall. Interest rates have risen a bit but this just seems to have gotten people off the fence and buying now instead of waiting until summer. The good news for buyers is that our appreciation does not spike so prices go up gradually and affordability is still strong in Oklahoma City real estate. If I see anything over 10% this is a red flag to me because to much supply in a small area means lower rents and longer vacancy. The Federal Reserve announced in December that Quantitative Easing will be tapered starting with a $10 billion monthly reduction in purchases of treasuries and mortgage backed securities. These are my predictions for what I see through the first half of 2014 and if there is stability at the federal level and if we believe in no major disruptions this is what it should show as we are still in an era of low inflation and private sector money flowing back into mortgage backed securities.
