  Fall is beginning to show its color in upper New York State. Now is the time to visit a year round attraction in the central part of the state.  I attended a conference last weekend at the Turning Stone Casino.  It was a great experience.     According to their web site www.turningstone.com  they state that they are a premier four-season, destination resort in Upstate New York.  It is operated by the Oneida Indian Nation.  The Turning Stone Resort Casino is conveniently located about 30 miles east of Syracuse at NYS Thruway exit 33. Turning Stone was named “Most Excellent Golf Resort” in 2010 by Condé Nast Johansens. The Academy of Country Music named Turning Stone “Casino of the Year” in 2009. I have to say that I am shocked that any home buyer would be willing to pay for any amount of commission in their home purchase or better yet, pay more for a house than it's worth by writing in the commission for their Buyer Agent on-top of the purchase price because the Realtor they chose to represent them is not being compentated with any or a just and fair percentage for their services. No wonder I cannot locate a local Buyer Agency Agreement. I feel I have been trained by some of the best in the Industry and have always used Buyer Agreements as just as it's stated, an Agreement that we are committed to working together. MAKE YOUR HOME MORE ENERGY EFFICIENT AND RECEIVE UP TO A $1,500 TAX CREDIT A tax credit that can provide savings to homeowners who invest in energy efficient garage doors expires December 31st. The government is offering up to a $1500 credit for homeowners who buy and install qualifying doors. To qualify for the credit, the garage door must be an insulated residential garage door installed on an insulated garage. It must have a U-factor and a Solar Heat Grain Coefficient equal to or less than 0.30, even if the door contains windows. The door perimeter must be able to control air infiltration. The door must be expected to remain in service for at least five years, and the garage must be part of a taxpayer's principal U.S. residence. Security Tips for FSBO's One of the things a seller doesn't often think about, when deciding to sell their own home, is security; the security of themselves, their family and their property. The following is a list of precautions to take before allowing strangers into your home: • For your own safety, never set an appointment with anyone to see your home unless they have given you their name and number and you have called back to verify that number. Well, folks we have weathered another 2nd quarter of sales in spite of the recession and ending of the First Time Home Buyers Credit. Nationally,sales fell 30% in May of 2010, not surprising as the first time Home Buyers Credit ceased. Locally, we did feel the changes and overall did OK. Here is a summary of our market from the Greater Utica-Rome Board of Realtors reports. Residential Sales for the Period 4/1/2010 - 6/30/2010 Number of New Listings: "903" - an increase of 34.75% over 12/31/09-3/31/2010 and a 0.76% increase over the same period in 2009. Number of Sold Listings: "402" - an increase of 63.41%  over the period 12/31/09 to 3/31/2010 and a 9.53% over the same period in 2009. I have had a concern brought to my attention quite a few times since I started my For-Sale-By-Owner Marketing Company. It seems that there are people in our area that feel our local real estate agents only show their buyer clients their company listings. And are also concerned their properties will not be shown if they go the FSBO route to sell their homes.  One couple stated that, "the agent only showed his company listings and did not show them their properties of interest, saying they wouldn't like it." I am totally frustrated with bank of America and their processes. We have had several loans delayed lately but one in particular has me ready to take an ad out in the newspapers and cite some facts to steer buyers away from BOA. I wrote and offer for a young couple on one of our office listings. They had saved for quite some time to be able to make a purchase and hoped the First-Time Buyers credit would help them to make moderate repairs and updates within the first year.
