By now, most homeowners are starting to get frustrated if their home is taking a long time to sell.   The tip from my first post was to make sure the home is priced right. Tip #2 is to consider the condition of your home.  Most homebuyers are looking for turnkey move in ready homes.  How does your home stack up?  I would recommend looking at the following for a quick spruce up: Exterior of the home:  Freshen up the curb appeal with some new landscaping and mulch.  Make sure the grass is mowed and that the yard looks neat and tidy. This past week I had an opportunity to show a vacant foreclosure property to an investor that purchases fixer uppers for eventual rental purposes. The property is a side by side ranch type duplex. The exterior of the unit is in good condition with the vinyl siding and windows being in very serviceable condition. The unit also has newer roofing. The living rooms and bedrooms in each unit simply require interior painting and new carpeting in order to make the residence decent, safe, and sanitary. However both kitchens, baths, and utility rooms (where the water heater and furnaces are located) need gutted, an will require all new fixtures and copper plumbing. Want to save some money???  Have you used ishopstark.comyet??  If not, you definitely should check it out.  At the website you will find discounts and coupons for many local stark county businesses.  I frequently visit the website to print coupons for my favorite restaurants.  The best part is there usually isn't a limit to how many times a month you can use the coupon.  My husband and I frequently visit Mariachi Locos and we always print the coupon before going.  We love it!

Sign, sign, everywhere a sign says... "Do this, don't do that...." In our cold and wintry climate this time of year it is customary to winterize a vacant and unheated property. In order to keep folks from attempting to use the bathrooms in these vacant properties during showing appointments, signs are placed on the sinks and commodes stating "Do Not Use" and "Winterized", "Water Is Off", etc.  During a recent FHA appraisal, the appraiser took the signs at face value and did not even attempt to turn on the faucets to see if water was available. Instead he flagged the property as "conditional for reinspection to verify water utility was on"! This while I as listing agent was present the entire time. I know, I know! According to the calendar, spring doesn't begin until March 20th, 2009. Phooey on that. In our office at Cutler Real Estate at 3930 Fulton Dr NW, Canton, Ohio 44718, spring officially begins on January 1st each year! We celebrate it on the first Tuesday after January 1st, which will be Tuesday, January 6th for 2009. Why so early? Our Fulton Drive office statistics show that buyers are beginning to get antsy immediately after the holidays are over, and have more than a touch of cabin fever. So, after about a week's time we finally got all of our Christmas decorations up.  This year our decorating wasn't nearly as exciting as last year.  We didn't run out of lights thanks to my stocking up last year after Christmas.  We did have 1 strand of red and white lights that didn't work this year, but I improvised by putting 1 white strand and 1 red strand on the tree at the same time- which worked awesome by the way.  Since we didn't run out of lights there really wasn't any arguing between my husband and me.  If you'd lke to read about last year's Christmas decorating click here.  Here is the picture from this year:

This picture is from a ranch style house basement, where the house has been sittting vacant, with no heat or utilities on for over 8 months. The damage seen is not from an external leak  from a roof or foundation; it is from condensation cuased by the neglect of beingclosed up with no heat, or ventilation. This is a typical bank-owned property, that really has no management of the property, other than to make sure it is locked up. I see this type of damage more and more, with all the foreclosures and bank REO'S. Homebuyers have you heard about the tax credit the government is giving you if you buy a house?  As part of the Housing and Economic Recovery Act of 2008, a first time home buyer credit is now available.  Who is eligible?  First-time homebuyers who purchase a home between April 9, 2008 and before July 1, 2009 are eligible.  A first-time homebuyer is defined as a person who has not owned a home in the past 3 years. How does the tax credit work?  The homebuyer tax credit will reduce the total amount of taxes you owe.  When you file your taxes for the year you purchased your home, you will be able to subtract the amount of the credit from your Federal Income Tax liability, increasing the size of your refund or reducing the amount you owe. Coffy made a trip to St. Pete Beach Florida from October 2 - October 9.  The weather was beautiful- hot and sunny!  Coffy stayed at the beautiful Tradewinds Resort- did you catch him on the live beach cam. Before leaving, Coffy had a chance to meet his sisters- Angel and Annabelle.  After a few sniffs they were best friends.  The next morning it was off the Akron/Canton Airport for the flight.  We arrived in Tampa around 12:00 and picked up the rental car and some lunch and then it was off to the hotel. Checking out the view from the hallway Testing out the furniture Coffy visited Tropicana Field. Coffy ate pizza at Vito and Miichaels (perhaps the best pizza in St. Pete?).
