Have you seen banks turn down a short sale, then foreclose on it and sell it for less money?And you missed out on the commission! Tried to make some new appointments for the ones that got cancelled due to the snow. Only 3 of 6 were able to show. The rest could not show because they are not dug out yet.How do you not get your home dug out 2 days after the storm? Do you really want to sell your home? It is tough enough to get appointments to show and now they seem to have more reasons they can not be shown. Did you guys have these same issues today?

Well, all dug out! Now What? Well made 12 phone calls, sent out 32 e-mails. Made appointments for 2 clients to see homes on Sunday, Sunday showing 8 Houses. Monday getting next mailing ready to send out by Friday. Monday night Chamber of Commerce Meeting. Tuesday meeting new Agent in morning. Make 15 Phone Calls.Up Time 3rd shift. Call 6 Clients to see if they want to go look at some properties. Wednesday Training Class, then Group Meeting with other agents about our goals and accomplishments. More Client calls for appointments. Thursday Office Meeting, Open Houses, Hopefully I have a client that wanted to see some homes (Apt made Tuesday or Wednesday) Friday Finish Mailing. Go to Post Office before 1:00.Make more phone calls for appointments, Should have a client going out to look at H...

Good timing is everything! For the past 4-5 weeks we have been showing all kinds of property.Almost every day and 2-3 different clients. Offers are being made! Engineering scheduled! Then SNOW SNOW SNOW! Now what! Snow on roofs, frozen pipes and lost electric. We will have to wait for roofs to dry, electric to come back on and owners to clean up and make repairs. Now we need to make sure the buyer still wants to move forward. Sometimes when things get delayed buyers get remorse and get cold feet and back out. Hope you are having as good a time as I am watching the SNOW kill my month. Those of you in the south please send me some warmth, Please!!!!

Early Spring Brings The Vacant Land Buyers Out In Full Force Over the past month and a half we have seen a large influx of people looking to purchase vacant land. The interest rates on construction loan is at an all time low.If Mortgage Companies would start financing Vacant Parcels again the sales would pick up dramaticaly. But as of now the bank will only allow purchase money for land tied into a Construction Loan. I use to be able to get guyers loans on Vacant Land with 20% Down, then it went to 30% to no loans for land. If you do not want to build right away the only way to purchase is with owner financing. But they usually look for a substansial amount down, sometimes up to 50%.

Here are some tips for getting started with selling your vacant land in Westchester and Putnam County.  1. locate your survey, if you do not have one get one done. 2. Get a copy of your deed. This can usually be gotten from the tax assessors office in your town. 3. Be aware of and deed restrictions and easements on the property. 4. If you have Board of Health Approval you will need a copy of the permit and map. If not, vacant land sells for 10 to 25% more with it, so it might be a good idea to get it done. 5. Well there are a few ways to go about that. The easiest way is to advertise for buyers not listings. This Market Report is for the Yorktown school district and all data is for single family homes taken from the Empire Access (formerly Westchester-Putnam Multiple) Listing Service. In the 2nd quarter of 2011, Yorktown had 27 closed sales at a median sale price of $380,000. In the same time period of 2010, 45 homes sold at a median sales price of $465,000. Clearly, Yorktown is taking it on the chin this quarter. However, this quarter is being compared to the last stretch of the stimulus from last year, which artificially inflated the numbers.  Currently, there are 26 homes under contract at an asking price of $397,464.
