Yonkers is the largest city in Westchester County with a population hovering near 200,000. It borders the Bronx to the south, Mt Vernon and Bronxville to the east, and Hastings and Scarsdale to the north. It has some fantastic Hudson waterfront all along the western border. It is also the former home of my parents, who both lived on McLean Avenue when they were dating in the 1940s. My father graduated from Roosevelt High school on Tuckahoe Road in 1938. What does 550,000 buy in Yonkers these days? We recently had a buyer close on a 2004-built 2 family brick home on a cul de sac for $555,000. It originally went on the market in 2005 for $900,000. While driving up Broadway in Yonkers yesterday I spotted some deer grazing on the lawn of the Richmond Children's Center. I thought I'd stop to take a quick snapshot, when I realized that this wasn't a deer or two that wandered, it was SEVEN of them, grazing quite brazenly, in an area that is virtually miles from woods and is densely developed. I was not alone; others stopped to see this rare sight.   Yet again, Yonkers surprises me.  My parents met and married while living in Yonkers- I have deep roots there. I am working on a deal not far from the neighborhood. Yesterday was a hectic day, but this incredible sight was food for the soul in the midst of the chaos. It was a bizarre phone call this afternoon. The lady on the phone swore that her home had just come off the market with another broker, but I couldn't find it on the MLS. I changed statuses, spellings of the address (1st? First?), and anything else I could think of. Nothing. The home is in Yonkers, so I asked if it could be on a corner and have another address. Nope, middle of the block.  I asked who the broker was, and she didn't know. Her brother and co-owner was handling that. Then, she finally gave me the clue I needed. The broker was in Queens. After a quick check, I had my answer. The broker listed her Yonkers home on the Long Island MLS. Yonkers is not in the Long Island area. "Luck is when Opportunity meets Preparedness" -Branch Rickey   After one of my more difficult meetings with a seller today, I had an appointment at a Yonkers condominium that had expired previously with another broker. Not long into out interview, the lady's cell phone rang and she informed me that she was not actually the owner. Strike one. The real owner was her brother, who was on the phone just then. He asked to speak with me, and I was happy to speak with him. It is always better to speak with the principal, you know? Initially, he wondered who I was and what I was doing over there. Strike two. Here it is in a nutshell: The new law will extend the $8,000 credit for first-time home buyers for sales contracts entered into by April 30, 2010 and closed by June 30. Further, it has been expanded to include a new $6,500 credit for owners of existing homes who are purchasing a new principal residence. An existing home owner can claim the $6,500 tax credit if they have been residing in their principal residence for five consecutive years out of the last eight. Additionally, the income eligibility limits to claim the full credit amount for both groups of home buyers have been raised to $125,000 for individuals and $225,000 for married couples.

Interest Rate will Go up possible to 7%, Mortgage Rate are being held down by federal government to help stimulate the market, the government was active in purchase of mortgage-backed-securities over the year. Mayor said he will veto the 2010 operating budget, because the severe impacton  public safety and quality of life. The budget, which would have included a 5.75% property tax increase, It would cut cities services, most notably within the city's police department, eliminating some units and posts altogether.
