  As expected, we saw fewer Tarrytown single family home sales in August then the preceding spring market months.  This is most likely due to the fact that the majority of people that want to be in for the new school year have already closed.  The 5 single family sales were also down from 8 in August of 2013. The median sales price in August was $559,000 which is up 26% from this time last year!  Inventory levels of 23 are still down a bit from 24 in July, and 32 in August 2013.     We haven't seen many new Tarrytown single family listings come on which doesn't surpirse at it is one of the slowest transition months of the year in Westchester County.  Lastly, the average days on market of 52 was down considerably from 130 in July and 109 in August 2013.   The Tarrytown condo sector perf...

Inventory remained tight in Tarrytown this spring and we saw 4 single family closings in the month of July.  These numbers are down 55.6% from 9 the same time last year.  The sales/list price ratio moved up to 102.6% from 99.3% in June.  The median price in July was $970,393, up 104.5% from $474,500 last year.  This means that the homes that sold this month were of higher value.  inventory levels were 24 and down 20% from 30 in July 2013.  The average days on market of 130 was up substantially from 35 in June but down from 160 in July 2013.     The summer months tend to slow as the market usually peaks in June.  Many purchasers want to be in by the summer so they can prepare for the school year.  Typically the market picks back up after Labor day for those that want to be in before the...

Single Family Homes   Sales There were 9 unit sales in June. This is up 350.0% from 2 in June of 2013. Sales/list price ratio in June moved up to 99.3% from 98.5% in May.   Prices Median price in June was $580,000. This is down 44.6% from $1,047,097 in June of 2013. 3-month median price of $580,000 in June was up modestly from $530,000 in May but down marginally from $582,500 in June of 2013.   Inventory Inventory of 27 in June was down 3.6% from 28 in May and down 15.6% from 32 in June of 2013. New listings of 6 in June were way down from 12 in May and down considerably from 8 in June of 2013. GM has entered into a contract with a joint venture, the developer team of Diversified Realty Advisers of Summit, NJ and CA-based SunCal, to redevelop a large tract of land formerly occupied by it's assembly plant on the Hudson River shoreline in Sleepy Hollow, NY. Village officials stated that it is possible for work to start in late 2014 since they finally settled with neighboring Tarrytown on how to remediate the traffic impact of such a massive project. The village approved a special permit for the construction of 1,177 housing units, a 140 room hotel, a multi-plex cinema, as well as restaurant, retail and office space last year.  It is estimated that the developers will spent about $1 billion to transform this 100 acre parcel into one of Westchester's finest multi-use water front n...

Sometimes the sights of the season reflect the cold of winter.  We are now near the solstice so the trees are all bare  and the sun sets early. A little over a week ago Westchester was having one of its "climate change moments.  I was on the road playing fast and loose with a tornado watch as a line of storms approached  from the west.   I kept an eye on the weather but thought I had a bit of time before the worst of the front moved through.  So I decided to go down to the RiverWalk in Tarrytown and see the progress on the new Tappan Zee Bridge. Every couple of weeks, I find myself on the RiverWalk in Tarrytown or Sleepy Hollow looking towards the work being done on the new Tappan Zee Bridge.  Every morning work crews depart from Hudson Harbor and head out to work on the multi-year project that will result in a new Tappan Zee Bridge connecting Westchester and Rockland counties.   The bridge spans the three miles of the Hudson River that separates the two counties.  A large bridge by any standards. I for one am glad to see work on the new bridge begin.  Like much of the United States infrastructure, the Old Tappan Zee Bridge was being given a very low safety rating by engineers. Fireworks are really fun to photograph, if you know what you are doing.  Personally, I love taking photos of fireworks on the water because you get the added benefit of the water reflection which seems to make them extra special.  Sister villages Tarrytown and Sleepy Hollow joined forces once again to create a wonderful display on the Hudson River right next door to Lighthouse Landing. I managed to get there about 2 hours ahead of the main event.  I decided to work from the vantage point of the River Walk  on the Tarrytown just south of Sleepy Hollow.  I  was early enough to get a nice spot and I shared a bench with a very nice family who had two adorable little girls who were having the time of their lives enjoying the River Walk.  Another benefit to being on the water is that although...

The photo above is a scene that will be history in a fairly short amount of time.  I took it of the “old” or “current” Tappan Zee Bridge from the River Walk right at the border of Tarrytown and Sleepy Hollow.  For those who are interested, the Hudson Harbor complex was slightly south and to the left of the shot.
