May 2010 Richfield Ohio Homes For Sale.  Now that the federal tax credits expired for Greater Cleveland, Ohio home buyers, many sellers have already reflected this potential for reduced demand in their asking price, and I am seeing new price reductions everyday.  Smart sellers have already priced their home well and if a home is priced well, has a desirable location, and the condition meets or exceeds a buyer's expectations, it will still generally sell, although the time on the market is longer than in a typical market. As a Accredited Buyer's Representative (ABR) and a broker/owner and REALTOR with strong negotiating experience, I would be happy to assist you with your next home purchase or sale in the Richfield Ohio real estate marketplace. Here are the February 2010 real estate market statistics for the Richfield, Ohio community in Northeast Ohio Absorption Rates and Months Housing Supply These two terms are one piece of the puzzle to help real estate agents, appraisers, home sellers and buyers alike make sense out of the real estate market. This is a little-known, but effective tool, if used in proper context, to help a home seller or buyer understand the market conditions for the home they wish to sell or buy. The easiest way to define these two terms is with an example: Absorption Rates (AR)- The rate at which homes are selling (ie. absorbed), over a specific time period, typically 12 months.  This is beneficial in determining supply and demand trends for the local market. Months Housing Supply (MHS) - How long it will...

We just had the most wonderful experience with a local landscaping design and installation company -- Sasak Landscaping, Inc. based in Richfield, Ohio and serving the Greater Cleveland and Akron Ohio residential and commercial areas. Ken Sasak has provided complete landscaping and design services since 1976.  I have seen Ken's advertisement in the local magazine for a while now.  I recently(as in less than a month ago) ran across a sign of his while out walking my dogs through the neighborhood and I liked the end result of the work I saw in two front yards where he did work in my neighborhood.  So, I pulled out my cell phone and left a message on the phone # on his sign.  I spoke with Ken shortly thereafter and told him the challenge I currently faced -- not your typical project and ...

Richfield Ohio Luxury Homes For Sale Luxury homes for sale in Richfield Ohio currently makes up about 48% of the total homes for sale in the community. which is a high percentage compared to many communities.  While the luxury home market segment in Richfield Ohio is rather large, the inventory levels are also high, credit is available for buyers with good credit, the housing market favors buyers, and prices have come down from the highs of the 2006-07 market.  Moreover, a truly motivated seller should be willing to negotiate hard to sell their home in this challenging marketplace, so even more opportunity exists in light of the already attractive environment that exists today. As a Certified Luxury Home Marketing Specialist and a REALTOR with strong negotiating experience, I would be h...

This place is an absolute gem and harkens back to a bygone area.  Unimpeded by development, driving through a bucolic setting and seeing the old fashioned sign is such an invitation to step inside.  As soon as your tires hit the gravel parking lot, you know you are in for a treat.  Having sampled (ah...um...I won't reveal the count) many of their ice cream flavors, their ice cream is simply incredible.  There are several unique flavors as well.  They also sell pints and half-gallons.  The staff is always friendly, quick and very helpful.  Inside seating is always nice in the summertime to escape the heat.  They also sell jams, jellies and other items.   There are outside picnic tables as well.  My kids absolutely love this place and I'm a raving fan also. Across the road is the Country ...

In these days of rising prices on nearly everything you may be looking for ways to cut down expenses and put a little more money into your pocketbook. One way to do that is to make sure your clothes dryer is running efficiently to cut back on the cost of energy used to operate it.   While this may not make any sense now, read on and you'll quickly understand how much money you are losing with a less than efficient clothes dryer.   A clothes dryer, running the way it is supposed to, should be able to dry a load of laundry in one cycle. It should be able to dry and fluff your clothes, removing lint as it goes. The average cost of doing a load is about $.75 in a regular dryer.   But then things can slow down.  During drying cycles, as lint leaves the drum where your clothes are, the lint g...
