Inventory.  Without it, we have no business.  Last week was Black Friday and this week we had Cyber Monday, two of the biggest shopping days in the US.  In the weeks and months leading to the big days, retailers were carefully calculating inventory levels to ensure that store shelves and distribution centers would be sufficiently stocked with this year's hot items.  Blame my background in retail, but I'm always keeping an eye to our current supply levels in real estate.  Especially this year's hot item.I like to know what this year's hot item is.  So, today I have been carefully calculating the inventory levels of Edmond Real Estate by price range.  I've researched available listings, properties currently under contract and that have sold in the last thirty days.  Using this data, I was...

November was a busy month in Edmond Real Estate.  While you were busy preparing the turkey, trimming the tree and making your shopping lists, Edmond Realtors were hard at work.  During November 2010, 256 homes were listed for sale.  Of those, 30 are already under contract (the average list price was $210,670) and 7 have sold (the average sold price was $222,265).  Another 156 transactions closed after an average 90 days on the market.  The average sold price was $228,601.Among those transactions, one stands head and shoulders above the rest.  During November, an Edmond home that was listed for an astounding $4,750,000 went under contract!  No, I'm not involved in this transaction.  This is the highest list price of an Edmond home under contract in 2010.  So far this year only six homes ...

Whenever I am giving folks considering a move to Edmond a tour of the area, I try to include a visit to the MAC.  The MAC is Edmond's multi-activity center located at Mitch Park.  Serviced by the City of Edmond Parks and Recreation Department, the MAC hosts a wide range of activities for the entire family year round.   Their 2010 Winter Program Guide has just been released.  There are so many fun activities being offered this year.  For the little guys (preschool and youth) there will be opportunities to make bird houses, ornaments, and wooden snowflakes.  There will be celebrations of Groundhog Day, the Super Bowl, and even Walt Disney's birthday!  Elementary age students can make Valentines or learn to sew.  Teenagers will learn to draw, sew, make pottery and mosaics.  Adults can crea...

Edmond OK  Are you a first time buyer looking for a home under $175,000?  Do you have your heart set on new construction?  Then you better keep reading!  Today I toured several new homes in a new development in NW Oklahoma City called Skyler's Court.  After touring, I could not get to my computer fast enough to tell you all about it! Edmond, OK  Yesterday, I hosted an Open House in Edmond's Thomas Trails.  I was happy to have the opportunity to meet several home buyers as they began their search for a new home.  Unfortunately, for many Thomas Trails just did not meet their needs.  The homes in Thomas Trails were three bedroom homes with about 1875 square feet.  The folks I met were looking for at least 2000 square feet and four bedrooms.  They would prefer to have new construction, in Edmond or Deer Creek with a budget that should not exceed $250,000.There are several neighborhoods in Edmond and Deer Creek Schools that would meet that criteria; North Rose Lake Villas, Hidden Prairie, Wynchase, Silverhawk, Robin Ridge, Newbrook at Covell Village, and The Grove.  Here's a bit about each one.North Rose Lake Villas is a...
