Its been a while since I’ve posted a blog, because  with so many things happening in both real estate – which is starting to pick up big time – and for Fotos On The Fly.  I’ve found myself busier than usual. First – for the basics.  The show is opening on Friday Feb 1, 5-7 PM  at The Water Cooler in Tarrytown NY.  The exact address is 21 North Broadway on Route 9.  The location is less than a block north of Main St. Here is a link to the event.  You can RSVP as attending or as a “maybe”.    All are welcome!  Please come…I’d love to meet you!   This is the first time my photography is being shown.  For the most part, I have been a real estate photographer whose works got published on fliers and that amazing photography archive called the MLS!  So I am more than a little nervous about how...

I grew up in North East Yonkers in a section called Crestwood. On Friday via Facebook, I found out that one the the neighborhood's most iconic landmarks will close its doors on Nov. 25 after more than 47 years in business. Nathans Famous. My family actually moved to Yonkers before there was Nathans. Prior to Nathans opening it was Adventurer's Inn. My father always referred to it as Adventurer's Inn which was also located at the Cross county Shopping center. For every generation in Yonkers and Westchester, the Nathan's Famous hot dog restaurant on Central Avenue triggers memories. It will be replaced by a plaza mall with a small Nathans inside. After hearing about the historic hot dog joint -- the only one of its kind in the county closing for a year on Nov. 25, people from High School ...

Yonkers Residents:The Latest Threat to The Real Estate Market Recovery A housing recovery may be under way, but there’s an obstacle that appears to be slowing down the rebound: the unusually high number of buyers who walk away from their contracts.   An average of nearly 18% of signed contracts on existing home sales were canceled during the three months ending July, according to data released this month by Capital Economics, an independent research firm. That’s the highest all year and the most since May 2010, when that figure reached 23%; in the five years before the housing slump started, the average never went higher than 10%. Separately, 36% of Realtors are reporting some kind of problem with a contract, including cancellations, delays and renegotiations of the sales terms, accordi...

Yonkers Home Owners: Is The End of The Year A Good Time To Sell? Selling your home as the end of the year approaches is actually a good idea, but you need to have the right strategy in place. The holidays will be here before you know it and it’s vital that you put your plan of action into play now, to ensure that you get the best results for yourself 60 and 90 days into the future as you work through the process of your move. The fourth quarter of the year can cause some sellers to worry if their home hasn't sold yet. But according to Trulia.com, there is still time to sell. Typically, many buyers want to move and get situated before the actual end of the year and holidays are here, but that shouldn’t give you pause. Yes, the spring is considered a prime time to sell; however, there i...

Baby boomers consider next housing move Many older baby boomers have been putting off moving for years now, due to weak housing markets, price declines and losses in their retirement accounts. But as markets are beginning to recover, some may be unearthing their buried plans to downsize, move closer to their children or relocate to a warmer climate. Whether they ultimately make a move has a lot to do with their finances and where they live.   “I think people are sick of waiting,” said Jennifer Darby Metzger with ERA Justin Realty, in New Jersey. Even if conditions aren’t perfect yet, there will be some boomers who don’t want to wait forever and take the encouraging market signs as a cue to get moving.   “The recession is letting up and the housing inventory is going down,” said Rolf Pen...

Last year there was a great deal of hoopla about the 10th anniversary of  the tragedy of 9/11.  The anniversary is always a time to reflect on what happened that day and all that has happened since.   This year was a bit different, Sept 11 seemed to appear almost by stealth. Of course none of us  will ever forget that day.   But this time the fanfare wasn't there - though we all note the day in our own way.  However,  this evening while I was driving home, I realized that I could see the "Tribute in Light " from my car.  It seemed to be calling me, so I decided at the last minute to drive to the Yonkers Waterfront.  When I got there, there were several local residents doing the same thing.  It was a lovely evening, cool and crisp so quite a few people were looking at the lights and taki...

The U.S. Housing Market is on the Rise, Yonkers is no Exception! The U.S. economy is rounding the Labor Day turn and it appears that the housing market it finally climbing back up, after many attempts and failures.   It is nothing of mystery, just the facts of supply and demand. For the first time in years, the supply of both new and used homes available for sale has dropped below demand.   With the basis of supply and demand, as supply diminishes and demand remains...rising prices are sure to follow. The housing market is affected as any other market. Prices have been coming up each quarter over the past 2 years.   The rise in prices has sparked a light and seems to be convincing would-be homebuyers that it does not pay to wait, considering mortgage interest rates are at 60-year lows...

How Yonkers Residents Can Live With An Attitude of Gratitude!    Imagine for a moment one of those nights when you just can't fall asleep and you have to get up early the next morning for a very important meeting of which you are the keynote speaker. Your alarm clock goes off early in the morning waking you from what little sleep you had. You stumble out of bed, have a quick shower, grab a coffee and some toast, and off you go to fight the traffic on the way to work.   Does that sound like the start of a terrible day? Most would answer 'yes'. Few people however, would answer, 'no'. These are the people, who are in my opinion blessed with a gift. A gift that determines how they view their life. These people live with 'an attitude of gratitude'. For them, the situation described could b...

Wetlands remapping New York, Could it harm or help business development property values?   The New York State Department of Environmental Conservation (DEC) Recently initialed an effort to remap the regulated wetlands in new yorks state. Some of the new maps are due to be released soon and could significantly impede business development and negatively affect property values.   Currently, all wetlands in New York State are regulated by the U.S Army corps of engineers (USACOE). New york state also regulates wetlands that are 12.4 acres or large. Applicants seeking to construct a project in New York must proceed through both of these agencies. This process is duplicative and time consuming; it can also result in conflicting requirement imposed by either agency.   The proposed new maps will...
