As I was out for a quick morning jog through my neighborhood, Park Lane Estates, I waited while a moving van turned into the neighborhood.  The van was headed to 1700 Yellowstone, a home I have listed that is closing in the morning.  As I continued, I remembered that another moving van will soon be headed to the neighborhood today.  1717 Pinnacle is a home I have listed that will close on Wednesday.  Moving day is such an exciting day for families; new homes, new schools, new jobs.  Being even a small part of this day is really what keeps me going through the less than exciting details of the process.  Thank you to the Thomas, White, and Burroughs families for allowing me to help you through.  Best wishes to you all! If you need real estate services in Park Lane Estates in Edmond, OK, g...

Flood insurance.  Do I need it?  This is a question on the mind's of many since the flash flooding in Edmond, Oklahoma last week.  Maybe it's a question on your mind too.  So I asked someone I trust, Natasha Baird of Farmers Insurance, to share her thoughts on the subject.  Here is what she had to say; It only takes a few inches of water before your home could need major repairs, yet Homeowners policies don't cover flooding. After experiencing the historic rainfall and flooding earlier this week, here are some important issues regarding Flood insurance that you should be aware of. - Many are at risk for floods.  You don't need to live near water to be flooded. Floods can be caused by storms, melting snow and water backup due to inadequate or overloaded drainage systems. · Flood damage i...

Banning the Production and Import of R-22 Refrigerant    January 1, 2010, begin the phase-out of R-22 refrigerant. R-22 or HCFC-22 is a refrigerant commonly used in residential air conditioning equipment and commercial refrigeration applications.   It is a manmade chemical known as hydrochlorofluorocarbons (HCFCs).  The phase-out is part of a worldwide initiative, the Montreal Protocol on Substances that Deplete the Ozone Layer.  The initiative is a plan to end the use of all ozone-depleting chemicals.  The release of HCFCs and other manmade chemicals into the atmosphere have eroded the Earth's protective ozone screen.  It has actually created an "ozone hole" above the South Pole.  Scientists predicted that if the plan is successful, the ozone layer that protects the Earth from the ...

Relocating to Edmond?  Let me be one of the first to say, "Welcome!  We're glad you're here!"  Before you can move, you have to spend some time navigating the area.  You will want to take some time to find the schools, the grocery stores, and of course your next home! While you are visiting Edmond, you will need a base camp for you and the family.  A place to decompress and process all that you take in during the day.  You may be fortunate enough to have extended family or friends in the area that will give you a soft place to land after days filled with exploration!  If you don't, your base camp will likely be one of our local hotels.  But where to start?I would recommend that you select one of several that are located on 2nd street near I-35.  This central location will give you relati...

I have plenty of friends that are huge Dave Ramsey followers.  They have attended the Financial Peace University and feel that his advice has been of benefit to them.  I have read (okay, scanned) one his books.  But, I really can't remember which one.  So, it is safe to say, I know a bit about Dave Ramsey but not everything he teaches.  What I do know is that he is very frugal and will try to save money wherever he can. With that in mind, I found a recent article from the "Dave Says" column on his website very interesting.  A friend shared it with me but you can find it here.  To summarize; a reader asked Dave, "what advantages are there to using a realtor vs. selling For Sale by Owner?"  Now, some devoted followers may assume that Dave promoted selling a property on your own.  After all...

Well, as many may have seen on the news last night, yesterday was a surprising one in Central Oklahoma. It's estimated that Edmond got hammered with 10.5" of rainfall in less than 6 hours, causing what many are calling a '500 year flood.' Here's a compilation of photos and videos taken by various locals, that will show just a small piece of the devastation. Please pray for the families affected by this, as many have lost everything they owned and have no coverage to replace those items. The lesson learned by many unfortunate homeowners is that flood insurance isn't such an unnecessary extra. For years, the common belief around here has been that if you're not in a 'flood plain,' there's no need to buy flood insurance. I'll be putting together some info in the coming days about why/how t...

Muirfield Village, Edmond OK, Holds Community Picnic & Drive-in Movie Sunday evening, June 6, 2010, the Muirfield Village residents held an old-fashioned picnic in the park followed by an outdoor movie (hosted by yours truly). The weather could not have been more perfect! Thank you Gary England! Hosting the event were Pat Hoge with Bill & Charlene Wilson – the ownership team of Paradigm AdvantEdge. The hosts provided fried chicken from Rooster’s in Bricktown. The residents brought all the standard picnic fare. The outdoor movie was a hit and now we’re planning some concerts in the park. It’s wonderful to be able to just walk across the street to have events like this!

Muirfield Village Conservatory Edmond OK I spent some time this morning trying on Google to find another neighborhood besides Muirfield Village that has its’ own conservatory for the residents to winter their plants. I couldn’t find any. Muirfield Village now has its’ own. It was finished in 2009 and now the residents plants have lived there over their first winter. The conservatory is a very tranquil place to come and sit, read a book or maybe enjoy a glass of wine. Before the plants moved in, we’ve used this for small parties. Rustic Interior with stained concrete floors Spring should be beautiful in the Village with everyone’s wintered plants! Ceiling detail

Busy?  I bet you are.  Our schedules can be crazy between work, car pool, lacrosse, and baseball.  And aren't dance recitals and graduations right around the corner?!  Yikes!  I can remember when my daughter was in the 5th grade.  She was taking dance over at Star Steps in Edmond, played on the school chess team and played softball (I'm tired just thinking about it!)  There were many days that we left the house looking like a train wreck!  It was all we could do to get the right gear, snacks and water bottles then head out the door in one piece!  How about you? With a schedule like that, selling your house can feel like things are spinning out of control.  The last thing I want as an Edmond Realtor, is for you to feel stressed out when it comes to the showing of your house!I can help ...

Are you trying to sell your Edmond home on your own, For Sale By Owner?  If you are, you might be feeling a bit like my friend here on the right!  He's pooped out from trying to accomodate everyone that wants to see his house!  Everytime a buyer calls from his sign or a realtor wants to show the house, he has to spring to action.  He is on duty! I know this to be true because I am living it.  Now, you might be a bit puzzled by that statement.  You might be thinking to yourself, "Well Kristyn, you ARE a Realtor.  That's kinda your job!"  Let me explain.  When a house is listed, there are two common scenarios for how a house is shown; A prospective buyer contacts the realtor they are working with (the buyer's agent) and that realtor arranges for a showing.  The buyer's agent shows the hou...
