Here are the March 2010 real estate market statistics and Market Conditions Report for the Hudson, Ohio community in Northeast Ohio Absorption Rates and Months Housing Supply These two terms are one piece of the puzzle to help real estate agents, appraisers, home sellers and buyers alike make sense out of the real estate market. This is a little-known, but effective tool, if used in proper context, to help a home seller or buyer understand the market conditions for the home they wish to sell or buy. The easiest way to define these two terms is with an example: Absorption Rates (AR)- The rate at which homes are selling (ie. absorbed), over a specific time period, typically 12 months.  This is beneficial in determining supply and demand trends for the local market. It's always good to hear from a happy client...especially when that person has become a dear friend in the process. Thank you, Norm! You were wonderful to work with and I'm very glad to know you! "Hi Dawn, Just wanted to drop you a long overdo note of thanks for your very effective work in getting my house in Hudson sold. While your marketing plan was good, your hard work and effort on my behalf both getting me a contract and then seeing it through to closing was special. With the housing market the way it was ,I did not think I would get 3 offers and a sale in three and a half months. Please feel free to use me as a reference to any of your prospective clients. Selling a house is tough on the seller even in a good market but you got me through it in fine shape. Best regards,Norm Verno...

There are some fun activities to do in Hudson. One is Art on the Green which takes place every August. There are a a number of artists that show their work ranging from oil paintings to jewelry. Kettle corn is always popular and there are several organizations such as the Masons and Rotary Club that serve lunch. I have seen woodworkers and pottery designers there as well. The weather is usually nice at that time of year as well. It is held across the street from the clock tower and a good time is had by all. A Taste of Hudson is held on Labor Day weekend at the First and Main shopping area. You pay for a cash card and then go around to local restaurants and give them your card to enjoy a taste of their food. I found it interesting to see what the foods tasted like. There was one restaur...

This typically happens when you don't see your dream home in your price range. You start looking just above your top price and presto there is a home you love. If you aren't too far above your top price there is one technique I use with my buyers. First discuss this with your realtor or me. Decide how high above your top price you can look without being too high to make a reasonable offer on a home. Then when you find your dream home, write the best offer you can. I usually present these offers to the selling agent starting off that my buyers love your home but it is a little more expensive than they can buy. I say we have written our best offer and here is a copy of the preapproval letter showing how much my buyers can pay. We are not trying to insult the seller as we love the home and...

Hudson Ohio Luxury Homes For Sale Luxury homes for sale in Hudson Ohio currently only makes up about 17% of the total homes for sale in the community.  While the luxury home market segment in Hudson Ohio is rather small, the inventory levels are high, credit is available for buyers with good credit, the housing market favors buyers, and prices have come down from the highs of the 2006-07 market.  Moreover, a truly motivated seller should be willing to negotiate hard to sell their home in this challenging marketplace, so even more opportunity exists in light of the already attractive environment that exists today. As a Certified Luxury Home Marketing Specialist and a REALTOR with strong negotiating experience, I would be happy to assist you with your next luxury home purchase in the Grea...

Step Right Up in Hudson Ohio is a fun family restaurant - really, two restaurants in one...Donuts in the morning, grilled hot dogs and meals in the afternoon and evening, all affordably priced. Located at 5929 Darrow Road in Hudson, Step Right Up offers Sahlen's Hot Dogs made specifically to be charcoal grilled over a hot fire. They also grill hamburgers, chicken and sausage. They have french fries, sweet potato fries, onion rings and an array of fresh condiments that include chili, cheese and sauerkraut. The service is great, and so is the food! I had a regular sized hot dog with stadium mustard, relish, ketchup and yes, onions! Yum! Add lemonade to drink and potato salad, and what a great grilled lunch! Next time I am going to try the sweet potato fries and sliders - they looked and s...

Do you feel like you're my one and only? I love to hear a client say, "I'm sure you have other clients." Why do they say that? It means they feel as if they are my one and only client. It means they feel known, valuable and appreciated. It means they are impressed because: Their calls are answered or returned promptly I know their name when I answer their call I'm glad they called - my tone is sincere, whether cheerful or empathetic I pay attention to what they want I  know what is going on with their transaction and keep them updated I personally handle their transaction, not an assistant I remember and ask about job interviews, headaches, sick children, etc. I want to help them be successful - I don't talk about how busy/successful I am I take ownership of problems and tell the truth ...

Homeowners were lent a hand this week by the Obama Administration's newest effort to help families remain in their homes. The "Making Home Affordable" program was created to help as many as 9 million homeowners who want to stay in their homes, but are struggling with their finances.   Here is a good link http://www.financialstability.gov/makinghomeaffordable/index.html    Modification program   What is it?   Homeowners who are having trouble affording their mortgage payments either because of issues such as job loss or because of resetting interest rates may qualify for new, more affordable loans.   Do I qualify?   • You must live in the home.   • You don't already have to be behind on payments.   • The loan balance can't exceed $729,750.   • It's aimed at homeowners who have lost a job...

Not all high-impact improvements on your home need to cost alot of money, but there are some that are definitely worth it. With spring comes thoughts of what your home could look like. It needs freshening up from the curb so as not to appear "dated." What's the quickest way to make a huge impact? Exterior paint. If you're considering a sale this year, it pays to have the exterior painted, pressure washed (if your siding is a neutral color already), paint your shutters (yes, even vinyl--they fade!) and put some style in your entryway. In my opinion, no one says it better than HGTV when it comes to curb appeal and tips for taking on such tasks, so I've included a link here that outlines some exterior improvements and guidelines for jazzing up your home's tired look. Remember, it's the fir...

Market watch for the entire Northeastern Ohio MLS Market Watch for Hudson over the past week showing average listing criteria AND NOW THE EXCITING NEWS! Supply and demand and this week, between the sold and pending listings, you see that the demand is outweighing the supply, by a significant amount!  This trend needs to continue and I suspect that it will.  It's a great time for sellers to place their listings on the market as there are fewer sellers than active buyers resulting in shorter marketing times and stable pricing!

Eight grand, new buyers: The tax credit included in the economic stimulus legislation is much narrower than the $15,000 proposal. This credit is equivalent to 10 percent of the purchase price of the home--although it's capped at $8,000--and applies only to first-time home buyers and principal residences. But unlike an earlier $7,500 home buyer tax credit, this one does not have to be repaid.· First time buyers defined: For the purpose of this legislation, a "first-time home buyer" is someone who hasn't owned a principal residence for three years before buying a house. (The date of purchase is considered the day that the title is transferred.) That means if you've owned a vacation home--but not a principal residence--within the past three years, you would still qualify for the credit.· 2...
