Stop Stressing: You Don’t Need a 20% Down Payment to Buy a Home - Trending Home NewsFor a first Time Home Buyers Consultation in CNY: Contact — Procopio Real Estate Many Americans may be unnecessarily talking themselves out of homeownership. Thirty-seven percent of non-homeowners say not having enough saved for a down payment is holding them back from homeownership, but 62% of Americans incorrectly believe you have to have at least 20% of a home’s purchase price to buy, according to NerdWallet’s 2020 Home Buyer Report.“These days, you don’t need to put a full 20% down on a home,” says NerdWallet home and mortgage expert Holden Lewis. “Lenders offer mortgages with far less — as little as 3% down — which allows far more people to get into homeownership sooner.”So, how do you know just how...

Home Search: Understanding Your Housing MarketBuying a house is exciting, intimidating and, honestly, a bit complicated. If you’re like most young home shoppers, you’ll spend close to three months just finding “your” home. It’s an emotional roller coaster. You might find what seems the perfect place, only to learn that it’s way over your target price. And that in-your-budget “fixer-upper” is more like a demolition zone. But there are some home search hacks you can use to help you buy smart. It all starts with researching your market.Things you can control, and things you can’tYou’ve no doubt heard the terms “buyer’s market” or “seller’s market.” If you’re house hunting, you want to be on the right side of that equation — in a buyer’s market. Prices are reasonable, there are lots of choice...

There is a new home buyers program now available in the Syracuse NY area. The best part is that you do not need to be a first time home buyer to participate! This new program is called the NHF Home Buyers Grant. It offers those that qualify a 5% non repayable grant. Unlike many other grants it is non repayable and does not attach a lien to the property.  "The home buying process can be very intimidating to both first-time and previous homeowners. In addition, there's also a fairly common misconception that a down payment of 10 or 20 percent is absolutely necessary in order to purchase a home. It is important that real estate and mortgage professionals are educated about available down payment assistance (DPA) programs and pass this information on to potential homebuyers. Many programs ar...

One Person's Trash Is Another One's Treasure A friend and neighbor of mine found a treasure amongst items headed for the garbage at an estate sale last fall. The homeowner had passed away, and the deceased's daughter was throwing out a bunch of papers and things she considered junk. My friend found a stack of  promotional flyers describing our development,  Seneca Estates, as having “Incomparable Home Sites” and “Superb Recreational Facilities”. They were used to attract home buyers in the 1970’s (we think) who wanted to build their dream home in a dream neighborhood. The cover reads “Seneca Estates…..Where Land and Water Meet”, and the back shows its location in relation to Syracuse, major highways, and surrounding lakes. The piece unfolds to reveal a map on the opposite side (not show...

Do You Live in a Friendly Town?A lot of towns are friendly, but only some are called "Friendly Towns" by The Fresh Air Fund. Friendly Town volunteer communities, or “Friendly Towns,” are where The Fresh Air Fund’s volunteer host families live, and everyone in these towns is excited to welcome Fresh Air kids to their neighborhoods!Every summer since 1877 The Fresh Air Fund, a not-for-profit agency, has given New York City kids the chance for an unforgettable summer, and for some, the experience of a lifetime. Thousands of kids age 6 to 18 arrive at their host families' homes ready to laugh, play, and just spend time being a kid. Kids who are on their first visit to a Friendly Town stay with their host family one or two weeks. Families in the program are allowed to reinvite the same child...

If you represent buyers or sellers, you have probably heard your buyer or the buyers agent say - "The House Needs Too Much Work." The real question to ask is "Does It?"   From my experience, when a buyer tells you that the "house needs too much work",  they are really saying two things:   1) I am not interested in this house for many reasons, not just that it needs work.   2) I am interested in this house, but do not know how much it will take to fix this house, or I THINK that the cost to repair is so great, that it is not feasible to move forward.   When I hear this statement from other agents or buyers, I say the following:   To my buyer clients:   Me: I understand that and can appreciate that, as it does appear that the home needs work. What concerns you the most? If it needed no wo...

What does the phrase "fresh air" mean to you? To me, it means a fun-filled week with our "Fresh Air Kid". When we moved to our home on the water nearly three years ago, we wanted to share it with as many friends and family as possible, and we decided to open our home to a kid from New York City through the Fresh Air Fund. The Fresh Air Fund matches NYC kids aged 6 to 18 with host families who welcome them into their homes for 1-2 weeks. What you do during that time is up to you. This will be our third summer with the same kid, and, now that we have all gotten to know eachother, we will have no trouble deciding what fun things we want to do every day. We didn't know what to expect when we first decided to take the plunge and sign up, but we are so glad we did! For us, the experience has ...

Swans on the Seneca River There's Always Something to See on the Seneca River I never know what I will see out my window when I wake up each morning. Sometimes it's early morning fishermen casting their lines near our side of the Seneca River. Sometimes it's a huge yacht cruising on it's way to the ocean. Today I saw a beautiful sight: a family of five swans gently floating along in the morning light. I quickly grabbed my camera, crossed the dew-covered lawn and started snapping pictures. Although they did make some noise when they saw me coming and moved away from the shoreline to the middle of the channel, I was able to get a couple of good photos as they passed by.

In Staging a Home in Camillus, NY Part 2: The Kitchen, I will show what was done to help make buyers feel home and fall in love with this beautiful home in Camillus. The KitchenWhen developing the action plan for the kitchen, we needed to come up with ideas to get the biggest bang for the smallest buck. The cabinets were old, grimy, and worn out, the countertop and flooring were also badly in need of replacing, and most of the appliances were reaching the end of their useful life. A full kitchen remodel was not in t...

Staging a Home in Camillus, NY Part 1: Master BedroomI just finished staging an entire home to sell in Camillus, NY. It was my largest home staging job to date, and the results were so amazing I want to share them piece by piece. First let's have a look at the master bedroom. The Master BedroomThe master bedroom was actually the last room I worked on over the course of the Camillus home staging job. The homeowner was downsizing and had many belongings to sort through and decide whether they should be kept, given away, or thrown out. We started in the "public" spaces of the home first to ease into the daunting task at hand, and left the most personal space of the master bedroom for last. That turned out to work very well because it gave the homeowner time to adjust to idea of purging, an...

Raising awareness about renewable energy and energy efficiency were one of the highlights of last week’s 25thAnnual Home and Garden Show in Dryden. The event, which took place between March 9 and 10, 2013 at the TC3 Community College, attracted area homeowners interested in all aspects of home improvement. With soaring energy prices, the recent governmental push toward reduction of U.S. dependency on foreign oil, and growing concerns regarding the effects of carbon emissions in the atmosphere, companies showcasing energy efficient and renewable energy products and services were bound to get some attention. One such company was Halco, a Phelps-based business that started out as a heating and plumbing contractor in 1984, expanded into home energy performance in 2007, and opened a renewabl...
