On September 26, 2010, the 2010 Northwest Ohio Race for the Cure is going to take place in downtown Toledo Ohio.   This is a National fundraising event for breast cancer education, providing mammograms, and assistance to individuals diagnosed with breast cancer.  75% of the runds raised will stay in our 24 county area.  The other 25% goes to national grants.  Some of those national grants are actually happening in Nowthwest Ohio.   I have supported this event for many years, and I am amazed at how this event becomes larger with each passing year.  This year’s race is being chaired by my good friend Ann Albert. To quote Ann “The material that Komen has developed to help newly diagnosed individuals start down the path of recovery is AMAZING.  I wish I had it.”   So come join the race.  ...

The Toledo Ohio area, especially Lake Township and Delta and Swanton areas were hit by devastating tornadoes the weekend of June 6th 2010. Many homes were damaged, at least 10 people were killed, and a police station and high school were demolished by the fierce weather. I took a drive in those directions recently and was surprised to see how slowly the clean-up is happening. This really put in perspective for me just how terrible the damage really was - and continues to be.                 Please don't forget the local communities and residents who are still trying to put their lives back together. This process will obviously take much longer than it would seem. When you see a posting for fundraisers - chicken dinners, music, raffles, etc., please do your best to participate. This natu...

Toledo Ohio. One of the 10 Best Cities 2010 for Education according to Parenting.com and their The Best Cities for Families series. They ranked the spots with the best education options, based on graduation rates, test scores, and more. Toledo Ohio was ranked #6 partly because their graduation rate is a whopping 86.7% (one of the highest of any city surveyed.) Total expenditures per student are $15,350. Toledo's overall ranking for "Best" city is 89th. While I am always proud of my city, I was astounded to know of their ranking. Just goes to prove that most people don't have to leave their own backyard to find exactly what they need. For more information on Toledo schools or relocating to the Toledo Ohio area, please contact Dee Nofziger. Danberry Realtor. Here's the Top 10 list for Bes...

When listing your home with a Realtor there are some steps that you should be aware of in preparing your home for sale.  As a seller you want to sell your home at the highest possible price and in the least amount of time.  One of the first things as a seller you should think about is: REPAIRS 1.  The saying that if something need fixing--fix it!  If you have been in your home a long time you have gotten used to living with "used" or "slightly used" problems.  It might have been on your "bucket list" for a long time--well now is the time to fix it!  When a buyer looks at a home they walk around and start adding up what it will cost them to repair those "minor flaws".  The buyer tends to estimate the cos...

One of the things that I believe all of us do as a Realtor working with home buyers is to talk about having a home inspection after they have an accepted offer.  This is especially true with first time home buyers. When working with sellers as Realtors we suggest they offer a home warranty but rarely talk about what the home inspector is going to look for when inspecting their home. Here is a tip for home sellers that might make the sale of their home a more stress-free experience: PLUMBING--about 70% of the problems that a buyer will incur when living in their new home is problems with plumbing.  And what a buyer should know is that whatever it takes to fix the plumbing (tearing our walls, etc.) the plumber (or warranty company) is going to fix ...

How to Make Your Visualizations a Reality  By Maya Bailey, Ph.D.RISMEDIA, July 10, 2010--"Visualize your success" is something we hear a lot of these days. However, we don't always know how to make our visualizations powerful enough so that they become a reality.Myth: "I'll believe it when I see it"Fact: "You'll see it when you believe it"The first step in any visualization process is to believe that you can have it.As an example, let's consider success in your real estate career. Before beginning to visualize your success, you need to believe that it can happen. As Henry Ford once said," Whether you believe you can or you can't, either way, you are right."If you have trouble believing that it can happen, then most likely you are experiencing some self limiting beliefs that need to be cl...

Ask The Experts: When are Taxes Due on Sale of Inherited House?  By Claudia BuckRISMEDIA, July 13, 2010--(MCT)--How to handle the sale of a parent's home is a question many baby boomers face after their parents are gone. Here are two different situations answered by Internal Revenue Service specialist Jesse Weller and estate planning attorney Tracy Potts.QUESTION: My parents lived in a 1910 home until they passed away in the '60s. Eight siblings were willed the home, but we allowed one brother to live there until he died in 2009. The home was sold in 2010 and proceeds divided among eight heirs (gross amount: $10,000 each). Are we obligated to pay federal taxes on this inheritance? If so, how do we determine the home's tax basis and what tax forms are required?ANSWER: Based on this infor...

From Townhouse to Rental Studio: Woman Finds Freedom from Money  By Kara McGuireRISMEDIA, July 13, 2010--(MCT)--Courtney Zinter doesn't have a big house with rooms full of stuff, a fancy car or a manicure habit. But she still has it all. Just not how the Joneses next door would define it.With a well-paying job, Zinter had no problem paying the mortgage on her 1,600-square-foot townhouse in Chaska, outside Minneapolis. But at 29 she sold it and moved to a $590-a-month studio apartment that overlooks a freeway on the outskirts of downtown Minneapolis. She could have certainly afforded a rental that had at least a bedroom and separate living space in a hipper part of town. But she didn't because she's realized something that it takes many people decades, if not a lifetime, to figure out: Mo...

4 Tips for Creating a Better Listing Presentation  By Paige TeppingRISMEDIA, July 13, 2010--When you walk into an appointment with a prospect, you must be prepared to guide your seller through the home selling process. Many agents do this with a scripted sales presentation while others choose to wing it. Top producers don't read a sales script line-by-line, but they do have a well-thought-out outline for what they want to talk about in their meeting with prospects. The best listing presentations are ones where you've created and memorized a planned presentation that concisely explains the selling process and any frustrations, concerns, and problems sellers may face. But they go beyond that.If you simply memorize a pre-written script, you will sound mechanical and fail to build rapport wi...

For Your Clients: Keeping it Cool with Air-Conditioning Tips By Kristy Eppley Rupon RISMEDIA, July 9, 2010--(MCT)-- Keeping it cool. Some tips for keeping your air conditioning running smoothly during the ultra-hot months and what to do if it breaks down from Deborah Evans, owner of Evans Heating & Cooling in Elgin, S.C.: Change the air filter once a month. Don't use the ultra-thick, expensive filters because they will restrict air flow and cause the unit to work harder. Have the unit maintained twice a year, once in the spring and once in the fall If the unit ices over from a coolant leak or being clogged with debris, turn off the thermostat and use a water hose to defrost it faster. Once it is defrosted, you can turn it back on for a cool blast while you wait for a repairman. If the h...
