Soon city buses in Edmond will turn over to natural gas and show a savings of $38,000 per year. This will be the first city-owned buses to use CNG or compressed natural gas fuel. Clear, odorless, and non-corrosive, it is a more environmentally clean alternative to gasoline, diesel, or propane. When mixed with biogas produced from landfills or wastewater, it does not release the concentration of carbon in the atmosphere.The project, which will include using a conversion kit, will be aided by a $250,000 federal stimulus grant. Currently, CNG fuel is $1.39 a gallon, and unleaded gas $3 a gallon.Shannon Entz, Edmond's community development manager, thinks this idea is favorable for everyone. My friends and clients, the Urbachs, have a beautiful home backing up to a pond which attracts a lot of wildlife. During 2010 there were 4335 homes listed for sale in Edmond, OK (within the Edmond Public Schools boundaries) with an average list price of $254,138.  That was just about 150 fewer listings than the previous year.  Of those that were listed, we have seen 1772 sell with another 211 that are currently under contract.  Another 1001 listings are still active in our MLS and 133 are temporarily off the market.There were 625 listings that expired before they were sold and 593 were removed from the market after being withdrawn or released.  Keep in mind that we don't know how many of these were re listed by another brokerage and ultimately sold.Want to know how your neighborhood compares?  Just shoot me an email with the name of your addition to kristyn.grewell@century21.com and I'll send you t...

I have had to do too many short sales in Oklahoma City this year to young buyers who bought their first home as a new home, maxed out their payment rations, and then had a hardship hit them.
