There is no question that it has been a challenging year in real estate, and 2009 will be plagued with many of the same problems i.e. short sales, foreclosures, financing difficulties , and appraisals that fall short of the purchase price, BUT HOMES DID SELL IN 2008 AND THEY WILL SELL IN 2009. Greetings, I hope you will enjoy this brief history of the city of Parma, Ohio and the pictures that follow, which were provided by the City of Parma and Jack Marschall. Parma became a city in 1931, and its current population is approximately 85,000. It is the 7th largest city in Ohio. The government of Parma consists of the mayor, 9 councilpersons, and the president of council.The city has five fire stations with 90 employees, including 45 paramedics and two fire inspectors.  The Police department, located in the Parma Justice center at 5555 Powers Blvd has 95 officers, 53 school guards and auxiliary police force of 50. According to our Northern Ohio Multiple Listing Service, which does not include the for sale by owners, there are currently 546 active listings in Parma.  The list prices range from 27000 to 375000. Average number of days on the market it 97.  Average list price is 126867.  Between August 21 and September 21, 67 listings went into pending or received accepted written contracts. The list prices of those homes range from 39900-239800,  Average number of days on the market for those homes was 68 days. If the market is absorbing 67 properties a month, this would be an indication that we are still looking at 8 months of inventory. As a point of interest to those of you who sell in Parma, last week I wrote an offer and called to check on the availability of 1st Time Buyer Grants.  That money was exhauted mid August.  An interesting point is that last year the money was exhausted in mid July.
