Analysis of a Winning Bid - How much did HUD discount? Or: How Low Can you Go? You probably wonder how low you can go when submitting a bid for a Columbus HUD Home. There is no easy answer, as HUD does not publish their acceptance guidelines. I researched a few homes that HUD sold recently to give you an idea about the discounts they have accepted. It appears that the final purchase price depends on how soon offers are submitted. Owner occupant offers usually come in much closer to the original listing price (or the as-is appraised value) than investor bids. If offers fall through (which happens quite frequently) and HUD has to reduce the listing price, then it seems that HUD becomes very motivated. Sometimes they even drop the price so low it creates a bidding frenzy among investors. L...

Cheshire CoveCheshire Cove is a Maronda built subdivision located at the corner of South Old State Road and Cheshire road. There are 68 homes in this community. The lot sizes average one half acre. Many of the homes are over 2100 square feet and have the lowest price per square foot in this area. It is located in the Olentangy school District. Cheshire Cove is also just minutes north of the Polaris Fashion Mall and dozens of other restaurants and retail stores located along Polaris Parkway. It is adjacent Alum Creek where you can boat, fish, swim, and camp. The community is very friendly and inviting. Typically, there is a neighborhood cookout every year and a community website to stay up to date with changes in the neighborhood. There is a low monthly fee for a homeowners association w...

To cruise or not to cruise! In Columbus Ohio it has been bitter cold! Brr it's been almost too cold to show houses, below zero for days. Door handles are frozen what is a Realtor® to do.  A cruise to the Bahamas at this time of the year is an intriguing incentive. The buyer I have been working with reviewed a number of listings that I e-mailed to her. Sure enough a listing with a buyer and Realtor® incentive was on her list to see. The incentives were as follows: Buyer will receive a certificate for 6 months of house cleaning. The selling Realtor® will receive a 3 day cruise certificate.  As we pulled in the drive of the house with the incentives the buyer was getting excited. This well priced house was very attractive from the exterior. What would the interior be like? The sellers hav...
