Selling your vacant land-This was a better year than last year to be selling your vacant land!! Last year at this time we closed on 25 vacant land deals in upper Westchester and Putnam Counties. This we have closed on 29 up 14% from last year. There are also 10 deals in contract, of which 6 are pending. This is a far cry from the 54 vacant land deals closed in 2006. Even if all the pending and in contract deals close we will still be down 18% from 2006. So here we go!!! 13. This is a real important one to remember. When doing a CMA you are also interviewing the seller to see if you will be able to sell the home and if the sellers fit what you are looking for in a seller. Only 2 new listings came on the market. Yorktown Heights, Westchester County Real Estate. WHERE IS IT HEADED?? I wish I knew. We have had an up and down year so far. Last year up to this date we had 197 single family sales. This year we have had only 133, there are 21 homes in contract, for a "possible" 154 sales. Down 22% I don't think that is as bad as it could have been. Some areas are down almost 30%. If intesrest rate remain low I think we will have a very good spring in Yorktown. Also I am hopimg with the deals I know about that are about to go into contract, we should pick up about another 5-10 deals puting us at only a 17% reduction in sales. I know a lot of the new listings here have come on the market at some very good prices and with the recent price reductions of old inventory. I think Spring will be pretty good. ... 10/20/2008

Westchester County Real Estate, Yorktown Heights 10598 Inventory in Yorktown Heights went down again for the third straight week!!!  16 Single family homes left the market this week. 3 actually closed, 3 went into contact and 5 expired. There were only 11 new home that came on the market plus 2 re-list. This means the inventory in Yorktown Heights went down again for the third straight week. If this hold steady we should have a pretty good fall market. Westchester County Real Estate--Last 6 months in Yorktown Heights, 10598 As a follow up to Westchester County Real Estate--Homes that are priced well are still SELLING!!!! In Yorktown Heights there were 89 Single Family Homes sold. As of today we have 18 in Conditional Contract and 6 Pending. 24 in total, of which were in Contract within 90 days. These homes were priced to sell and owners were reasonable in thier negotiations to the point they were able to make a deal. On the other hand the most exspensive home sold in Yorktown Heights sold for $3,000,000.00 in 316 day but was new construction. The longest on the market was a home that sold for $975,000.00 ansd was on the market for for 507 days. Already having a survey of your property when you market it will speed up the selling process in more ways than one. 1st, buyers looking at your property will be able to determine where it begins and ends. This is important if your property is to be built on so set backs can be gauged as to whether or not the buyer can put what they want on the property. 2nd, you want to made aware of the possibilities of potential legal problems, such as encroachments and easement that are on the property. 3rd, you need to make sure of what you are selling.
