Whenever I see property in Beavercreek Ohio that is a For Sale By Owner Home, FSBO’s, go up for sale I wonder to myself what is really going through the sellers mind. Similarly, when I hear of buyers who ventured out and purchased a home without a Realtor I again wonder the same thoughts—why do they choose to take on so much risk without representation? Many will say “It worked out for me,” but the reality of the matter is often you really won’t know until much further down the line when you either paid too much for the property or you found out your property was worth more than you thought and you sold short. Knowledge is Power! The best way to negotiate whether buying or selling is from a position of strength. One way to gain strength is through knowledge. In a real estate transaction...

Don’t get left out in the cold.  With the announcement of the governmental backed liquidity in our market buyers are well positioned to help stimulate the economy to their own benefit.  With rates hovering around the 6% mark and anticipation of further reductions buyers can fully take advantage of the housing correction.  In addition, buyers have additional avenues in distressed and bank REO properties.  Take HomeSteps for example; this unit of Freddie Mac provides opportunities to purchase foreclosed homes.  Many times HomeSteps will have bonus incentive programs such as paying of a portion of the closing cost.  Also, don’t forget about first time homebuyer’s tax credit for anyone who hasn't owned a home in the last three years.  With homes having historically low property values and t...

Beavercreek Ohio New Construction Real Estate If you are in the market for a new home anywhere in Greene or Montgomery County areas, you are in luck! Beavercreek, Fairborn, and surrounding areas are in a tough market where deals are sure to be found. Don’t overlook the option of new construction. There are a number of quality builders in our area that would love to build your next home. When given the alternative of buying a new home that has never been lived in versus buying a pre-existing home that doesn't exactly have the space, configuration or amenities you and your family desire, the choice becomes clear! Nothing beats a brand new home--much like enjoying the scent from a brand new car. Benefits are abundant with residential new construction: The operative word with residential ne...

Many new construction homeowners think the city, government, or even the builder will ensure that the construction of your home is being performed at the highest quality and attention to detail. This simply isn't true. The city enforces minimum building codes. Although the minimum complies with the law you paid maximum price and should be confident that you are getting what you paid for. It is important that an inspection by an independent third party and be performed a three significant milestones.    1) After the foundation has been completed 2) Pre-drywall 3) Prior to close to create your punch list.   New construction is an endeavor that shouldn’t be taken lightly.  Once you’ve accepted the property and the 1 year warranty has expired you inherit any and all problems that could have...

Well we’ve all been told that a majority of buyers start their search for a home onthe internet and we’ve all been scurrying to capture a share of that market. Websites, SEO efforts, lead capturing companies and host of other concepts have all but filled our minds with the grandeur of fueling a portion of our businesses with an ample supply of buyers, but what do we really get with these internet opportunities; leads like asdf jkl; and Mr. & Mrs. Smith with a bogus 789-777-9311 phone number. What I want to discuss is the buyer’s mindset. What scares a buyer into submitting erroneous information in our forms? The answer has to be fear. So what are we doing as a business that makes a buyer beware on the buy side? With buyers it is a win-win proposition. The buyer gets a professional tha...

WHAT'S UP WITH THE REAL ESTATE MARKET? Lack of confidence is really what we are talking about here.  Reality is that the price of homes has declined. Long-term investments have their ups and downs and real estate is, after all, a long term investment. NOT IN THE NEWS - If you look at the market over the past decades and decades, real estate increases over time.. no matter what the market is in the short run.   The media version of the real estate market and mortgage lending, for that matter, does nothing to help build it up. Another example of how Bad News is King in the media. Wouldn't you love to see a local highlight each night on how many homes have sold? Now that would be news that this country could use. It's funny to me.. Real Estate ON SALE NOW... ATTENTION BUYERS!  But somehow ...

When I first went to the RE/MAX Broker/Owner training in Denver, I was overwhelmed with a wealth of knowledge, and a little salesmanship on the trainer's part, but it did seem to get the other owners excited and sold on the concept. I've been in sales pretty much my whole life, and started in real estate at Sibcy Cline. I quickly realized that I had given them $20k in 6 months and needed to make a switch. I wasn't about to join a Coldwell, Irongate, or Prudential, as I knew the commission splits there weren't any better. So I joined Valley Real Estate Services, an aggressive high commission company, that had sent me a plethora of emails. Valley was a medium sized independent with 100 or so agents. I had great success and my best year every utilizing ideas the company gave me.I was about...

Real Estate values have been falling in  much of the US. The pace of new homes is down, as well, with many on the market for months. There are strategies that can help you sell your home - For a fair price - even in this market.First of all, you might have to be very aggressive, especially if your local market has tons of homes for sale.** DON'T START WITH A HIGH PRICE - Asking price is the single most important reason that a house does not sell. In this buyer's market, it is a mistake to set a high price and assume that you can lower it later or lower it in negotiations.  Local Real Estate Agents pay the most attention to homes when they are new on the market. These days, agents may not even show your home if it is overpriced. If you start too high, then lower your price, agents will hav...

I thought this was interesting information on the single family home appreciation in the Dayton Market. The chart below shows the average sale prices, dollar appreciation, percentage and cumulative appreciation for single-family homes in the Dayton area from 1973 to 2006. The average sale price is the mathematical average of all sold homes reported during the calendar year, and the appreciation rate is calculated from this average. While the average sales price does not necessarily mean each and every home will appreciate every year, it's a good indication that the Dayton real estate market has been slowly but surely increasing in value. YearAv.
