Canton OH, I say FSB0, you say FIZBO I'm showing a house tomorrow to some new clients that is "For Sale By Owner."  I called and identified myself and asked would they pay me a commission if my buyers wanted to make an offer.  The FSBO lady said they needed all the money and how come the buyers couldn't pay me, after all you are the buyers agent. Couldn't the buyer just add the commission to the price?  I said that is not how we do things.   Isn't that kinda how we got into this mortgage mess with all the out of the box razzle dazzle? Trying to make the deal work?  I don't know, What do you think?

The Advantages of Selling Your Canton OH Home                                                                 this Fall/Winter Season.   1.) The non-serious buyer will buy at the regular time of year. But during the holidays, they are more serious. They're doing this because they have to buy, rather than want to buy.   Thus, the quantity of buyers may not be out there during the holidays however the quality of serious buyers during the holidays are 500% compared to other times of the year!      2.) Corporations move people during the holidays because kids are out of school. Ideally summer is better, but this is another opportunity to move. If you are relocating, you will do this at a time when you aren't working. A holiday is a time you can...

My achey breaky heart in Canton Ohio Real Estate  My buyer didn't have a computer and liked to drive by the homes to look at  the outside first.  This worked out well for both of us.  More work for me, because I couldn't put her on automatic email campaign, I'm previewing all houses before I call her based on her specifications.  "Hi Buyer, I said, I've got some more houses for you to see."  "Oh Hi Deb,  my buyer said, we were just having lunch to celebrate the successful home inspection.  I love my new house." I felt my head spin round like in some exorcist movie. Taking a deep breath, I said "what are you talking about.  What house?  Why didn't you call me?"  The kick in the stomach was when she said, what ever agent sent me a house that I liked, I went with that agent.  You were just ...

The Paul and Carol David  YMCA in Jackson Township is one of the newest  YMCA's in Stark County.  It is in the heart of Jackson Township.   I joined the Paul and Carol David YMCA this past January, and I have been happy with the programs, staff and the facility.  They have programs for everyone, the staff is helpful, the instructors are professional and the building is clean, spacious and well planned.    My schedule includes yoga,  pilates, treadmill workout, weights, cardio and even the pool when I take swimming lessons.  I'm stiff and get fatigued easily from having MS, but I do what I can, and I can feel the difference already.   I have to say I don't feel all that graceful in the yoga class, but I love the cool down time when we lay on our mats covered with a blanket.  You would be...

A Short Sale is another way to stop foreclosures.  Be sure to read Stopping or Preventing Foreclosure in Canton, Perry, Plain, Jackson or Stark County  Part 1 and Part two. The first step is to create a short sale package to present to the bank.  All packages must have the following items: 1.  Since the Real Estate Agent will be talking to the bank for the homeowner, the agent will need an Authorization to Negotiate.  This is a form that states that I as the Real Estate Agent will be negotiating on behalf of the homeowners.  This form should have the homeowner's name, address, Account number, social security number, date of birth, and any other relevant information.  This is faxed to the bank.  2.  Hardship Letter - The homeowner needs to write a letter stating what happened that caused ...

In Part One -  Preventing and /or Stopping Foreclosure, I shared President Obama's Making Homes Affordable Program. A program designed to keep Americans in their homes.    If you did not see it, you can read it here now. In Part Two, we will focus on eight strategies that will prevent or stop foreclosure. Strategies you can use right now whether you live in Massillon, Plain, Perry, North Canton or Jackson Twp. But what happened?  Let's face it, we're all  probably a couple of paychecks away from calamity if a hardship were to happen.    People fall into financial hardships in a number of different ways. Below are some of the reasons why this happens. Health issues: This is one of the tragedies of not having health insurance or inadequate health insurance, combined with expensive medica...

I can't believe I was last blogging as we approached the welcoming of Spring 2009. The winter chill was still in the air, as I remember. Where does the time go? Do you often find yourself asking that ?? I can say with great enthusiasm that I have had no time to blog as I have been busy doing Real Estate. What a great spring and summer market it has been! Home Buyers are purchasing to take advantage of the favorable interest rates and prices that favor them. Home Sellers are able to take advantage of the fact that buyers are back out in abundance. First Time Home Buyer's are able to take advantage of the government stimulus tax credit of up to $8,000. If you are considering a home purchase-run don't walk to the nearest REALTOR. The program is due to expire very soon. You must close on yo...

As a homeowner in Canton, Plain, Perry, Jackson, North Canton or Massillon, you don't have to be in this list, another statistic.  There are actions you can take, things you can do to prevent foreclosure. President Obama's administration has introduced Making Homes Affordable, a plan to help homeowners stay in their homes and  or reduce their monthly mortgage payments to a more affordable level.    There are two part to the program: The Home Affordable Refinance Program  is available to those with a solid payment history on an existing loan owned by or guaranteed by Fannie Mae or Freddie Mac.  This is available to those who would be unable to refinance from an adjustable rate mortgage into a more stable 30 year fixed mortgage.  Normally these borrowers would be unable to refinance becau...

Tips that will get your Stark County home sold fast and for money! Thinking about selling?  Here are 5 ideas that will help get your home sold. Tip # 1.  The first thing is choosing a Real Estate Consultant who is familiar with the Canton community, and surrounding local areas. Ask friends and family to refer you to their Real Estate Consultant.    Tip # 2.  Price the house correctly at market value. Your Real Estate Consultant will share with you comparable active, and sold listings that are similar to yours in square footage, style, bedrooms and neighborhood.  This statistical data will help you price the house correctly. Remember an agents job is to market the property, not to sell it. If it is not priced right, all the marketing in the world will not sell an overpriced listing. Reme...
