Real Estate in Hyde Park NY in June 2019 The real estate update for  Hyde Park NY in  June 2019 showed 11 single-family detached homes sold,  one less than in June 2018.  There was an average sale price to list price of 97percent.This June at $306.059 the average sale price was lower than that of June 2018 when it was $321,788, however,  the median sale price of $249,600 was higher than that of the same time last year when it was $236,500.In June 2018 days on market was 176 this was 91 days more than this June.  This was a good trend, sellers saw their homes under contract much sooner thus cutting down on the showing time.Homes sold ranged in price from $153,000 to $ 780,850 and consisted of one to five bedrooms with square feet from 611 to 6508.  These homes were built between 1800 and...

Attached home sales in Dutchess County NY in March 2019Attached home sales during March in Dutchess County was 37, 6 more than last March, this was an increase of 19.4 percent.   Homes sold ranged in price from 19,000 to $599,900. The average sale price of $224,525 was 19.9 percent more than last March when it was $187,335. At $210,000 the median sale price was 8.2 percent higher than in March 2018 when the median price was $194,000. Days on Market increased by 22 percent last March when the days on the market was 82 days versus 100 this March. The inventory increased by 8.6 percent over last year when it was 139 units and 151 unit this year. There was a 20 percent drop in purchase offers this March,  at 32 it was 8 less than in March 2018..The absorption rate at 4.08 days was lower tha...

Evening sky at sunset Watching the evening sky can be fun,  It is amazing how quickly thing can change, one minute the sky can be full of vibrant colors, sometimes it even appears to be on fire, and then the gray clouds roll in.In this scene, the sky is framed by tall leafless trees but in a few weeks, this will all change as the trees will once again be covered in green leaves.

 Happy Spring Spring finally arrived, it seems that way because the winter was long and cold.  Here in the Northeast, it is likely we will still experience the cold and see occasional snow showers.There is much work to be done to get the outdoors looking good again, and this will not be an easy task.I am also anticipating the leaves appearing and the various shades of green, and of course, the chirping birds.It is such a pleasure living in a place where the changes in the seasons are so dramatic..As a real estate agent, I am also looking forward to a busy selling season and now is the time to help home sellers get their homes ready for the market.Happy Spring

Red Hook NY real estate market update for February 2019  There were three single-family detached homes in February 2019, two more than the same time last year. One of the three sales was over a million dollars which resulted in a higher average sales price.  The average sales price this February was $495,000 compared to $269,900 last year.On the other hand, the median sales price this February at $227,000 was less than the same time last year when the median sales price was $271,275. Homes sold took sixty-two more days than last February to sell. Other Red Hook real estate activities in February 2019 The homes added to the inventory during the month ranged in price from $203,500 to $965,000.                                                               (2017 Cape Cod added to inventory)...

  Dutchess County NY January attached home sales (Coops, Condos, and townhouse) showed a big jump in sales, going from 25 in January 2018 to 45 in 2019, this was an increase of 73.1 percent.  For January this was the largest number of sales recorded between 2006 and 2019.   Units sold ranged in price from $ 58,000 to $ 453,000, built between 1910 and 2016 with square footage from 643 to 3,892. A fifth of the units sold for more than list price.  Average sale price,  increased 15.3 percent when compared to January 2018.  In 2019 the average price was $ 245,856 and for the same time in 2018 $213,142.   The median sale price also increased by 7.3 percent, to $192,000 compared to $179,000 in January 2018  Days on market decreased this January, at 78 days it was 37.1 percent less than in Jan...
