I started a new project this week, and each day I learn a few new things and find ways to improve on it.  I'm a firm believer that if we're not moving foward, we're moving backward, so I strive to inch forward each and every day. My new Edmond Video Hotsheet started simply as an idea in my head, and once I found time to actually put the first one together, it was rough.  The next one was better, and hopefully this one is the best yet:   Thoughts?  Advice?  Comments?

Yesterday, I posted my first try at the Edmond Video Hotsheet and got some great advice on things I might do to improve on it.  I also learned a few other things I could do to give it some 'flair.'  So, I took another shot at it today, and here's what I came up with: My end goal here is to have it be both entertaining and informative, with details on the overall area around each features home, such as schools, landmarks, shopping, community amenities, etc.  Obviously, this type of information should be more valuable to home buyers, especially those who are relocating from outside the area. As time goes by, I'm sure I'll get more comfortable in front of the camera and you'll see more of my personality.  Hopefully, I'll also figure out more tips & tricks along the way to make it more appe...

Well, I've been toying with some ideas (for a while now) of how to use video in my efforts to keep the public informed, and I've finally implemented one... Central Oklahoma's first daily hotsheet video.  Here's day 1: What do you think?

Those of us in the real estate business get a lot of laughs from the things we see each day, and sometimes from the photos we see on the MLS.  I thought I'd have a little fun this morning and see what captions the braintrust here at AR can come up with for this photo I took earlier in the week:LEAVE YOUR CAPTION HERE

I work with people from the globe and every client brings with him or her specifics that are comfortable to their cultural specific needs. Many clients from the Middle East want to buy homes that do have 2Living and 2 Dining areas, as socially male and females sit in different areas. The family including the parents and other relatives are always involved in seeing homes and helping in selection. The same applies to my clients from India, Pakistan and Bangla Desh who are also looking for similiar homes.

When considering the pros and cons of the type of roof you might prefer in Oklahoma, it is wise to consider that a wood roof shingle, on the average, will have a useful life of approximately 15 to 25 years, depending on the shingle used.  Options include a Number one shingle, which is generally more attractive to the eye and made of cedar, or the shake shingle which is thicker and has a more bulky appearance.  Probably the more important issue is that of finding an insurance company that will write a homeowner policy.  With the potential of wind and other weather damage, the number of insurance companies willing to write coverage may be limited and will likely only allow partial replacement coverage.  The reasoning is that it is unlikely that a roof will be totally destroyed in any give...

Is Historic Preservation worth the hassel of meeting both the City and National requirement?  The property must be converted from a residence to an office in order to receive 20% state and 20% natonal tax credits.  Once it meets the requirements for the tax credits, it then becomes eligible for the National Register of Historic Preservation.

It's a question I see in the eyes of many clients, and even more of my peers, so it's always fun to get a little love from those who recognize what you do right. It was no different when my online presence was recently noticed and used as an example in an article written by Dustin Moore of a la mode, inc. Dustin was touching on the real, tangible benefits of social networking, as in what it can do for your business. I can personally attest to a 'smarter not harder' result over the past year and a half since I really discovered what social networking is all about. In 2006 I gained absolutely no (zero) new clients as a result of my online presence, but 2007 was much different. Almost 20% of my new clients in 2007 found me directly through my social networking sites, such as ActiveRain, My...

ORIGINALLY POSTED ON MY EDMOND REAL ESTATE BLOG on 3/22/2008 A good friend of mine bought a gorgeous home in Summer Ridge last year, and he's really in tune with what's going on in the neighborhood. Of course, I'm always interested too, since it's one of the communities I had a part in developing, so I thought I'd dig in to see what's been going on in the neighborhood over the past 60 days. So, what’s selling, what’s not, and what’s new on the market in Summer Ridge? It's amazing how many people are searching for more information about the tornado that swept through Edmond Sunday night/Monday morning, and I've since discovered that I actually know several of the home owners who were affected by this storm, so it's been a crazy couple of days.  Our prayers are with you guys, and we're so thankful that you're all safe! The city still has Danforth closed between Western and Santa Fe, while the crews work to get all the power lines back up in the air, and those folks who live in Valencia are still working to get things cleaned up and repaired.  I've posted some photos that I've taken over on my Edmond real estate blog, for those of you interested in the mystery of what a tornado can do.

Update for staying weather prepared!  I have just learned that the Walmart Super Center in Edmond at Danforth and Santa Fe will be offering NOAA Weather Radios at a discounted price on April 5th.  As an added service volunteers will be available to assist in programing the radio to be specific to your area of Edmond.  If you do not have a NOAA Weather Radio, this is a great opportunity to pick one up just in time for the spring severe weather ahead!

Well on Sunday night it happened for the first time since 1986. A tornado actually touched down in Edmond. The sirens sounded and many Edmond residents followed their emergency plan. Were you prepared? I was surprised to learn that I was not. Almost as soon as we realized that the storm was serious and were considering what to do, the power went out. That was when we discovered how unprepared we were. Sure, we have a weather radio and flashlights. But, we did not have batteries in the weather radio or the flashlight in our closet. The flashlight was in the trunk of my car at the ready for showing Edmond real estate in the dark!Well, the storm passed by and we were all very safe. But as I tried to get back to sleep I could only think of putting together my own Disaster Supply Kit which s...

About a month ago, I wrote a blog post about Oklahoma tornadoes, and at that time I guess I should've knocked on wood. You see, when I wrote this post, I had only been caught up in a tornado twice in my life. At about 1:45 this morning, that changed. I found myself, my wife, and my kids crouched down in our laundry room, riding out a tornado that hit dangerously close to home. It had been a normal night for the most part. I was up late working and had the TV on, just to keep an eye on the severe weather that had been buzzing around the state for quite a few hours. Once the high winds hit our area, I started paying a little more attention. You see, night-time tornadoes, IMO, are the most dangerous. During the day, you can step outside, take a look around at the clouds and get a pretty go...

Are you relocating to Edmond, Oklahoma but concerned about our spring weather? As an Edmond Realtor working with clients new to the area, the subject of weather often comes up. Especially this time of year. Many Edmond home buyers new to our area are insistent that the homes we visit have a storm shelter. The truth is, the vast majority of Oklahoma homes do not have a storm shelter. By, limiting your search for an Edmond home to those only those that have a storm shelter, you may be missing out on the perfect home for you! I was recently present at an Edmond Board of Realtors luncheon where the keynote speaker was David Payne. David Payne is a meteorologist for KFOR news in Oklahoma City. After a fascinating speech he opened the floor for questions. He was asked, "Do you have a storm sh...

The City of Edmond's 4th Annual Arbor Day Celebration is scheduled for tomorrow, March 29th from 1:00 until 4:00 at the Festival Market Place in downtown Edmond. Last year I happened on the event by accident with my daughter. As we drove past we noticed the event and decided to check it out. What fun we had! The annual Edmond event includes a moon bounce for kids, free tree seedlings, free t-shirts (sponsored by Edmond Electric) and many educational but fun activities for the whole family. So, if you are out and about tomorrow afternoon, stop by the Festival Market Place in Edmond as they celebrate Arbor Day. If you park downtown, you can start with lunch at Othello's, visit the Arbor Day Celebration, then spend some time touring the great downtown shops. Then don't forget to plant your...

I got a call today from a gentleman who lives in Cedar Pointe and is thinking about selling his home. I figured while I'm researching the most recent comps in the neighborhood, now would be a good time for my monthly report on what’s selling, what’s not, and what’s new on the market in Cedar Pointe. You’d be amazed at how often I get asked “What did that house around the corner sell for” or “How much is that house on X street listed for?” Especially since I live in the neighborhood. So, this report is designed to keep you up-to-date on inventory levels, then quarterly I’ll break down overall neighborhood pricing and compare it to the previous year. This combination gives us all a real pulse on the health of the Cedar Pointe real estate market. Hopefully, it will be a useful resource for...
