Marketing Tips #6, What it takes to market YOU and YOU!!!!!! More great Basic Marketing that we always overlook and it's so simple!!! 16. Past customers and clients are the greatest source of referrals. When you keep in touch with them via e-mail and postcards they will send you great referrals.  17. Only about 10-11% of buyers end up using the same Realtor® on their next real estate deal. Try a programed marketing program to stay on top of this. 18. E-mails are a great follow up tool, but it has a short attention span for most people. Try to ad some print product in between your emails to keep their attention.   Thomas SantoreAssociate BrokerColdwell Banker845-590-5488  Westchester County Real Estate Visit My Web Sites at;  http://www.realestatesallhere.com/   http://www.tomshouseoffor...

My 5th installment of Marketing Tips, Westchester County real estate-What it takes! One thing you need to realize is that the basics really work! But I always say we need to get back to them. So here we go!!! 13. This is a real important one to remember. When doing a CMA you are also interviewing the seller to see if you will be able to sell the home and if the sellers fit what you are looking for in a seller. I do not list all the home that sellers want to hire me for. 14. Look for people who have similar areas of interest within the different groups you frequent, Business Groups, Churches, etc. And tailor your marketing to that common interest. 15. Create your marketing plan for the year. Make sure you stick to your plan in every respect while allowing a little room in your budget for...

The short sale is anything but short and certainly isn't easy. It can be a long process that is complicated, frustrating and fraught with peril along the way. But if a homeowner is in a tight situation and in arrears on mortgage payments, it can be a lifeline. And, if the buyer is very patient, a property can be secured at a bargain price. What it takes to navigate a short sale is a trusted realtor engaged by the seller, experienced in the process, and a lawyer with the same kind of expertise. And for everybody involved, it involves fortitude, and a healthy dose of it.  Here in upper Westchester and Putnam, New York, we see more and more short sales listed in the Multiple Listing Service, to the point where a new subject line was added recently to the listing form specifically indicatin...

It's a very interesting time in the housing market, with home prices at seductively low levels and still negotiable, and with tax credits extended from first-time homebuyers to current home owners who have been in their homes for five of the past eight years. Buyers are coming out again, albeit in the lower price ranges, and prospective sellers should know that, if priced right, some homes are even receiving multiple bids.  Add historically low interest rates for mortgages to the mix, and you have a perfect window in which to buy a home before interest rates escalate, which they are poised to do. But just since January 1, the landscape for financing the purchase of a home has changed significantly in response to the mortgage crisis of the past year, and the key word to describe that cha...

The picturesque and bustling Town of Yorktown is located about 20 miles north of White Plains and Manhattan is about 35 miles from it's center. The most prominent highway connecting the town with lower Westchester County and New York City is the Taconic State Parkway. Rt9, I84 and I684 are other major access routes enveloping it's boundaries while connecting the area with Upstate New York and neighboring Danbury, Connecticut. Many Yorktown residents commute daily to New York City, White Plains or other places throughout the Tri-State area via car, bus or train. TheWestchester County Bee-Line Bus System offers a commuter coach (line 10) to the Croton-Harmon Train Station on the Metro North Hudson Line, and bus lines (line 12 and 15) which connect it with nearby Peekskill, Mt. Kisco, Pur...

Recently, in a weekly meeting of real estate agents at Coldwell Banker here in Yorktown Heights, Joe Monaco, probably the most motivating manager I've ever encountered, reminded us that the best way to increase business is to better manage our time.  He suggested that we make lists of all of our responsibilities and long-term and immediate goals, organize them, and set time frames in which they are to be accomplished. A smile crossed my mind as I thought of my wife Margaret who is constantly making lists:  what she will cook for that holiday party and the groceries needed, how she will re-organize her closet, books she wants to read, the guest list for a fundraiser, and items to purchase on her next shopping trip.  I tease her about it. But here I sit contemplating all the chores that n...

‘Twas the night before New Year's and all through the house, not a creature was stirring, not even a mouse. I know that for sure because I had recently invited my trusty pest control company to come over to set some traps in the basement and attic, just to put my mind at ease. On this snowy evening when others were out reveling, my wife and I decided to stay home and celebrate the arrival of the New Year alone together. We were in the sitting area of our bedroom below a window facing west, and feeling a chill, I remembered that the storm window had dropped to the ground and broken last winter, and I never got around to having it repaired. Franzoso Replacement Windows, you'll receive that call I've been planning right after the holidays. Both having the sniffles, I warmed some chicken no...

The For Sale by Owner question keeps rearing its head in the media. Mostly recently the redoubtable New York Times featured the subject as its lead story in its Sunday Real Estate Section, with the headline:  "Agent or No Agent?"  The subhead read:  "The conventional way of selling a home, through a broker, is up against ever more Internet tools.  Younger people in particular appear to be warming to the idea of cutting out the middleman." As a self-confessed For Sale by Owner (FSBO) seller and buyer in my early days, before I knew the potential perils of things going wrong, I felt that I could look at this article from both sides of the fence for readers of my weekly real estate column in my local paper. My biggest issue with the article was its naivete in positioning the question -- an...

As deadly serious as the real estate business can be, especially today, situations can become interesting, even humorous, where so important a matter as money is concerned.  The feature event about money, of course, is the dance around the price at which a house should be listed and sold, and the three principal performers are the realtor, whose job it is to convince the seller that a house should be priced at fair market value, the seller who sometimes wants the house to sell at a price he/she "has to have, and not a penny less," and the buyer who wants to pay a price that he/she considers favorable "and not a cent more." We all have our scripts on these matters. The realtor is prepared to respond in a certain way when the seller learns that the fair market value of his/her house is mu...

Fire has always held an irresistible fascination for mankind, starting with the very survival of our distant ancestors for warmth, light and for cooking. More recently in the evolutionary cycle, fire has been harnessed, controlled within fireplaces, again for heat, but later for prestige and atmosphere.  Would it surprise you to know that three-quarters of those seeking a new home list a fireplace as a "must-have?" It would seem that a fireplace represents more than what it is. The gold and red hot flickering of light and the crackling of burning wood can transport us to a distant time and place, to the roasting of marshmallows at family picnics, or making baked potatoes in the Boy Scouts or Girl Scouts, or maybe in our fantasy lives if not reality, to a sensual interlude on a bear rug ...

Everyone still loves a beautiful kitchen, even if we're spending less money in upgrading what we have.  For a recent story in my local newspaper, I interviewed the owner of our most successful independent appliance store who gave me the lowdown on how things have changed on the kitchen scene. The switch to less expensive appliances and fixtures, while still achieving an upscale look can be found through the following link.   The Recessionary Kitchen
