It's time for my monthly report on what's selling, what's not, and what's new on the market in Coffee Creek.  This report is designed to keep you up-to-date on inventory levels, then quarterly I break down pricing and compare it to the previous year.  This combination gives me a real pulse on the health of the Coffee Creek real estate community.You'd be amazed at how often I get asked "What did that house around the corner sell for" or "How much is that house on X street listed for?" The City of Edmond has a lot to offer anyone considering moving to Central Oklahoma.  Those of us who live here already know it, but that doesn't mean we're going to keep it a secret.  Yes, Edmond is a family community that has built it's reputation around award-winning public schools, fantastic youth activity organizations, wonderful public park facilities, nice shopping & restaurants, and very affordable homes.According to a recent article in the Edmond Sun, the FBI just published a list ranking Edmond 12th among the safest cities with populations above 75,000.  Our city also was ranked as high in the report published in 2005 report.  The thing that stood out to me in the report is that we have more police officers than we do crimes per year, according to this report.Thanks to our tax...

Yesterday I posted about the ill effects of overpricing your home for sale, and I have no doubt that I could never address this topic enough.  It's an ongoing problem that we'll never be fully rid of, but I hope that by sharing my thoughts on it, I may be able to help a few home owners and agents understand it better.Case in point; I posted back in May about a homeowner I visited with about his expired listing in the Lone Oak Parke addition.  Now for "the rest of the story."  When I initially talked to this homeowner (Mr D), his home had already been on the market for about a year, was grossly overpriced (by about $30,000 after he had already lowered the list price by more than $25K) and he wasn't at all willing to list it for less.  He, of course, had no problem finding an inexperience...

Most people are surprised to learn that bald eagles migrate annually to Edmond during the winter from Canada, and then return north during the warm season.  The birds make their local stop in the area of Arcadia Lake.  Each year an eagle watch is held there so that local residents can get a glimpse of the national symbol.  In 2007, about 250 to 300 eagle watchers convened at the lake with telescopes and binoculars to watch the birds.This year the eagle watch will be held Friday January 4 through Sunday January 6 from 7:30 am to 4:30 pm at Lake Arcadia.  Cost is $3 per car.  Guides will be present to assist visitors in locating the birds.  Maps can be picked up at the Lake Arcadia administration building at 9000 East 2nd Street.  More information about the event can be obtained by callin...

Meeting with home sellers in the Edmond and Oklahoma city area almost daily, I have a lot of long discussions about overpriced listings.  I even have this discussion with A LOT of local agents.  In fact, Jeff Straka and I were just talking about it earlier today.  Why is this such a frequent topic?  Well, it's simple... Each month, I post the OKC & Edmond Real Estate statistics here, in hopes of providing my clients and other agents valuable information about the current state of our market. The idea is to allow people the ability to decide for themselves what's going on in the Oklahoma real estate market, enabling them to make their personal decisions based on fact, rather than just the perception created by the media.When I compile these statistics, they're generally based on the volume recorded in the local MLS. The basic school of thought out there is that this time of year, things slow down in the Edmond Real Estate market. I'm still trying to figure out why people think that. November ended up being a bigger, busier month than October, which was a record month for me. The 4th quarter of this year is shaping up to be the most productive of the year, just like last year's 4th quarter did.
