It's time for my monthly report on what's selling, what's not, and what's new on the market in Coffee Creek.  This report is designed to keep you up-to-date on inventory levels, then quarterly I break down pricing and compare it to the previous year.  This combination gives me a real pulse on the health of the Coffee Creek real estate community. You'd be amazed at how often I get asked "What did that house around the corner sell for" or "How much is that house on X street listed for?" So, I've been working on a format for this report, which will give that information and more.  Hopefully, it will be a useful resource for Coffee Creek residents, and those thinking about moving here. What I'm finding though, is that with the sheer size of the neighborhood, I'm going to have to start breaki...

As an active REALTOR® in Edmond, Cedar Pointe is one of the neighborhoods I watch closely; partly because I sell a good number of Cedar Pointe homes, and partly because I live in the neighborhood myself.  It's a great family community, located on the East Side of Santa Fe, between Danforth and Covell, with a presence that many can't resist.  Nearby neighborhoods include Pebble Creek to the South, Cheyenne Crossing to the North, and Homestead to the West.Cedar Pointe offers all the things that most families want in a neighborhood; a great location, convenient to lots of shopping, restaurants and parks, a wonderful community pool, park, ponds, walking trails, and great schools. The City of Edmond has a lot to offer anyone considering moving to Central Oklahoma.  Those of us who live here already know it, but that doesn't mean we're going to keep it a secret.  Yes, Edmond is a family community that has built it's reputation around award-winning public schools, fantastic youth activity organizations, wonderful public park facilities, nice shopping & restaurants, and very affordable homes.According to a recent article in the Edmond Sun, the FBI just published a list ranking Edmond 12th among the safest cities with populations above 75,000.  Our city also was ranked as high in the report published in 2005 report.  The thing that stood out to me in the report is that we have more police officers than we do crimes per year, according to this report. Thanks to our tax...

With the last few new homes selling soon, Cheyenne Crossing will be "complete" within the next few months.  It's turned out to be a beautiful family community that gets a lot of interest.  As a result, my phone has been ringing a lot lately from folks around Edmond and across the country with specific questions about the neighborhood.  I recently sold my last listing in Cheyenne Crossing, so many of them are asking what's selling, what's not selling, and what's new on the market. You'd be amazed at how often I get asked "What did that house around the corner sell for" or "How much is that house on X street listed for?"  So, I've been working on a format for a monthly activity report, which should be a good resource for Cheyenne Crossing residents, and those thinking about moving here. Yesterday I posted about the ill effects of overpricing your home for sale, and I have no doubt that I could never address this topic enough.  It's an ongoing problem that we'll never be fully rid of, but I hope that by sharing my thoughts on it, I may be able to help a few home owners and agents understand it better.Case in point; I posted back in May about a homeowner I visited with about his expired listing in the Lone Oak Parke addition.  Now for "the rest of the story."  When I initially talked to this homeowner (Mr D), his home had already been on the market for about a year, was grossly overpriced (by about $30,000 after he had already lowered the list price by more than $25K) and he wasn't at all willing to list it for less.  He, of course, had no problem finding an inexperience...

Most people are surprised to learn that bald eagles migrate annually to Edmond during the winter from Canada, and then return north during the warm season.  The birds make their local stop in the area of Arcadia Lake.  Each year an eagle watch is held there so that local residents can get a glimpse of the national symbol.  In 2007, about 250 to 300 eagle watchers convened at the lake with telescopes and binoculars to watch the birds. This year the eagle watch will be held Friday January 4 through Sunday January 6 from 7:30 am to 4:30 pm at Lake Arcadia.  Cost is $3 per car.  Guides will be present to assist visitors in locating the birds.  Maps can be picked up at the Lake Arcadia administration building at 9000 East 2nd Street.  More information about the event can be obtained by callin...

Meeting with home sellers in the Edmond and Oklahoma city area almost daily, I have a lot of long discussions about overpriced listings.  I even have this discussion with A LOT of local agents.  In fact, Jeff Straka and I were just talking about it earlier today.  Why is this such a frequent topic?  Well, it's simple... Overpricing a home is absolutely the biggest mistake you can make in the home selling process, yet home owners and real estate agents do it every single day.  Now, if you just really like that pretty sign in your yard, then by all means, overprice your home.  But if you'd like to actually get it sold, then take this to heart, PLEASE!Any home, no matter how ugly, will sell if priced properly. Even with poor marketing and terrible curb appeal, a properly-priced home WILL s...

Back in September, I posted about Oklahoma's lower-than-average foreclosure statistics and how the public perception right now seems to be far different from what's really going on in Oklahoma real estate.Well, this morning, while checking out some videos on YouTube, I found a video clip from News Channel 5, when Kimberly Lohman reported on this exact topic. In my ongoing effort to help everyone understand the truth in our market, I wanted to post this video here for you to see. Enjoy!  Ryan HukillREALTOR® AssociateHukill Group - Paradigm Realty16211 N May AveEdmond, OK 73013direct.: (405) 802.HOMEfax: (405) 285.8428ryanhukill@cox.netwww.YourOpenHouse.usVisit my Blog

With as much activity as our wonderful Edmond neighborhood experiences, things change fast around Cedar Pointe. As a result, I've found that our neighbors are constantly looking for up-to-date information on what's selling, what's not selling, and what's new on the market. You'd be amazed at how often I get asked "What did that house around the corner sell for" or "How much is that house on X street listed for?" So, I'm working on a format for a monthly activity report, which should be a good resource for Cedar Pointe residents, and those thinking about moving here. This will be the first one, so bear with me, as I work to make it as useful as possible. It's a work in progress, and if there's something you'd like to see me include, to make this report more useful, please email me. I'll ...

I have to share this with the group.  So I pick up a new buyer last week and we're in the process of sizing up homes and we're going through to arrange the homes that he wants to see.  We narrow it down to probably four or five and I start making calls to schedule the showings and out of the four, three of them went just like this.Me: "Hi _______?  This is Eric Richardson with Keller Williams I wanted to schedule a time to show your listing on Stray Fox Road"Agent: "Absolutely what time were you thinking?"Me: "How's 4:00?"Agent: "Perfect"Me: "Great, I will call you with any feedback I get from my buyer"(and here is where it derails)Agent: "Okay...(almost in a singing tone) Bring me a contract..."Is this some new way that REALTORS are saying goodbye to each other?  I completely missed th...

Each month, I post the OKC & Edmond Real Estate statistics here, in hopes of providing my clients and other agents valuable information about the current state of our market. The idea is to allow people the ability to decide for themselves what's going on in the Oklahoma real estate market, enabling them to make their personal decisions based on fact, rather than just the perception created by the media. When I compile these statistics, they're generally based on the volume recorded in the local MLS. Most months, my charts are pulled straight from the MLS, but every now and then, I have to compile the numbers myself, when the MLS hasn't published their reports as quickly as I'd like. October 2007 was a month which I had to do this. In my original statistical report for October, I posted ...

OK, this post is for all the naysayers and doomsdayers out there. Come on in and make yourself comfortable, because you're about to be served a nice big dose of reality in realty. Each and every month, I post up the Oklahoma City and Edmond Real Estate statistics, and every month so far I've had some very positive information to share. Yet every week I come across some "professional," whether it be a reporter, another agent, a "real estate investor," or just the average Joe, who tells me the real estate market in Oklahoma City is dead, the sky is falling, and the end of the world is coming. They even go as far as to ask me where I'm going to get "a real job" to make ends meet. Most times, these conversations just amuse me, because it's usually simply another example of someone repeating ...

The basic school of thought out there is that this time of year, things slow down in the Edmond Real Estate market. I'm still trying to figure out why people think that. November ended up being a bigger, busier month than October, which was a record month for me. The 4th quarter of this year is shaping up to be the most productive of the year, just like last year's 4th quarter did. Sixteen hours a day just isn't enough time anymore!Several of the calls I've gotten this week have been from homeowners in the gorgeous Cheyenne Crossing addition in NW Edmond. You know the neighborhood... it's the one just east of Santa Fe on the south side of Covell with the beautiful homes and the fountain pond right in front. It's just across the street from Mitch Park, which is part of the draw of this c...

The true reward in our business is not in the commission checks or in the flexible schedule we're allowed, but rather in the friends we make along the way and the things we're able to do to help those friends.A few months ago, I received a call from a homeowner (Chris) in need of some help selling his home in Cheyenne Crossing. He had been transferred out of state several months earlier and was frustrated with the lack of results from his 2 previous REALTORS. After having his beautiful, practically new home on the market for over a year (in a market with a 71 day average), and seeing no offers, he was beginning to wonder if his house would ever sell. Being over 1,000 miles away, making mortgage payments and paying utility bills, in addition to not really knowing what was going on with t...
