2010 Mike Ferry 1-on-1 Retreat in San Diego Each year I begin the year by attending the Mike Ferry 1-on-1 Retreat, it's a great way of starting off the new year.  Mike is recognized as the #1 Real Estate Trainer in North America and for the past 35 years he's been coaching his clients to be the best they can be.  This year was no exception, 2,000 of the top agents in North America and Canada were in attendance... it was awesome.  Plus, it was a great opportunity to get back to San Diego and leave the cold Hamptons behind. Here are some sales numbers to consider...from the  2010 Mike Ferry 1-on-1 Retreat in San Diego At the peak of the market in 2006, there were 6.2 Million home sales by 2.2 Million Realtors.  Last year in 2009, there were 5.176 Million homes sales by only 1.1 Million ...

THREE YEAR HOME SALES ANALYSIS - REMSENBURG - WESTHAMPTON - WESTHAMPTON BEACH - WESTHAMPTON DUNES - QUOGUE - QUIOGUE 2007-2009 An analysis of home sales in the Remsenburg to Quogue, Long Island, NY market is noted below. This three year analysis indicates a steady decline in sales in almost all price ranges. The good news is that the pace of decline slowed in 2009 and the best market was the Westhampton Beach market with improved performance in all price ranges. The inventory of homes for sale continues to grow which translates into a buyer's market with excellent opportunities for value conscious buyers.      Under $1 Million   $1-2 Million     2-3 Million     Over 3 Million   2007 2008 2009   2007 2008 2009   2007 2008 2009   2007 2008 2009                                 WHD 0 2 2 ...

In order to sell a waterfront property today, sellers need to provide customers with detailed information about the potential for the property – what can and cannot be done with the property in view of federal, state and local zoning, health and environmental regulations. Can the house be expanded? If the existing house is taken down, exactly how big a house could be built – what’s the size of the footprint and the size of the finished two-story building? Is there room for a pool?  Are the primary building envelope and the accessory building envelope configured in such a way that the pool can be placed in the sun and not the shade?   Other important questions that need to be answered are: can the house have a basement or just a crawl space? Does it have to be on pilings? Does the ex...

Even though Labor Day has come and gone, activity has been brisk in the greater Westhampton area this Fall of 2008. The local Greater Westhampton Chamber of Commerce has been sponsoring many post-Labor Day events bringing Westhampton Beach and its' surrounding communities to the forefront of people's minds. The local Farmers Market continued well into the Fall on Saturday mornings with local farmers, craftsman and artisans featuring their local self grown or made wares. The streets were bustling and the real estate community busy. September brought several Main Street merchant sidewalk sales to the downtown business district giving the local retailers an opportunity to move some of their outstanding summer inventory and making room for wintery products. The local Bide-a-wee "Love On a L...

With November a day away & the weather conditions about to change ,now is the time to buy a home .Especially knowing how long the process does take after the house has been chosen . now that the interest rates are at their lowest & as well as the sellers being there as well . Whether the purchase is for your own use or for an investment it will take time to get it ready for your use or to put it on the market for a rental . So whether your wondring how good of a deal you can get you'll won't find out until you get in the game & make an offer because every sellers situation is different .

Real Estate investing has always been a big part of Westhampton Beach's history. Founded in 1666 as part of the "Quogue Purchase", it wasn't long after, 1675, in fact that its first real estate boom occurred. Even back then folks knew about location, location, location. By the time the Long Island Railroad reached town in 1870, Westhampton Beach was already attracting a vacation crowd and The Hamptons were fast becoming a resort haven. Incorporated in 1928, the village is bordered by three bodies of water- the Atlantic Ocean, Moniebogue Bay, and Quantuck Bay to the East. The town encompasses an area of 2.9 square miles. Today, it has become one of the most popular places to visit in The Hamptons. Located just 78 miles from New York City, it is known for it's family friendly atmosphe...
